Welcome to “The Paddock,” an exceptional property located in the charming village of Auchterarder, just a stone's throw away from the renowned Gleneagles Hotel and Golf Course. This idyllic spot is perfect for those seeking a tranquil retreat. The Paddock boasts four spacious bedrooms, each designed with comfort in mind, ensuring a restful night's sleep for all guests. There are two full bathrooms, one of which is ensuite, providing ample facilities for all guests. Additionally, a Cloakroom WC adds convenience. Enjoy the expansive front and rear gardens, perfect for outdoor activities and relaxation. The decked area at the back of the house offers a private sanctuary, overlooking the rear garden and providing an ideal spot for al fresco dining or simply unwinding with a good book.
The Paddock has 241 sq. metres (2,594 sq. ft.) of internal space, plus large front and rear gardens. The decked area at the back of the house overlooks the rear garden and offers a real feeling of privacy.

Ground Floor
The Living Spaces
The ground floor features a roomy and sunny living area with TV ,nap-worthy sofas and windows that fill the space with natural light. There is room here for everyone to lounge together after a day of activities! There is a second Family Room on the ground floor with bean bags, sofas and a 75 inch Smart 4K Ultra HD TV.
Outside, the ground-level garden is equipped with top-quality garden furniture to enjoy the long Scottish summer nights ( it doesn't really get dark in the summer!)
Kitchen and Dining
The kitchen is fully equipped and stocked, with all of the appliances and amenities you'd find at home, including a Tassimo coffee maker, dishwasher, washing machine, tumble drier and plenty of room for your self-catering holiday groceries. The seating area in the kitchen with 2 comfy sofas is a great space for you to relax and chat with other members of your group while cooking. And don't forget the outdoor dining furniture on the decked patio!
The large dining room with ample seating and dining space for 8 people is perfect for your group feasts and family board game nights.
First Floor
The first floor is where you will find all 4 bedrooms:
the master suite with a plush king bed, dressing area, fitted mirror wardrobes and a large ensuite bathroom with a large mains pressure shower cubicle.
Bedrooms 2 and 3 have the flexibility of zip and link beds which can be configured as either 2 x single beds or 1 x super king size bed.
The final bedroom on this floor is kitted out with beautiful hardwood furniture and a king-size bed. These three bedrooms share a full-sized bathroom with a bath and separate mains pressure shower. All bedrooms are fitted with roller blinds.
The Surrounding Area
The Paddock sits in a superb setting close to the heart of Auchterarder and is only a five-minute walk from Auchterarder Golf Club and the world-famous Gleneagles Hotel. Gleneagles Hotel offers a wealth of facilities including three championship courses, The Kings, The Queens and the PGA Centenary, which was the course venue for the 2014 Ryder Cup and 2019 Solheim Cup. The leisure facilities are available to members and include a swimming pool, gym, spa, tennis and squash courts, together with an equestrian centre and shooting school. In addition, there are several bars, grills and restaurants including ‘Andrew Fairlie at Gleneagles’ which is a multi-award-winning restaurant with two Michelin stars (advance booking is advised).
Auchterarder provides good day-to-day services including a supermarket, two butchers, a bakery, a post office, an ironmonger, a library, a health centre and a wide range of specialist shops.
Nearby Gleneagles railway station provides daily services north and south, including a sleeper service to London, while Dunblane train station provides commuter services to both Edinburgh and Glasgow. Perth lies some 15 miles to the east and offers a theatre, concert hall, cinema, restaurants and railway station. The cities of Edinburgh and Glasgow can be reached in about an hour’s journey by car, and provide international airports, railway stations and extensive city amenities.
Auchterarder is also well served by private taxi and chauffeur services.
