This three-bedroom cabin sits 1/2 mile back from the main road on 92 acres of land with Cummings Creek running through the property. We are very close to ATV and snowmobiling trails, making it a great holiday for ATV enthusiasts. This property is 20 minutes from Old Forge or Tug Hill, and 10 minutes to Boonville and the 12N/S corridor. The ultra private location is perfect for hikers, hunters, recreational gun users, fishers, and those wanting a peaceful escape.
Please note, this is in a very rural area. The house is located on 92 acres of land. This is not a luxury cabin experience but is genuinely a bit more rustic.

WIFI:
Our property is rural and the only internet service available is satellite. There will always be Wi-Fi available, however, it may be spotty or slow.
Cellular service: When booking, please take into consideration that some cell phone carriers do not provide cell service at the property. Verizon has spotty cell phone service in the house and throughout the property.
The water is safe to drink, however, if you prefer filtered water, we have a 5-gallon water jug dispenser available in the kitchen. We do NOT provide the 5-gallon water jugs, you must bring these if yourself.
Hot tub is on site for your use during your stay.
There is a designated firepit with 2 picnic tables positioned beside it.
We provide a grill with a propane tank for guest use, but the tank levels are not monitored or maintained. If the tank is empty, you can exchange it at a nearby gas station (the closest one is about a 10-minute drive from the property).
AC units are in each bedroom and the main living room/kitchen area. Standing fans are available for each bedroom if desired.
There is a wood burning fireplace in the living room but it is NOT usable. We are currently working to get it up and running again.
Note about trails: There are logging trails on the property but no well-groomed ATV trails. If you wish to ATV on the land, you are welcome to do so, but keep in mind this is NOT an ATV park. There is lots of state land around our property with dirt roads and better trails, but to get to these, you have to ATV a short distance on the main road. We do not provide trail maps for the state land- you have to do your own research or use your own gps to navigate. Please reference the survey pictures in the picture section for more information. If you want more information about trails before booking, you can send me a personal message and I will give you the exact address so you can do a bit more research before booking.
A swimmable pond is located on the left side of the house and a shallow stream is just behind the house- please exercise water safety measures around the pond, especially if you will be visiting with children.
If you plan to have a large group that includes tenters, please let me know before booking to ensure we can accommodate your group; we only have one bathroom in the house and the septic system cannot accommodate large amounts of people.
You are welcome to hunt on the land, provided you follow hunting seasons appropriately. You are welcome to shoot skeets- please observe standard safety precautions if you do so.
