A charming village house, just 1h10 from Bordeaux. It offers a corner of peace and quiet for anyone wishing to enjoy the peace & quiet of the countryside and the comfort of a fully-equipped house, designed for families with teenagers or groups of friends, and ideally located just 25 min. from Center Parcs and Walligator. Our villa has been designed with pleasure and comfort in mind. We've installed everything travellers need to have fun, enjoy themselves and relax...
With an interior surface area of 200m2 and built from local stone, it is located right in the middle of the small village of Ambrus.
Renovated over the years, it has different levels.
On entering, guests have access to a lounge with dining table, fireplace, sofas and 125-inch TV with Canal + and Canal Satellite. A double bedroom with queen-size bed (160cm) is also located on this level. On the 1st floor, another double bedroom with queen-size bed and TV is available, as well as a large separate room with a sofa bed for 1 person.
The bathroom has a walk-in shower and a whirlpool bath.
The house is air-conditioned by a central air-conditioner.

On the other side of the house, the kitchen with bar is 20m2. It is over-equipped (see below) and offers direct access to the small outdoor terrace and the "disco" games room. A themed room, clearly designed for a good time with friends or family, with a real pinball machine, table football and an arcade machine with over 1,200 video games (including Pacman and Donkey Kong). Not to mention the 120-inch smart TV, the lounge area with sofas, the bar area, the bluetooth hi-fi system, the 5-litre keg machine and the disco ball that goes with it!

Nearby is the spa room with a 3-person Jacuzzi, and above that the gym with fitness equipment (rowing machine, ab machine, weight bench, dumbbell press), TV and Bluetooth speaker.

On the top floor, the 7-person dormitory with TV, shower room and toilet will delight the children, who will have their own completely independent sleeping area (air-conditioned, no less)!

Outside, the small 250m2 garden is fully fenced and features a front terrace with dining table, garden furniture, sun loungers and parasols, and faces the heated swimming pool measuring 7m x 3m (depth 1.40m - open from April to October). It is protected by an anti-fall roller shutter.

At the side of the house, a small courtyard with a barbecue, dining area and parasol opens directly onto the kitchen.

There is also an extra separate garden nearby the garage, in front of the house, for the children to play football and other games! It includes also a private boules pitch (pétanque)

Final cleaning included. However, the house must be returned in good order, the kitchen tidied up, the bed linen removed and all your rubbish taken away.

This house is the middle of a small village. Parties with outside music are not accepted out of respect for the hamlet's neighbours.

The house is ideally situated 1h10 from Bordeaux, easily accessible by motorway. The nearest shops are in Vianne (fortified village) or Buzet sur Baïse.
