Entry level comprises of an open plan and extremely spacious living area, couches, wood Coonara fire place, wet bar with small refrigerator, large dining setting and kitchen, equipped with all the conveniences and necessities, including a coffee machine, dishwasher, microwave, family sized fridge and breakfast bar that seats 5.

The living area opens out to a large alfresco undercover backyard patio with table and chairs & BBQ. Warm up in the cool night air by lighting the outdoor fire pit and toast some marshmallows. The second living area, comprising of comfy couches, TV and sliding doors that open out to the front garden, can also be closed off for extra privacy from the main kitchen meals area.

LINEN
A full bed and bathroom linen with towels is included with bookings of 5 nights or more. BYO Beach towels. 4 nights or less, this property provides the basic linen package which includes mattress protectors, doonas, doona covers, pillows. You are to bring sheets, pillow cases, bathroom towels, beach towels and bathroom linen, beach towels. Hire linen is available. Contact our office for prices which includes delivery and bedding made up prior to arrival. Hire linen orders must be received at least 1 week prior to arrival during the year, 4 weeks prior during Summer peak times from 1 December to 31 January.

STRICTLY
No schoolie groups bookings, events, or parties. Only mature guests will be considered. Instant bookings that do not comply with the minimum requirements will not be accepted and will be cancelled. Our booking terms and conditions cancellation policy will apply.

CODE OF CONDUCT

Mornington Peninsula Shire Short Stay Rental Accommodation Local Law. Guests must ensure they read and follow the requirements of the Code of Conduct during their stay. The Code of Conduct requires guests to:
• Behave responsibly during your stay. Loud yelling, screaming, cheering and aggressive behaviour is NOT acceptable and may result in the early termination of your stay if a complaint is received by Council.
• No additional accommodation is permitted on site such as tents, caravans, campervans.
• Do not use outdoor areas for activity between 11.00 pm to 7.00 am.
• Place all waste into the bins provided prior to leaving.
• Park all vehicles within the property boundary. Occupant and visitor cars cannot be parked out on the street or on nature strip areas.
Please be mindful while enjoying your stay that surrounding neighbours live in this community and are entitled to peace and amenity in their residential area. A serious breach of the Code of Conduct may result in the termination of your rental agreement and require you to immediately vacate the property.
