This condo met the criteria for which I booked it. Three bedrooms and baths for plenty of individual space, great location to food and shops, within our budget, available just a week out for our last minute plans, and an AMAZING view of the ocean from the living room. However with this being our fifth annual Christmas beach trip, we compared the condition and decor of the inside to the other places we have stayed and it was greatly lacking. As my mom said most of the furniture should be in a thrift store. The walls desperately need painted, the carpet replaced, and the furniture replaced, even with better thrift store furniture. My house is thrift, yard sale and hand me down furnished. Even with such means it can be better than what we found. The two chairs in the living room have cushions that are so saggy, really I wouldn't sit in them. The couch wasn't uncomfortable but we wouldn't sit on it without towels or blankets draped across because looked dirty. The bedrooms reminded me of Motel 6 from my childhood. So needless to say the initial entry was very disappointing. However as we settled in, it didn't seem to be important. The view was great and I wasn't worried about damaging furniture or decor. And we really did like the configuration of the kitchen. It worked really well for us. There is this great open shelf for all our snacks! My assessment is twofold. If you are coming during a time in which you plan to only use the condo for sleeping and eating, it is just fine. If you are spending most of your time inside because it is 40 degrees outside, it isn't a pleasant, attractive environment to spend your day. Positives, the rental company was great and helpful. Even called Christmas day in response to my voice message. The location was great and the view spectacular. All in all, great vacation but I would not choose to stay in 311 unless I knew it had been revamped first.
