No Motorized Vehicles/Bikes or Irregular Items
No Motorized Vehicles or Bikes: Guests are not permitted to bring any motorized vehicles, motorcycles, scooters, or bicycles onto the property. This includes any form of personal transportation that requires a motor or engine to operate.
No Irregular or Unapproved Items: To ensure the safety, security, and comfort of all guests, the bringing of any items not typical to a vacation rental, such as large equipment, oversized furniture, or other irregular or unauthorized items, is strictly prohibited.
Furniture and Property Movement
Do Not Move Furniture: Guests are kindly asked not to move any furniture inside or outside of the property. This includes rearranging or relocating furniture, as it may damage the property or interfere with its setup and functionality.
Trash Bins: Guests are also not permitted to move or relocate trash bins. Please dispose of waste in the designated areas without moving any bins from their original placement.
We have Blink cameras at the entrance, and exits the units. This only captures the outside entrance, and back door entrance. They will only record when motion is detected. We also do have Minut Noise monitoring systems in the unit to detect noise decibels. This will monitor noise levels at all time
House Rules:
PARKING
We only allow 1 parking spaces per unit. You will only have your designated parking spot number in the parking lot. If you use any other space YOU WILL BE TOWED. We are not responsible for any fines associated with parking.
QUIET HOURS
Quiet hours are from 10pm-7AM. During this time you cannot be excessively loud. Insubordination of these rules are ground for termination, and also are ground for security fees of $200 to bring a security officer to the premises.
OCCUPANCY
The home can have up to 4 people in it. Any people more than this, will be charged $75 per any extra guest past 4, and any undeclared guest in the reservation. Also these people will automatically be vacated for trespassing, and they will be forced to leave. Locals must contact the host before booking. They cannot utilize instant book, but they must contact the host.
SMOKING
There is no smoking in the property. There is a $200 per day smoking fee.
EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early. If an early check in is granted,(2pm check in) there will be a $40 fee.
LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights' stay at the listing's full price. Late checkout fee: If you are 15 mins late on checkout day, it is an additional $75 fee. If you hold possession of our property for more than 2 hours you will be charged for an additional day. (THIS DOES NOT AWARD YOU POSSESSION FOR THE ADDITIONAL DAY, IT IS JUST A PENALTY FOR HOLDING POSSESSION BEYOND WHEN YOU'RE SUPPOSED TO BECAUSE YOU COULD NEGATIVELY AFFECT THE FUTURE RESERVATION AND YOU'LL BE COSTING US FOR HOUSEKEEPERS WAITING AROUND.) The additional day is the base rate without discounts.
PACKAGES
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the community and we are not held responsible for its whereabouts.
MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general "fix-it" requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team's schedule. Examples: blinds, curtains, and lightbulbs fall under the "non-emergency" maintenance category and won't be completed until they've addressed any emergency requests around the property first.
PETS
We do allow pets, please let us know in advance if you're bringing a pet to avoid any delays at check in. If an unauthorized pet is present we will charge a $150 per day fee

PARTIES
The home enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200
SECURITY
We have on site security. If we have to dispatch security for any reason to your rental, there will be a $200 charge that will be charged to the guest. If security is dispatched multiple times then this will be grounds to terminate your reservation along with an additional $100 per time security has to be dispatched after the initial $200 fee.
CLEANING
Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $150, there will be a $20 fee for unclean dishes.
EXTRA TOWELS/LINENS
Please understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time. To accommodate the busy schedules, they often need to leave the CLEAN towels drying in the dryer as they move on. If you do not see enough towels/linens for you when you arrive, please check the dryer.
STARTER KIT
Starter Kit Provided: We provide a "Starter Kit" that includes basic supplies such as toilet paper, paper towels, bathroom supplies, trash bags, and kitchen supplies. This kit is intended to last for a short stay.
Guest Responsibility: Regardless of the length of your stay, we do not provide additional supplies beyond the Starter Kit. Guests are responsible for purchasing any additional supplies they may require during their stay.

ELEVATOR
Please understand that elevator maintenance is not in our control. If the elevator is down and out of order we are not at fault. If you need the elevator please confirm with us that it's working before booking.

*ACTS OF GOD: We will not refund, reimburse, or adjust any reservation or nightly rate for any acts of god that would impact any utilities for less then 24 hours including, Power, Water, Heat, or Internet. In the event an outage takes place for longer then 24 hours we will handle it on a case by case basis. Please note our house is located in the mountains and while it is in a community with other homes we are not immune from "Acts of God" "Acts of Gods" include but not limited to Rain, Snow, Ice, Lightning, Wind, Extreme Heat, Extreme Cold, Earthquakes and/or other things out of our control. *We will not refund, reimburse, or adjust any reservation or nightly rate for any acts of god that would impact your travel to or from our house.
