Overall, this is a very cute house. Nice decor and amenities. A few things here and there (no grass on the property, a little hard for my dog and the front wooden steps are a little shaky). The location is good, somewhat close to downtown and events. However, one big issue needs to be addressed for health and safety. One of the bedrooms is the upstairs attic. In Grand Junction, in the summer, it can get dangerously hot up there. There is only one little window A/C unit in the closet which cannot compete with the heat. It got to 90 degrees when we were there and was very uncomfortable and not possible to sleep in. Luckily we only had 4 people so could move to the downstairs bedroom with a trundle/day bed, but it's definitely worth noting for property management and/or if you come in the summer with 6 people and all the beds are full -- the heat up there could cause severe issues for people. Additionally, the ice maker in the freezer didn't work and the fan on the back deck didn't work either. Lastly, I reached out to property management several times (via text, email, and VRBO) with check-in questions and they never replied.
