Welcome to your Endless Summer, a luxury beach house located in South Cocoa Beach. Wake up early to watch an amazing sunrise and ‘wine’ down with sunset views of the Banana River on our 2nd floor patio deck. Perfect for watching Space X and NASA launches too. Enjoy beach access across the street or kayaking in the Banana River.

The property features a large private black bottom pool that boasts 5 bedrooms and 3 full bathrooms, whole house generator and plenty of parking.

This property was recently renovated and designed with custom furniture and wonderful amenities for both the private river and beach access. Just 3 minutes to downtown Cocoa Beach, and 5 minutes to Pineda Causeway with direct access to I-95 this is an excellent central location. The home offers everything you need for you and your family to feel safe and secure, with peace of mind and the beach!

Every piece of furniture and decor was carefully selected to create a comfortable and stylish space. There is no need to fight over the remote – premium Spectrum cable is included. You can log into your favorite audio and video streaming services with your accounts and each bedroom has a smart Samsung television with cable, high-speed internet, and HDMI availability for any games.

The open kitchen is fully equipped including two stand-alone refrigerators with, four burner oven, microwave, dishwasher, Keurig coffee machine, All Clad pots and pans, baking pans and utensils––and in the laundry area has Samsung Washer and Dryer, custom cabinets with outdoor acrylic plates, glassware, platters, a cooler and beach towels.

The string lights over the pool are on a timer and come on at dusk then shut off at 11:30pm.

Pool heater is on daily from 8am till 8pm and we maintain a water temp of 88 degrees.

SAFETY FIRST:

We follow a five-step enhanced cleaning process, which is based on a cleaning handbook that was developed in partnership with experts.

Here are a few highlights:

* We sanitize high-touch surfaces, down to the doorknob
* We use cleaners and disinfectants approved by global health agencies, and
we wear protective gear to help prevent cross-contamination
* We refer to cleaning checklists to thoroughly clean each room
* We provide extra cleaning supplies, so you can clean as you stay
* We comply with local laws, including any additional safety or cleaning
guidelines

-You must be 25 or older to rent this unit
-No parties, commercial filming, or events in or on the property. No more than 10 persons in or on the property, including children and infants.

HOUSE RULES
1. All Communication must be through the chat feature of the booking app.
2. Due to a health hazard to the owners and others who manage this property, this property is not Pet Friendly. DO NOT bring any type of animal
3. Primary Guests must be 21 years of age or older to rent this property.
4. NO PARTIES ALLOWED. Any guest that has a will be asked to leave without a refund. ANY Parties will result in a minimum fine of $500.
5. Absolutely NO SMOKING is allowed on the property including Vapes, Marijuana, and Tobacco. Smoking will result in a $250 fine.
6. Quiet time from 10:00 pm to 8:00 am (even on weekends, no loud music or any loud noise during quiet time)
7. Checkout is at 10:00 am. Check-In Time 3:00 PM
8. There is a lost key fee of $50 for any key that's lost and not recoverable.
9. No Refunds on reservations canceled due to a violation of our House Rules

REPAIRS:
We do our best to provide each guest with the best vacation experience possible. However, just like in your home back home, sometimes issues might occur that require attention. Some issues do not interrupt nor disturb your stay and can be dealt with once your vacation is over. Other issues will require immediate attention and must be reported as soon as they occur.

The time to report them is NOT upon or after checkout of a multiple-night stay as there will be no compensation in those instances because we will consider them livable according to your standards. If you are experiencing a stay-altering issue with the property, we will get you moved to a different location immediately. Clear and Concise Communication is paramount.

Checkout Instructions:

Thank you for staying at our Vacation Rental.
Before you go, we have a few things we ask you to do:

1. When you leave, lock the door and return the key to the lockbox. Don't forget to scramble the code and close the cover to help us protect the box.

2. The checkout time is at 10 AM. Please be courteous and be out by then so housekeeping can get started.

3. Be sure to check under the bed for any belongings you might have left behind, and log out of your Netflix or any other streaming services you may have used.

4. Turn off all overhead lights and set the A/C thermostat to 77 degrees.

5. Please strip any beds that were slept in and leave the bedsheets on the floor at the foot of the bed.

6. Make sure all the windows are shut.

7. Wash and put away any used kitchenware and dishes.

The property was not worth the price.
Though generally clean and well stocked, there were too many negatives to warrant a good rating. I will summarize the most important ones. There are different floor levels in one bedroom, bathroom, foyer, kitchen and laundry room with no warning markings on the floor. There is one “Please Watch Your Step” high above the kitchen that, frankly, I didn’t see it until the last full day we were there. My husband bought blue painter’s tape and ran it in the doorways after I tripped. The rat traps in the pool area apparently are not effective. My grandson had to scoop a rat out of the pool and toss it over the fence. The sisal area rugs were either thread worn or uneven which presented a hazard. The bathroom off the kitchen had two palmetto bugs that we saw and eliminated. The beds were too low. One bedroom had a wooden platform that was about six inches wider than the mattress on both sides. Had to be careful getting in and out of that one!! Granted there were other bedrooms but seniors don’t do bunk beds. Especially for the high price we paid, this property was a huge disappointment.

The house was very nice and well equipped. The beach walk was easy as long as you know how to cross a street and the outdoor shower and beach goodies in the garage is a plus. My only issue was the outdoor grill is not useable and needs to be replaced.

