We had a really lovely stay at no 24. Such a great location and the hotel was quirky and fun, and the staff were all lovely.
The room (superior double) felt luxurious with a large roll top bath and comfy super king size bed.
Extremely comfortable apartment style hotel with the best shower in Europe. Huge living space with a kitchen and comfortable king size bed. Staff is very welcoming and location is convenient to the city on foot.
This is an amazing property, with very unique features. We felt as we are staying in private apartment, with amazing art, whisky tasting room and host that possessed encyclopedic knowledge and charm.
Location is excellent with close proximity to center of the town and all the tourist attractions, but at the same time very quiet and relaxed.
What a cute boutique hotel! The room is very lovely with beautiful artwork throughout the hotel and room. Bed is very comfortable and bathroom large with plenty of hot water. We didn't eat in the restaurant or use the bar, but they look lovely. Front desk is very helpful. Highly recommend and would stay again.
This hotel is a true gem! In fact it’s not a hotel it’s a home away from home really. It has a real personable feel which you just don’t get from chains. Staff are super friendly and I got the warmest welcome I’ve ever had when checking in. Really can’t fault it.

My sister and I stayed here for 3 nights, and it was such a memorable stay. I love the boutique style hotel with beautiful and different décor throughout. My favorite was all the artwork along the staircase up each floor. Our room was spacious and so comfortable plus the in room water was a bonus! Jonathan and all the staff were so lovely and helpful in making suggestions of where to go as well as securing transportation if needed. They pay attention to a lot of detail, and it shows with the cleanliness and appearance of the hotel. The location was perfect as this was our first experience in Edinburgh, but it was within walking distance to everywhere we needed to go while being on a quiet street.
Perhaps one of our finest hotels of all-time. Gracious service, individual attention, fantastic location, gorgeous rooms, and beautifully decorated. Couldn't ask for more.
My 3 might stay at 24 Royal Terrace was a trip highlight. The room was very comfortable, spacious and (most importantly) exceptionally clean. The property as a whole had a lovely character, with unique artworks on all of the walls. Staff were very welcoming and helpful providing good directions and suggestions. Wouldn't consider staying elsewhere on any future trips to Edinburgh.

Absolutely loved staying at 24 Royal Terrace! Felt so welcome as soon as we arrived by the friendly staff/ hotel manager Jonathon. Rooms are great with a peaceful garden/ countryside view. Hotel itself is really nice with loads of character. Breakfast with unlimited coffee both mornings was also great. Will be back!! :)
This is a very pleasant boutique hotel in a Grade A listed Georgian terrace within walking distance of Princes Street. However due to it being a listed building there is no lift. We were allocated a room on the top floor and being pensioners we found the climb up three flights of stairs rather difficult and were fortunate to be able to afford to pay for an upgrade to a junior suite on the first floor we appreciated the discount to their usual rate offered by the receptionist.
This room was very spacious, beautifully finished to a high standard with a very nice en-suite, a fridge with mini bar.
Breakfast was not included in the room rate and while of a good standard in my opinion was not value for money. The continental breakfast consists of cereals, croissants, small pastries with a choice of two fruit juices, home made yoghurt, fruit salad and jams. Cooked items incurring a fairly steep supplement.
I have to say all the staff were very nice, friendly and attentive.
The hotel sells itself as being an art gallery as well as a hotel and the walls are full of paintings mostly of modern art which personally was not to my taste.
24 Royal Terrace is a gem. I've now stayed here twice and I always thoroughly enjoy my stay. The rooms are very comfortable and beautifully decorated, kitted out with a very good ironing board, robe, kettle, selection of teas, hair dryer and several useful necessaires. The breakfast is delightful whether you order eggs benedict or porridge it is deliciously made and beautifully presented and they are able to skilfully accommodate even the most complex dietary requirements. Well worth the stay, great value for money and a great experience as part of visiting a grand city like Edinburgh. The only thing to take into account is that there is no lift, so you do get a bit of a workout every time you return to your room.
