We have stayed in this complex before, but in a different building. This time we were right on Ali'i drive, the main road in the area. The traffic is loud, and woke me up between 6-7AM every morning, as the master bedroom windows face right onto the road, which is no more than 10-20 feet away. If you can, stay in another building. Other cons to this unit were that it wasn't that clean upon arrival, especially the kitchen, which was a bit grimy. It didn't really bother me but my mother-in-law is a bit of a clean freak and she was not satisfied at all.
Also, the condo management firm sent the instructions for how to get in via separate email from their own email address, but that info was never updated in the App (it just said instructions would be sent in future), so when we arrived I was trying to use the App to get us there, but the info was not available, so bear this in mind.
On the plus side, the views of the sunset were very nice as the view to the ocean is unobstructed by other buildings, and the unit is newly renovated and nicely furnished. This complex is very well maintained overall, and the pool area is nice. However, kids under 12 are not allowed in the hot tub, and the pool is not heated, so they were freezing pretty quickly. We had to sneak them in to warm up a few times or our visits to the pool would have been very short! There is also only one BBQ at the pool area to use-however it was not that busy. Many condos come with their own so make sure you check about this if you want to do a lot of BBQing. This unit also did not come with any beach amenities, so we had to buy our own beach chairs, umbrella, boogie boards and beach toys. It was actually cheaper to buy at Costco than to rent them. There is no access to the garage or any storage area either, which some units do provide, so make sure you ask about beach supplies and storage when you book something. We ended up just giving them away on the last day as we were not able to get a late checkout and our flight didn't leave until midnight, so we needed them that day and couldn't leave behind in the condo.
The location is great for accessing Captain Cook and the south, and good for Kona generally, but the traffic is horrible getting out to Hapuna and the other boogie-boarding sandy beaches past Waikoloa - takes an hour to get there, so it's better to stay here if you like snorkeling, but further north for beach.
