Nestled on a serene 40-acre property just 12 minutes from downtown Durango, our guesthouse offers a perfect blend of comfort, tranquility, and natural beauty. Thoughtfully designed and well-insulated for year-round comfort. At 7,500 ft elevation, you’ll enjoy cool nights even in summer, with the added benefit of a whisper-quiet A/C and heat for any season.
Inside the Guesthouse:
Bedroom:
• Queen-sized bed, small walk-in closet, blackout curtains, and stunning views.
Bathroom:
• Private, with a skylight and walk-in shower.
Kitchen:
• Brand-new appliances (2024), including a refrigerator/freezer, full-sized induction range, microwave, toaster.
• Brita water filter, coffee maker and grinder (with coffee), electric kettle (with tea).
• Fully stocked with pots/pans, cooking/eating utensils, dishes, glasses, wine glasses, and cooking essentials such as a variety of spices.
• Breakfast bar with two stools.
Living Room:
• Couch with blankets, chair, and a well-stocked wood-burning stove.
• 43” Samsung HD Smart TV for streaming or unwinding.
• Sheer and blackout curtains.
Entryway:
• Private entry downstairs with a seating bench, coat closet, recycling and cleaning supplies. Picnic items including camp chairs and cooler. Tote bags for the farmers market.

• Enhanced Wi-Fi (2024) with speeds up to 150 Mbps, perfect for streaming and video conferencing.
• Excellent cellular voice and data services from AT&T, Verizon, and T-Mobile.

We live in the main house a few hundred feet away and are happy to assist as needed while respecting your privacy.

Road & Parking:
• April–October: The unpaved road is easily passable in a standard vehicle.
• November–March: A 4x4 / All-wheel-drive vehicle is required.
• Ample parking is available, including a turn-around driveway for easy access.
• Room for trailers (please let us know in advance).
• The driveway is private, so the only traffic you’ll see is your own or possibly our tractor.
Laundry Access:
• For stays of 7+ days, access to a washer and dryer (located downstairs) is available upon request.
• Please note: Laundry is limited to one load per day.
The guesthouse is located above our secondary garage and requires climbing a flight of stairs. Please consider this when booking, as we are unable to accommodate guests with mobility challenges. The garage is rarely used (primarily for storage), and the guesthouse has a completely separate, private entrance.
Important Policies:
• Pets & Service Animals: Due to allergies and local wildlife, we are unable to host animals of any kind, including service animals.
• Smoking & Open Flames: Smoking/drugs, vaping, candles, or outdoor fires are strictly prohibited—indoors and outdoors. We maintain a zero-tolerance policy to ensure guest safety and property care.

We are at an ideal 7,500 ft elevation, surrounded by ponderosa pines and stunning views, yet close to everything Durango has to offer:
• 12 min: Downtown Durango and the Durango & Silverton train.
• 35 min: Mesa Verde National Park.
• 1 hr 26 min: Four Corners National Monument
• 12 min: Rafting and river tubing (summer).
• 15 min: Lake Nighthorse for boating and paddleboarding (spring–fall).

Road Access:
• The 1.5-mile unpaved dirt road to our property is shared and is a common type for our area.
• May– Early November: Accessible with any vehicle type.
• November–April: A 4x4 or AWD SUV/truck with ground clearance is required due to winter conditions. Please let us know your vehicle type when booking.
Hassle-Free Stay:
• We don’t charge a cleaning fee and there’s no checkout task list for guests.
• Professional cleaning is provided after each stay for your convenience.
We are happy to help with whatever you need. We live on property.
Note: We have exterior security/wildlife cameras on our property, none which are in the direction of the interior guesthouse.
