10-acre Family-Friendly Retreat by Hamilton Pool

The 1,800 square foot cabin has tons of big windows that flood the space with natural light. The spacious porch has stunning panoramic views where you can sip coffee in the lounge, take a dip in the cowboy pool, or have dinner at the large farm table. It is also here where you can take in Texas sunsets - words cannot describe how peaceful it is at night! Explore the 10-acre property on our 1-mile hiking trail. At the end of the day, retreat back to one of the 3 bedrooms with 100% cotton, 500 thread count bedding and memory foam mattresses.


Some details about each room:

MAIN BEDROOM - Located on the 2nd floor, it is a very large, open room with a king size bed (Nectar memory foam mattress), sitting/standing desk, large TV with chromecast, ceiling fan, mini-split air conditioner, wood paneled walls, sitting nook, and large windows.

DOWNSTAIRS ROOM - Located on the 1st floor a few steps away from the kitchen, it is a small room with tons of unique character! It has a rustic farmhouse Full Size Bed (Zinus memory foam mattress), super unique tree stump flooring, wood paneled walls, sheet metal ceiling, and antique nightstand and lamp. The 2 windows are outfitted with rolling shades to create privacy when needed.

CHILD ROOM - Located on the 2nd floor off of the Main Bedroom, it is a converted walk-in closet! We've added a twin trundle bed (sleeps 2) and fun decor to make this a cozy space for your kids (or whoever!). The one small window has "near black-out curtains" which is super convenient for mid-day naps. *PLEASE NOTE* this is a very small room best suited for small children.

LIVING ROOM - Furnished with a leather sectional, leather armchair, 2 vintage rocking chairs, 60" TV with Direct TV Cable. Large windows allow you to relax indoors while still feeling like you are immersed in nature. The built in shelving includes puzzles, board games, dominos, cards, and toddler toys.

KITCHEN - Our fully stocked, modern kitchen has service for 6 people. Included are stainless steel pots/pans, metal / glass baking dishes, glass mixing bowls, glass Tupperware, blender, coffee maker, french press, hand mixer, instant pot, toaster, colander, plates, silverware, cooking utensils, measuring cups/spoons, pitcher, tea kettle, glasses, and wine glasses. If there is something you need and it's not listed, feel free to message me in advance and I can make sure it's stocked! We will also have ground coffee, filters, sugar, olive oil, and basic spices stocked

PATIO - This is the best "room" in the house! We have a covered lounge sitting area with coffee and side tables as well as a 6-person farmhouse dining table. There is also a charcoal grill / smoker and a chiminea for your enjoyment. Please remember to bring firewood or charcoal if you plan to use these amenities because we do not provide either (you can pick up both at Hamilton Market down the road).

POOL - Also on the patio is our 10ft Cowboy Pool where you can soak after a long day of enjoying the Hill Country (open April 15 through November). The Cowboy Pool is chlorinated and outfitted with an automatic water filter and pump (the pool is not heated). It is above ground and in direct sunlight, so in the hot summer months, the water can get quite warm. The best times to enjoy the pool are early in the morning or in early afternoon (perfect time to relax while you watch the sunset). We have posted our pool rules in front of the pool and in our house rules; please review before booking. By renting our property you are agreeing that you will hold us harmless of any illness or injury during your stay, including pool injuries.

BATHROOMS - There are 2 spacious bathrooms, one upstairs and one downstairs. Both have a modern farmhouse aesthetic, with ample counter space and walk-in showers. The bathrooms are both stocked with shampoo, conditioner (both TRESemmé), bodywash (Dove), hairdryers, and essentials (lotion, toothpaste, travel toothbrush, razers, tampons, pads, etc).

INTERNET - We recently upgraded to Starlink Satellite internet and it has been a game changer! We are able to dial into video calls and work seamlessly from the ranch with no issues. Everyone’s internet needs are different, but for most people who want to stream movies, browse the internet, or even work remotely should find out internet speed to work well.

CHILD ITEMS - We have our own children so the house is already stocked with everything you might need - High Chair, Pack & Play, Bassinet, Step Stool, Child Bath, Safety Gate for stairs, Diaper Sprayer (for cloth diapers), Toddler toys, Plastic Plates and Cutlery.

AIR CONDITIONING / HEATING - The house has 4 mini-split units (2 downstairs and 2 upstairs) that heat and cool the home. Mini-splits are heating and cooling systems that allow you to control the temperatures in individual rooms or spaces using a remote. The downstairs bedroom and the child room upstairs don’t have a dedicated mini split, but instead get heated and cooled by a unit closeby. We have also provided a space heater and fan for both rooms to ensure your comfort while sleeping. You can also leave the door open to encourage air flow, if needed.


HIKING / PROPERTY - We have installed a mile of hiking trails along the property and it is one of our favorite things to share with guests! The trail is marked with stones on either side and is lightly mulched. You will likely need to walk over vegetation, so we recommend wearing closed-toe shoes and pants. The east side of the property is the easy side and totally kid-friendly. The west side of the property (along the steep hill) is more challenging (a walking stick might come in handy). We kindly ask you to respect the land, and refrain from littering or leaving anything behind. We encourage you to explore and enjoy the beautiful natural surroundings, but you do so at your own risk. Also, please be mindful not to wander onto any other properties (not all property lines are marked with fences; If you stay on the trails, you will stay on our property. )

MAX GROUP SIZE - The max group size is 6 (inclusive of children), but the property is best suited for groups with no more than 5 adults. We want to make sure the house is big enough for your group, so please consider the sleeping arrangements and whether there will be enough space for your family / friends. The upstairs bedroom is large and comfortably fits 2 adults in a king size bed. The kids room is upstairs and is a converted closet best suited for 2 children or 1 adult. The downstairs room is a small room with a full bed that can fit 2 adults, but please be aware it’s a small room.

SECURITY CAMERAS - we have 2 exterior security cameras, one facing the driveway and the other facing the back of the house toward the storage shed. Rest assured that neither can see inside the home. We take your privacy very seriously.

GETTING AROUND - Since our home is on 10 acres it takes about 10 minutes to get to the main road (Hamilton Pool Rd) and another 15 minutes to get into the charming town of Dripping Springs. Our house is perfect for those people who want a place that is secluded and peaceful. We absolutely love the land and being in nature, but it’s not for everyone. Some people want to be in the hustle and bustle of the city. If that sounds like you, we would recommend looking for places in Austin or in the center of town. If you love the idea of being in more of a natural environment, we are your place. Other things to note are that rideshare and food delivery services don’t tend to work out in the country, so you will definitely need to have a car while staying at our property.
