Summary:
A waterfront oasis right on the Colorado River Arm of Lake LBJ, Island Paradise features private pool and outdoor areas designed to maximize your getaway on the water, indoor recreation and relaxation space, and enough bedrooms to host a large group ready to make unforgettable memories.

The Space:
The home’s interior is an inviting space where you can relax in the living room furnished with luxurious seating and smart tv, or have a ball in the game room with air hockey, foosball, and assorted board games.

A large and spacious kitchen is fully equipped to prepare quick snacks and convenient meals at home. The large kitchen bar doubles as cooking space and casual dining space with 3 barstools. A formal dining table is arranged to seat 8.

Multiple doors at the back of the home provide access to the property’s waterfront space. Nearest the house, enjoy the inground pool with clear river views. Soak up some sun on the poolside lounge chairs between dips in the water. The covered patio at the back of the home also includes a grill, outdoor dining space, and overhead fan. Stairs lead from the upper patio to the boat house and deck. A covered bar, ring of Adirondack chairs, and line of lounge chairs with umbrellas invite you to kick back and enjoy the views and activities on the water. The deck also has space for play with an outdoor cornhole set and of course unimpeded access to the water.

With 6 bedrooms between the guest house and main house, this spacious home comfortably sleeps up to 12 guests.

Bedroom #1 has a king size bed, smart tv, small seating area, and direct access outside to the pool.

Bedroom #2 is furnished with a queen size bed and smart tv.

Bedroom #3 has a queen size bed, smart tv, seating area, and ensuite bathroom with shower/tub combo.

Bedroom #4 has a queen size bed and smart tv.

Bedroom #5 has a queen size bed, smart tv, and direct outdoor access.

Bedroom #6 is located in the guest house which has a studio layout. The bedroom is furnished with a king size bed and the bathroom has a walk-in shower. The guest house also has a kitchenette including mini fridge, toaster oven, coffee maker, and microwave. An indoor dining table seats 4, and the guest house also has its own outdoor dining table with seating for 5.

THINGS TO NOTE:
-No Pets Allowed, No Exceptions
-Bedrooms 3/4/5 do have doors separating each bedroom, however, to access each of these bedrooms as well as the game room are connecting, and guests do have to walk through each bedroom to get to the next bedroom & game room.
- Pool is Not heated.
-The home has 2 additional shared bathrooms with walk-in showers.
-Parking space is provided in the driveway.
-Washer and dryer in unit.
-The boat dock is available for guest use and hold either a pontoon or a V drive boat. There are also 2 jet ski lifts available for guest use. Public boat launch at Kingsland Community Park.
-Construction on the neighboring property, as well as in the neighborhood is currently underway and may cause noise during the daytime hours and this is beyond our control.

This premier location gives you access to all things Kingsland. With the home being directly on the Colorado River, guests can enjoy water sports and activities right from the property. The large waterways of the Colorado River provide access to waterfront restaurants, plus you have direct access to the waters of Lake LBJ. Other notable locations nearby include Perissos Vineyards which is 15 minutes away with breathtaking views and personal wine tastings, and Legends Golf Course, also 15 minutes away. If you want to venture further, the thriving city of Austin is about 75 minutes away making for an easy day trip to explore a unique urban culture.

Early check-in and late checkout are based on availability and require approval, and may be subject to an additional fee.

End of the year get together

We loved the house and the property. There were two problems however. First, the property right next door they were building a brand new house and all day long all we heard was hammering sawing workers yelling at each other and Hispanic music blaring from 8:00am until 6:00pm every day. We could not sleep in past 8:00. Secondly the little Island area/boat dock was lovely but the local geese loved it also and used it as their outhouse, so it smelled terrible down there. Im sure this is not a problem in the summer and once the construction is complete it will be a perfect retreat.

Lake Family Vacation

Property fit our family perfectly with the number of bedrooms and bathrooms, and was large enough overall to not feel cramped with 12 people. The pool was an extra bonus for the granddaughters as they enjoyed it throughout our stay. Large covered deck by the pool with view of the lake worked well for us as it did rain some during our stay. Large dock and boat lift worked out great for our boating activities. Plenty of parking in the front for our vehicles and boat trailer. We will be back!

