Seasonal Information:
◘ River Access & Boats: Available mid-June to mid-September, sometimes extending from Memorial Day through October, depending on weather and river conditions. The river is typically gentle and warm from May to October. Off-season (November-April) conditions are swift and unsuitable for water activities. Guests should check Sonoma County's website for current river safety guidelines.
◘ Dock: Fixed pier dock, accessible via ladder, with variable water levels throughout the year. Use at your own risk; boats must be secured on the dock after each use.
◘ Boats: Kayaks (two singles) and life vests provided. Guests can bring additional flotation devices. All equipment should be secured after use.
◘ Boats must be carried up the ladder and locked on top of the dock when not in use or they may sink and/or get trapped under the dock with the rising and falling water level. We check the boats on each departure to make sure they are left on the dock. If we have to haul out a boat from under the water because it was left in the water, there may be a charge.

About the River: Roughly May-October, the River is gentle, with very little white water, warm enough to swim. Water levels can vary greatly, especially in June and September. Roughly November-April, the River is very swift, deep, and muddy, not considered safe for swimming or boating. Depending on rainfall, beaches are more or less underwater. Rivers are dynamic, changing over the course of the season and year to year. Russian River levels depend upon a complex integration of upstream dams at Lake Mendocino and Lake Sonoma, summer dams at Healdsburg and Guerneville, tidal influences, County water flow decisions and drought conditions. River water is generally clean and safe to swim in, tested frequently by the County. However, if River-based water activities are in your plans, please use caution and search for the Sonoma County Health Department's most recent recommendations for safe river use on the Sonoma County website. We cannot guarantee water conditions, or river levels, river access or frontage conditions at any time of year in any location. Photos of the River are not necessarily representative of the conditions concurrent with your stay.
House Rules & Safety:
The use of solid fuel (e.g., charcoal BBQs, wood-burning firepits) is prohibited, and fire bans will be observed. The property is not suitable for events, weddings, or parties, and no temporary structures (tents, RVs) are allowed. Dogs are welcome but must not be left unattended or allowed to bark excessively. Guests must adhere to Sonoma County's evacuation orders if issued.
Local Regulations & Good Neighbor Policies:
As per Sonoma County’s vacation rental rules, guests are asked to respect quiet hours, refrain from outdoor amplified sound, and limit guests and vehicles to the maximum allowed. Please follow parking instructions and ensure dogs are secured. Riverlands is a non-smoking property, and guests are expected to comply with all local fire safety regulations. For more information, please refer to Sonoma County Vacation Rental Ordinance No. 6427.
Additional Notes:
◘ We provide bed and bath linens, but guests should bring their own spa and beach towels, toiletries, and firewood.
◘ Use the hot tub at your own risk. The hot tub is maintained weekly and regular maintenance may occur during your stay. The maintenance person will not contact the house first. They will arrive on their scheduled day, perform necessary maintenance, and depart.
When you stay at Riverlands, you're covered for any accidents that might happen up to $3,000. The $42 charge listed as a "management fee" on your quote covers your purchase of $3,000 of "all risk" damage protection coverage on your rental property. This protection is purchased in lieu of a security deposit. Coverage details are spelled out in the rental agreement.