Attention tall people
We had a good stay with the exception of a few things. The house isn’t good for tall people or elderly. Lots of low doorways and going up the stairs you’ll hit your head if you’re taller than 5’5” and downstairs the floors are all different levels with unmarked tripping hazards. The pool area was nice, but the water was really hot and not very refreshing. The house was also a bit warm (especially upstairs) and guests can’t adjust the thermostat. To get to the beach, you have to cross a busy 4 lane street with no crosswalk. House was clean, decor was on point, well stocked and had a good amount of space for our group.

A great gem near the beach!
This place was fantastic. We enjoyed our stay at Endless Summer. The place had plenty of space for us and was right across the street from the beach. The pool and 2nd floor terrace made this place even better. The place was very clean and very nice. We had no trouble getting access to the place and the owner was very helpful and accommodating. The terrace looks out west to the intracoastal which was great for evening sunsets. Two bedrooms upstairs and three downstairs was plenty of room for us to spread out. We would definitely recommend this to others.

Close to Kennedy Space Center and not far from DW.
Our family of 3 couples and 3 children found the accommodations perfect for a 4-day vacation before we headed to DW. We liked that each of the families had its own bathroom. The kids loved the bunk beds, tepee, and pool. We could not have asked for a better home away from home. We wanted for nothing. House was extremely well-stocked.

Easy walk to the beach!
The property is lovely - great location. You do have to cross a busy road to get to the beach, but even with young children we didn't have any problems doing that safely. It is a VERY short walk. The air conditioning in the property isn't great but is sufficient - just have to deal with Florida humidity more than we have at other properties. Typically, in a two-story house in the south you have would have two a/c units, but this property only has one with a thermostat upstairs then a mini-split in the family room at one end of the house. They do provide a standalone fan in one bedroom. We found that keeping the bathroom door open and having the fan run all the time helped to pull in the cold air from the mini-split unit in the family room. We did have to keep doors open while sleeping in two of the downstairs bedrooms to keep the temperature comfortable. It is Florida, so this isn't terribly unexpected, but for the price of the house was disappointing. Communication on check-in and check-out procedures was not great. We had to make assumptions on how they wanted us to leave the property since there were no instructions, but the staff was extremely responsive when we asked for Maintenace to come look at the dishwasher which wasn't running properly. Someone was at the house working on it within 30 minutes which is excellent.

While the property location and house was well appointed-- we had a very difficult time communicating with the property host. At the check-in time, an automated email was sent to contain access to the house lock box; however, the email body was blank. Attempts to contact the host via the VRBO app as well as through VRBO customer service were unsuccessful. We ended up having to ask around to the neighbors who the property management company was in order to look up a phone number to call. We did also encounter issues with a dirty garbage disposal at check-in, which combined with A/C initially turned off made for a stinky arrival. We were able to clean out the garbage disposal and open some doors for cross ventilation. We did notice the house had just gone under contract for purchase, so the property management may change. All being said, the home itself was quite comfortable for a large number of guests and the location to both the beach and intercostal was a treat.

Poor Check In Experience
This home was fine as far as condition and cleanliness but we haven't been able to get past the bad check in experience. We were left waiting in the driveway for an hour and forty five minutes (after our scheduled check in) with our luggage and groceries waiting for an entry code. We had asked if early entry was possible and the manager told us that would depend on cleaners. We were told that we could park in the driveway but to stay out of the home until cleaners were out and we were given the access code. Since we were there early we waited in the driveway. At our scheduled check in time the cleaners were still in the home. They finished and left 15 minutes later. We kept texting the manager advising that cleaners had left and could we get the code since we had groceries and luggage. No response from manager. After an hour and a half we called VRBO and they said that VRBO tried calling the property owner or manager and could not reach them. The situation qualified us as stranded and VRBO said they would try to locate other housing. About fifteen minutes after that call and nearly two hours past our scheduled check in time we finally heard back from the manager by text simply stating that the manager did not know why we had not received the code yet but then provided it. Of course we made several texts and calls trying to contact the manager while we were waiting but none had been answered. Never an apology or explanation. We told VRBO that we thought there should be some discount. They said they would approach the owner about that, but we never had any response during our 5 night stay. Not knowing whether we could get into the property while waiting with groceries and luggage was nerve wracking and we never had any explanation, apology or discount. Another smaller issue was the booklet at the house told us to put the rubbish cans in the street on two certain days of the week. We did this but they were not picked up. A neighbor told us that the cans had to go down the block to the main road instead of the road the house fronted on but that was not described in the book. There was also a minor problem with a security alarm going off. The manager did respond about this but the beeping never got resolved and it kept beeping during our stay. There was a note on the alarm screen that said not to touch it so we did not. The house itself was okay but the described issues made our stay less enjoyable than it should have been.

Great space!
The house had great spaces for everyone to be together, but also fun nooks to just hang out in smaller groups too. The kids loved the giant float in the middle of the pool. Fun decor, fun games, fun times spent with family!!!

Beautiful house
We enjoyed our stay at this property. The host was very nice in accommodating us for an early check-in after a red eye flight.. I loved the feel of the house, and how clean it was and well decorated… that location is great. You can just cross the street and you are at the beach and the pool was heated, so it was great for the colder days. Overall I recommend this place and I would book it again!