Overall we enjoyed our stay here. In fact, if these issues were addressed by management, we would consider staying here again. I was aware of the bedroom situation and that did not pose a problem for my family. The property is beautiful and the lakefront dock is stunning. After reading previous reviews, the management company appeared to have addressed the concerns of prior renters, and I do think overall they were responsive during our stay. The following are concerns which future renters should be made aware of. 1. Construction ON the property. We were completely unaware of this until we arrived. Crews with loud machinery were on site EVERY day from 7-7. (including Saturday and Sunday) Woke us up and impeded our enjoyment of the dock. 2. Dirty pool area - pool deck was filthy with rust and mildew. Looks nothing like the picture posted. 3. Bugs - bugs in and out of the house were out of control. Needs to be exterminated. Flies all over the patio and in the house on our food. Awful 4. Wifi - this was mentioned by a previous renter, but has not been fixed. Could not watch football games or any other TV without constant interruption, and there was no wifi in the guest house at all 5. Hot water - guest house had no hot water and management responded that a plumber could not come until after our checkout. It was a simple fix by a maintenance person but should have been maintained by management co. Evidently, routine maintenance has been largely ignored

Wonderful Place

Had couple questions at arrival, very prompt response. This was by far my favorite place to stay on LBJ. Beautiful location, very clean, had all the basic necessities stocked and then some! Propane and bbq utensils included.Easy checkin, only downside was checkout at 10, I do prefer 11am. Definitely will stay again!!

Awkward house

Foremost - Internet/WiFi is spotty, too many devices in house trying to be a Smart home without actually being one. Router on one end of long house, on top of water heater. There was very little access for tenants’ kids tablets, iPhones, iPads. Frustrating all of us all week. Tv is difficult to operate. Written list of channels is useless. Remote not avail for hardline tv in 1 bdrm. All remotes were hidden in fake books on bedside tables and it took awhile to figure out. Light switches in bedrooms are confusing and were sometimes in other rooms which was crazy. If the orig. description had clarified that 3 bedrooms are connected & have to be traipsed thru we wd not have come here. The floor plan is not conducive to a group of adults who do not already live together. Condensation in bathroom w Washer/dryer was dripping water on people’s heads from vent above sink. Tile floors were sticky, dirty around dining table and in kitchen. Back bathroom had hair and dust on floor and mats did not seem to be clean. The Toilet seat is coming off. A large non stick skillet is needed in kitchen to cook for group.

Texas Vacation

Only 2 of the bedrooms are private. The other 3 you have to pass through another bedroom to get to. This would be fine for children, but not for us, as we were all adults, wanting our own private rooms. This was not mentioned on the listing! The house was clean, however some of the outside seating areas were covered in dust, spiders and webs, in particular down by the water. Lastly, on our first day there, the main drain backed up, flooding a bathroom and bedroom. While the response time was good for a plumber (about 2 hours) the host did not show up for about 5 hours, by which time we had cleaned up the bedroom and bathroom ourselves. There was no mention of any type of refund or compensation for our lost vacation time and labor. This was no small amount of water, flooding a solid inch into the bedroom, as we were outside and did not catch it immediately.

Better than the pictures

This house is beautiful. Every room is a great size. Plenty of space for parking. The kitchen is well supplied. I love all of the windows. The view is perfect to see a lot of the lake. Lots of seating on the back porch and on the water. The one thing to be careful of is there are no screens on the windows so bugs came in. Very comfortable home. We are talking about going back next year.

Fantastic Property on the Lake

Our family of nine stayed at this superb house for three wonderful nights. The check in was a breeze. The house and the adjacent guest house were superb in cleanliness and furnished with all the amenities for a comfortable and pleasant stay. The bedrooms are spacious and furnished with comfortable beds and pillows. I highly recommend this vacation home for supremely comfortable and enjoyable stay.

House was very nice big enough for 10 people. Pool and outside fishing dock were nice too. We caught several fish. The wrought iron chairs on the dock were all broken, that was the only down fall of the trip. Otherwise it’s a great location, a lot of room, and a great place for a get together with family or friends.

