EXTRA SLEEPING ARRANGEMENTS:
One twin tri-fold floor mat (best suited for children), plus extra linens/pillows, are provided to accommodate a total of 8 maximum guests. An extra rollaway twin bed is available for rent as a better option for adults. Make arrangements in advance with our office to enable delivery in time for your arrival.
LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed.
OUTDOOR LIVING:
Roof-Top Deck: Serving as grand central for guests' outdoor activities:
- Gas bbq grill
- Private Hot-Tub (Please note: The hot-tub is professionally serviced every Friday. This schedule must be maintained, even when guests are occupying the unit.).

- One parking space on the right side of the garage, which can accommodate most size vehicles (small to mid-size vehicles highly recommended).
- Please note, the rest of the garage is used to store the property owner's personal items, which are not to be used by guests.
- There is also general neighborhood street parking, metered, unmetered and pay-station.
LAUNDRY:
Stacked Washer and Dryer on-site. Guests must provide their own supplies
LOCATION:
Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport's beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see any time of year, but also the best spot in town to view the world famous Christmas Boat Parade.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
