If you're a fan of skiing and snowboarding, you're in for a treat because we're just 45 minutes away from Belleayre Mountain and only an hour from Hunter Mountain. That means epic winter adventures are right at your doorstep!

And the best part? We're not tucked away in the middle of nowhere. We're just 20 minutes from the NYS Thruway, so you can zip right over. Plus, if you're coming from Manhattan, it's only a short 1.5-hour drive. So no long, boring road trips – just quick and easy access to your cozy home away from home.

Speaking of cozy, our studio cottage is all about rustic charm and good vibes. You've got everything you need for a super comfy stay. The kitchen? Totally decked out with a gas stove and oven. And the layout? Well, it's super clever with a bunk bed situation – a queen-sized bed on the bottom and a twin-sized bed on top. That means we can host up to 3 guests. Need more room? No worries, the living room has a sofa bed too. And don't sweat the summer heat – we've got ACs to keep you chill. Plus, we've got a BBQ grill right here for awesome outdoor grilling sessions.

Oh, and get ready for a seriously amazing summer experience. There's so much to do around here, whether you're hanging with family or pals. We're nestled in the Catskills area, and let me tell you, it's like a postcard come to life. Green fields, rolling hills – it's all so picturesque. And those hiking trails? They're calling your name. Easy strolls through peaceful woods or more challenging hikes with views that'll take your breath away – this place has it all.

The home is professionally cleaned before every stay with clean linens and towels. Fresh new sheets, linens, and towels will be provided for your stay. We will prepare based on the number of guests.

• PARKING •
There is one designated outdoor parking spot available on the ground level.

• SECURITY & SAFETY FEATURES •
Our property is equipped with external security cameras to ensure guest safety. Rest assured, no cameras are present inside the home. Please also note that we have noise monitoring devices that do not record audio. Additionally, smoke alarms and fire extinguishers are provided for your safety.

• OTHER AMENITIES •
The home comes with free improved and high-speed wifi, board games, and smart TV with streaming apps.

• FREQUENTLY ASKED QUESTIONS •
1. Can I check-in early?
• We'll have to confirm a time the night before or the morning of your arrival, pending the cleaning schedule and the status of the house. It is best to scheduled for 4PM check-in in case we're unable to. Of course, we'll do our best to make it happen, though! 

2. Do you have a luggage storage?
• We don't have a secure luggage storage to store your luggage. You may check Vertoe for nearby luggage storage options and use code EPMG to get an additional discount. 

3. Do you offer daily clean?
• We don't offer daily housekeeper however, if you need it, we can certainly make arrangements for an additional cost

4. Do you replace towels and sheets?
• We don't usually replace towels and sheets. We'd be glad to schedule a light clean with towels and sheets replacement for an extra fee.

5. Do you replenish supplies?
• Our homes are self-catering. We are happy to provide you with the initial supplies to get you started. Once that runs out, you'll need to purchase more on your own.

HOUSE RULES
Please make sure that you go through the house rules prior to booking. 

• PETS: Pets (dogs/cats) are allowed for an extra pet fee of $100 per pet. There is no weight limit, but you are allowed a maximum of two pets. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property.

• CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we're able to accommodate an early check-in, there's an early check-in fee of $50 starting at 10 AM. Please check the availability of early check-in prior to booking.

• CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.

• SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $300. 

• NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.

• DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be deducted from your security deposit. Please advise us of any damage or loss immediately upon discovery.

• UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.

• PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events. 

• LOST AND FOUND: Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out.

• MAILS & PACKAGES: We do not allow any mail deliveries or packages during your stay.

• BBQ GRILL: Please note that guests are kindly requested to clean the BBQ grill thoroughly after each use. Failure to do so will result in a BBQ cleaning fee of $200 being applied.

• PRE-CHECK IN FORM: Guests will be required to fill out a pre check-in form which will require additional documents to validate age and card used for the reservation prior to arrival. Guests booked through Airbnb are not required to fill out the pre-check-in form.

• RENTAL AGREEMENT: Guests will be required to sign a rental agreement prior to arrival.

• SECURITY DEPOSIT: Reservations made through Airbnb and Hopper are not required to place a security deposit. Reservations made through other channels (ie Direct Booking, VRBO, Booking, Misterbnb, Whimstay, etc) is required a security deposit.

• ADDITIONAL NOTES ABOUT THE HOME
 - BBQ Grill: We provide propane tanks for the BBQ. Please note that guests are kindly requested to clean the BBQ grill thoroughly after each use. Failure to do so will result in a BBQ cleaning fee of $200 being applied.

- Accord's Wild Animals: As you explore this lively area, keep in mind the enchanting wildlife, such as deers, bears, and the potential presence of ticks and bugs. To preserve their habitat, we kindly request that hunting is strictly prohibited.

- Visits and Unit Access: We will always notify in advanced should there be a need to access the unit and no one will ever enter without your approval. An exception is if there are fire or life-threatening situations in the building.