Almost Paradise

The house and property were perfect for our family. Definitely would stay there again, but not on a weekend. Weekend boat traffic yields rough water. Plenty of room to spread out indoors and out. Disappointed that the nearest boat ramp is 15 minutes away and the ramp conditions were not ideal.

Wonderful large lake home!

This home feels like a home it is cozy but very expansive! The pictures are spot on. The kitchen and dining room are perfect for large family gatherings. The guest house was perfect for my parents who are in their late 70’s and needed to get away from the hustle and bustle of teenagers and kids all together at times. It was perfect and very clean all throughout. Only cons: no hallway from game room to 3 bedrooms maybe the game room should be the front of that side of the homes bedrooms? But it worked out. Just had to be real quiet when getting up and others were asleep. The kitchen has sufficient pots and pans as well as silverware but is lacking in utensils could use more grilling and large stirring spoons. Also a large strainer is not there. We didn’t discover this until it was time to strain the noodles for spaghetti but the strainer they had did have a handle and we scooped it out. It worked but a large strainer would have been ideal. Also the pictures lead me to believe there were kayaks but they do not provide them. They can be rented but you have to transport them your self. Kayaks have been a selling point in the past. The lake in front of the house is very heavily trafficked with boats and jet skis so just be aware for swimming and kayaking and safety. But it was manageable Overall the only disappointment was the kayaks the home should provide at least one for such a large nice home most others do. Nice place!!!

Great Dock

We stayed at a different property last year. It was a much grander home but poorly maintained especially at the dock. We were hopeful this property would be a better fit for us as we spent the bulk of our time by the lake. We were not at all disappointed. The lakeside accommodations were awesome. Plus everything about the home was in great shape. The only downside to this place was if you are looking for private bathrooms. That said we didn’t go on vacation to spend the week in the bathroom and unlike the private bathroom the year before everything worked in these. Great property and well managed.

The dock says it all!

We really enjoyed our stay. Everything was really nice. The rooms are spacious and plenty of bathrooms. Plenty of towels and everything you could need in a kitchen. One thing to note is that although bedroom one and three have their own exit, bedroom two does not and bedrooms one two and three have connecting doors. So bedroom two has to go through bedroom one or three to get to living room. We used this to our advantage to be sure teens did not leave unattended on lake toys. I would definitely stay there again, we had a great time and man that dock is amazing!

It was ok…

The house was amazing for a big family, but there were issues. The AC on the north side rooms not cooling. The stove needed to be updated could only use 2 burners at a time. The lake was so busy with boats and jet ski traffic not able to swim. Pool was very small. The angle of the picture made it look like a bigger pool. The pool didn’t have lights so we could not swim at night. The waterfall on the pool worked part of the time. For the amount of money we spent for a 3 night stay. We expected all features to function properly.

Best Family Vacation

This place provided our family with the most relaxing and fun vacation yet. With small children, it checked every box for fun. The curb appeal of this property is really something! Huge fenced and gated front yard, great for playing chase and kickball. The lakefront is stunning. Decks and docks galore, with so many lounge chairs, some covered. Fishing at all hours was a blast. We rented a boat for a day, and had such fun. On the Colorado arm if LBJ, it was easy for those sitting on the dock to watch the water fun. Up the stairs and next to the house, the pool is the perfect size. So much comfy seating. We ate outside every meal! The house setup was great. We used each end of the house as if they were suites. Ample bathrooms. We are the grandparents of the crew, and stayed in the little guesthouse. Nice and quiet at the end of the day. The only drawback was a tiny, tiny shower. But it wasn’t that important to us. The kitchen had all we needed. The common spaces were big. Our group was 8 adults and 5 kids. There is also a game room, so when a few rain showers came, we moved inside and still had fun. One thing drove us a little nuts. SO MANY SWITCHES and remotes…for window shades, ceiling fans and lights. A little too much of that for a rental, but again, not enough to change our impression of the place. We were outside all day. We will 100% come again! Highly recommend!

Family Vacation

Perfect spot for vacationing! Home was clean and organized. Patio was spacious enough for everyone to hangout at. Pool was very cold, however, still enjoyed it to combat the Texas heat. Dock was one of a kind and perfectly positioned to relax, sun bathe, moon bathe, fish, dock boats, and people watch as they partake in river fun. Great time with family!
