Grandview Wildlife Ranch is a short drive to Main Street shops and wineries, this is home away from home with blazing fast Starlink internet.
Soak in the luxurious hot tub or in the cowboy pool under the Texas sky, star gaze, ride the trails in the Kawasaki Mule, hike and explore or just make memories around the fire pit with family or friends.
The cowboy pool is 10' diameter and 2' deep perfect for cooling off in the Texas summer. The pool is filtered and chlorinated.
You have access to the entire property and this is the only cabin on 57 acres! You have total privacy with no cabins next door unlike others in the area.
One of the owners greets all guests upon arrival and gives a short tour of the property. We want to ensure that our guests find the property as it's very large and there are many private ranch roads in the area where you could get lost. It's best to use the Waze app for directions as google has mislabeled our road and it will not show on google. Our address appears as 244 Walnut Rd instead of 244 Valley Rd.
Grandview Wildlife Ranch has all the amenities of home away from home. The total space is around 1000 sf with an A-frame ceiling on the first floor which makes it feel much larger than it is. The loft is 240 sf and the hideaway is about 240 sf.
Rates for this property are based on double occupancy. Extra guests are $45.00/person/night.
Furnished with a 1 bedroom loft including a king bed and half bath with barn doors for privacy from the downstairs. A full bath downstairs with a queen sofa sleeper. The second room is called the "HIDEAWAY" furnished with 3 twin beds. The hideaway is accessed by a DROP DOWN ATTIC STAIR DOOR that closes off for safety. The Hideaway has a separate mini-split for AC and Heat and it's a very cozy space.
The kitchen has gorgeous granite counter tops, tile back splash, standard size stainless steel appliances, garbage disposal and filtered RO water for drinking and cooking. The cabin has a whole home filtration system and water softener. The kitchen is fully equipped.
The living area has a queen sofa sleeper, 65" Samsung flat screen Smart TV with Dish satellite with a sound bar and Starlink internet. The TV console has games in the left side cabinet. There are 4 bar stools that pull up to the peninsula and a large table with bench style seating for 6. There are two custom rocking chairs with a table lamp.
The sofa sleeper is a coil/air mattress for comfort. The pump is located in the armoire in the sheet tub. Under the mattress cover, unzip the mattress on the left foot side of the mattress and air up the mattress for 20 seconds. You can adjust the comfort of the air by pressing the middle button on the mattress. DO NOT FOLD THE MATTRESS WITH AIR STILL IN THE MATTRESS AS THIS WILL DAMAGE THE MATTRESS. Open the valve to release the air before folding and leave the valve open when folding so the air can escape.
The downstairs bathroom is a full bath with shower, sink and toilet. Extra TP is under the sink or under the upstairs sink. (storage is limited).
The large wrap around deck/covered porch has 4 bar height polywood glider chairs, a large table and umbrella with 6 stools and a bench near the hot tub. Next to the cabin is an off-set circle area that host a custom 6' fire pit (we provide your firewood). Adirondack chairs are covered next to the porch along with a weber charcoal grill (we do not provide charcoal). In the cooler months there are throw blankets in the trunk on the porch for fire pit season. A stone throw away sits the lounging deck/cowboy pool deck. All new polywood furniture including two loungers, table, table with 4 stools and umbrella. The cowboy pool deck has a bench and trunk that includes floats for the pool. The pool IS NOT heated.
The UTV Kawasaki Mule is available for rental to explore the entire property. The fee is $350.00 for your entire stay and you must be over 25 to rent the mule. The mule MAY NOT be taken outside the GWR gate. Please do not drive the mule through an area on the property that retains water for wildlife. The mule is intended use is for driving the property for exploration on existing trails. No excessive speed or mudding is allowed.
In case of a power outage we are equipped with a 24K Generac. When the Generac is in use the hot tub WILL NOT be operational until power is restored. Other large appliances should be used sparingly during this time as to not over work the Generac.
We provide the following for your stay:
1.. One 10# bag of ice. The ice maker has RO; however, depending on the amount of ice used sometimes it can't keep up.
2.. Bathroom amenities: shampoo, body wash and conditioner, loofah pads, disposable face wipes, disposable bags for feminine products (we are on septic), towelettes to dry your hands, toothbrush and paste if you forget yours.
3.. Firewood.
4.. Propane for the weber gas grill. Extra bottle in the trunk on the porch.
5.. Cabinet with a variety of grilling spices, salt pepper, oils, etc.
6.. Celestron Starsense Telescope accompanied with an iPhone for dark sky viewing. If the phone disappears you will be charged a $300 fee for the phone.
7.. Breakfast: Items are left in the refrigerator, and you cook at your leisure. Eggs, biscuits, sausage, pancake mix, butter, jelly, syrup, orange juice, coffee, sugar, and creamer.
There are 3 cameras/recording/audio devices 24/7 at the barn only. One is mounted on the right and one on the left of the barn for security of our personal property. One is mounted near the road coming into the barn area. There are no cameras near the cabin, hot tub or pool. You have complete privacy once past the barn. There are cameras near all deer feeders for our wildlife census exemptions.
In order to keep our wildlife exemption with the County we may have university Students that come onto the property to do their research from May - December. The students do not come near the cabin and will have no contact with guests. We try to schedule their visits during orphan days and no guests are present. But sometimes it's not possible and you may see them doing their research on insects, plants and aquifers.
During the winter months our "native lady bugs" look for warm places to stay. If the doors are left open they may fly in and usually stay on the ceilings where it's warm. Please try to keep the doors closed as much as possible. Our lady bug friends can be vacuumed up if you should see one or two.
