Perfect Location and Lots of Space
My family and I enjoyed the home. It’s impossible to be bored with the close proximity to Main St, plus all the games, pool table and fire pit at the house! The home was clean, the neighborhood is quiet, neighbors were friendly. Ample street parking. We had a great time!

Horrible Check in process
Took 30 minutes after our arrival to be let in the house. Suggestion is to provide the access code before the guests arrive. While location is a block from Main Street, you do have to walk a ways to get to the stores, restaurants, etc.

The house was perfect for our group of 17. Plenty of room, easy access to Main Street, and equipped with what we needed. Owner was great to work with also! Will certainly stay again!

Girlfriend getaway
The pictures were accurate however general maintenance has been deferred. The property is for sale therefore I suspect not a priority for the owner. The main house door code didn’t work and that was a bit of a back and forth effort-really not the fault of the property owner. He promptly responded with an alternative code that worked. The thermostats were Nest system which is great-unless you’re not familiar. That took some unexpected effort. We were referred to YouTube. That was astonishing. He did check back hours later to see if we figured it out. The cleanliness was good, just basic supplies, like toilet paper, were lacking. The fifth person in our group had the worst accommodation. Because no virtual tour was available we did not know it was at the attic slope and access was through another bedroom. It was fine, just unexpected.

Beautiful house
Perfect place for a girl trip. There were 6 of us so we each had our own room but there are plenty of beds if you have a big group and don’t mind sharing rooms. The house is a couple blocks off Main Street so we could walk downtown. Manager was quick to respond my questions. We had a great time staying here!

Property manager tried charging us double and blaming us for window damage
This is honestly the worst property I have ever stayed with using Vrbo. He charged me an extra $240 for 8 guest (there were only 7 but said he had to charge that for 8) He would not give me the information to check in until 4:01pm, Even after requesting when we were going to get it. The house had not been cleaned, there were roaches dead and alive through out the house. Even though you pay a cleaning fee they ask you to take the trash out, take all the towels to the laundry room and pretty much clean the house for them. Then after leaving I was accused of breaking a window that was already broken when we arrived. This property manger just wants your money. I recommend you do not stay here.

Sister’s 60th bday
The place was PERFECT. Had about 12 ladies in their 60s staying there. Most beds were doubles, but there was a couch, a bunch of trundle beds, and a couple of roll away beds if anyone didn’t want to share. Super cute house a couple of blocks off Main. Owners were very helpful and communicative. Def recommend.

Needs attention, and Owner refuses to hear
I have pictures, that will tell all you need to know. Owner refuses to address, just beats around and jumps around, would have been so much easier to "listen" and settle this issue. Dirty, has roaches, and needs attention. Curb appeal is nice, but open that door to a whole new world. Don't book, any issues will NOT be resolved with owner. What I was requesting was FAIR. jmg

Great place to stay with lots of beds and bedrooms. Kitchen well stocked. We had trouble with our wifi so the bedroom tv’s and Sonos would not connect. Owner gave a work around for our cell phones. Living area and kitchen is open and good for lots of people and gift giving. Campfire was wonderful as it was cold during our stay. We had an elderly person with us who was able to get around fine with his cane and primary bedroom on ground floor. Host responded quickly to any questions. House was clean. We paid for our extra people so we had plenty of beds for all 11 of us. we had a great Christmas here.

What could have been a great stay
The property description is not exactly correct. The listing has 4 twin beds in one room which is in accurate there were only two. In addition to the description opportunity, the host didn't provide check in instructions until 20 mins after check in time. I was at the property waiting to have for a response, when normally that information is provided earlier in the day or day prior. The fire pit in the amenities was a nice feature we planned on using, be prepared to bring your own wood, and fire starters because none was on property. Also be prepared to have a visit from the fire sept as we we were advised the fire pit was too close to the tree and didn't have Appropriate covering on the pit. All together I would recommend the property as a place to stay for a group of friends just consider that you may run into the challenges we did. Also you have to park on the street there is no drive way. I hope this helps future travelers.

Worst experience
I have worked in a small business of 30 and in several large corporations with a diverse population. I have led teams and manged large groups but I have never seen a person more difficult to work with rhan this owner. A fan blade broke on the back patio. It was a new installation and the fan was not installed properly. The are struck the rafters and broke. The owner ignored the pictures I sent of the broken blade and broken rafter and still charged us for damages. I was standing at the back door when the blade went flying through the air scaring me and my 2 grandchildren. He is a narcissistic bully so beware.

Less than thrilled but it worked
For starters, I confirmed with the host the number of beds - he confirmed 2 queens & 2 kings in the house we rented. This was INCORRECT - the 2nd King was in a separate rental on the property but not part of the house we rented. We were able to push 2 twins together and make do. The property inside was decently clean but could use a good sweeping of cob webs and dust bunnies. Lastly, the a/c went out on our last night and the owner was almost rude about us literally saving his unit from burning up and letting him know. Not once did he apologize for our very HOT morning. Overall the house was "fine" as we didn't spend a ton of time here.

We were in Fredericksburg for my sisters wedding in March. We spent very little time in the house due to wedding events. The house itself was perfect for our family....plenty of beds and was clean. We had an issue with the doorlock and was charged to repair it without our consent. We did not break the battery operated front door lock. After multiple discussions with the house manager, we were still accused of breaking the lock and charged for the repair.

Cute house, great trip
We had a great time celebrating my husband's milestone birthday here with family, check in was smooth and the owner was quick to respond to questions. They had oversized yard games in the backyard which the kids loved. It was close proximity to Enchanted Rock and loads of breweries/wineries. The 5th bedroom is adjacent to one of the main bedrooms (it does have a door that closes) which was perfect for a "kids" room, there were two twin beds with trundles so they basically made a giant slumber party and told ghost stories at night lol. Overall, a good choice for a large group!
