In the past, there have been a few awkward situations due to renters not fully reading the Rental Agreement, House Rules, and Property Overview. To ensure a smooth experience, please review everything thoroughly before making your reservation.
**THIS PROPERTY IS LOCATED IN A QUIET, UPSCALE NEIGHBORHOOD.
This spacious, beautiful custom home offers all the comforts of home and is ideal for families or small groups. If you enjoy a peaceful atmosphere with a lovely pool, mature trees, wildlife (birds and squirrels), and a serene, upscale neighborhood, this is the perfect place for you to unwind and relax.
Conveniently located with easy access to SH-249, Beltway 8, I-45, The Woodlands (17 minutes), George Bush International Airport (20 minutes), and downtown (30 minutes). Many excellent restaurants, shopping centers, grocery stores, and Willowbrook Mall are nearby. Vintage Park, with additional dining, shopping, and nightlife options, is just an 8-minute drive away.
The property features all-new, high-end furniture throughout.
THE HOUSE:
4 extra-large bedrooms, 3.5 baths, living room, family room, den, breakfast room, formal dining room, kitchen, and a large utility room.
Master Bedroom: Downstairs, king bed, overlooking the pool. Note: The whirlpool jets in the master bathroom have been disconnected.
2nd and 3rd Bedrooms: Upstairs, queen beds, overlooking the pool.
4th Bedroom: Upstairs, 2 twin beds, overlooking the front yard.
Formal Living Room, Family Room, and Breakfast Room: All with views of the pool.
Utility/Laundry Room: Brand new Samsung washer and dryer.
The study room is locked.
BOOKING:
The primary renter must book for all guests, including visitors, through the VRBO platform. Please ensure the correct number of guests is entered. Un-booked guests are not allowed on the property at any time.
GUEST LIST (Required by HOA Security):
At least ten (10) days prior to check-in, the primary renter must provide the following:
Full name, age, phone number, and current legal address of the primary renter, and
A list of all other booked/paid guests, including their full names, ages, and cities. The total number of guests on the Guest List must match with the number of booked-guests on VRBO records. Un-booked guests are not allowed.
PROOF OF PRIMARY RENTER'S CURRENT RESIDENCE (Required by HOA Security):
At least ten (10) days before check-in, the primary renter must provide a copy of the
Driver’s license and car insurance.
Note: If the guest list and proof of residence are not submitted in time, the booking will be canceled at the renter's expense.
PARKING:
A maximum of four (4) vehicles are allowed on the property. Any additional vehicles will be towed at the renter’s expense.
POOL:
No loud activities or noise around the pool.
Pool activities are not allowed after 10:00 PM.
The pool and tub are not heated, and the tub/spa does not have bubble jets. Please note this and refrain from any complaints or misunderstandings regarding these features.
Children must be supervised by an adult at all times.
The pool is serviced weekly (cleaning and chemical adjustments). Due to many mature trees surrounding the pool, leaves, pine needles, flowers, and pollen will fall into the pool regularly. Please assist by using the provided skimmer net to clear them out, if use.
ABSOLUTELY NO PETS:
If pets are found on the property, a $500 fee per pet will be charged, with no exceptions.
SECURITY CAMERAS:
For your safety, there are multiple cameras on the exterior of the property.
VACATION RENTAL AGREEMENT:
Please read the full rental agreement during the booking process. By booking, the primary renter agrees to comply with all rental policies, terms, and house rules.
