Family Beach Trip
Terrific location with the beach right there, a friendly, safe neighborhood. The house was fine except the beds were very uncomfortable! Also only six adults maximum —the cots are terrible for the 7th and 8th person and there is NO room for the cots. Our 7th-8th people had to stay at another location.

Clean, spacious home
The house is very clean and close to the beach. We were really excited about the rooftop patio, but that was a little disappointing. Rooftop patio=2 chairs right next to a grill and the space is small with no decor or shade. The kitchen was nice but missing some of basics you need to cook most dinners. No big deal if you know this BEFORE grocery shopping. I should have looked ahead of time instead of assuming, so just check it out ahead of time. Overall, it was a very clean home and we would stay again.

Amazing stay!!
Michael got back to us very quick about a last minute stay!! My group really enjoyed the self check in and out. It made the process very smooth and not rushed. This property is so big and very inclusive we stayed in the second unit upstairs and had a blast!!! Michael provides a lot for the house as well! Some of the furniture and bedding may be a little on the older side but the rest of the house is very up to date and gives a home feeling!! Definitely will be renting through Michael again.

This property was perfect for a quick little getaway for my family. There was plenty of space for the five of us. The property manager was very responsive to anything we needed. It was nice that the property had a garage and it made parking in the area super easy.

Quaint Close-to-Beach 3 Bdr. Home
Minor touches will make this the perfect place to stay. The outside light above the front door, at the top of stairs, was burned out. This made the climb up and down in the dark a significant safety concern; especially since we checked-in around 5:30 p.m. and it was already dark outside. A few of the kitchen ceiling lights were also burned out and need to be replaced. We found that the hot water tank was fine if only 2 people showered in the morning; any more than that and the water was barely luke warm. Otherwise, the location and accessibility to Newport Beach was very good.

Great beach house
We loved our time at this house on Newport Beach. It was in a perfect location that suited our needs. My husband and our 3 kids were very comfortable and had a great stay! This house is walking distance to the beach, food, and the pier. We loved the rooftop balcony. Checkin was easy, the manager was very easy to reach with any questions. We highly recommend.

Disappointing Stay
From the moment we arrived, it was clear that the property did not live up to the pictures and descriptions presented online. The location is as described, however extremely noisy as it boarders Balboa Blvd. Upon entering the property, it became evident that the interior was in dire need of some serious maintenance and cleaning. The furniture was dirty and coming apart at the seams. Many of the bed frames were broken. Furthermore, the cleanliness of the property was questionable at best. Dirty floors and rugs, stained linens, and a distinct musty odor permeated the entire place. It's as if no effort had been made to properly clean and prepare the property for guest arrival. We stripped the beds down to the mattress to properly wash the linens and eliminate yellow stains. We encountered several issues during our stay, ranging from broken plumbing to a non-working washing machine. The property manager did remedy the issues in a timely manner, as best he could on a holiday weekend. Overall, our stay at this vacation property was nothing short of disappointing. It's clear that the property's ownership is more interested in making a quick buck than providing a comfortable and enjoyable experience for their guests.

Great location, property had some flaws
Very close to the beach which was the best part of the property. There was no central air conditioning and the windows open out onto a loud neighborhood so leaving them open at night was not an option with small children. One bedroom had an AC unit but the other two were pretty hot and stuffy at night. Also the floodlights in the alley shone right into two of the bedrooms at night making them very bright. Otherwise the unit served its purpose.

Great location.
Very nice and clean; house had everything we needed. Host communicated right away when I had a question and he was very nice. The only issue was the rooftop patio. It is only about 3' by 9'. There is not a good picture of it listed. I am not sure why there is even a picture listed of the downstairs patio? There is broken wood, very old and broken chairs and a old weber barbecue we were scared to use. Maybe the host needs a better property manager because we discussed this right before I came out?

Good for What We Needed
The inside of the property is nicely decorated and has enough of the essentials for our short stay. Someone mentioned the faucet in the shower in the master bathroom...they were not wrong! Turning it on takes two hands to make sure the handle doesn't come completely apart. The light over the sink is great but in the toilet closet where the shower is, it's dingy and yellow. Pillows are not great, but the bed was comfy. Greatly disappointed in the rooftop balcony! It was full of beach chairs and two old, ugly wood upholstered chairs. All this took up the entire balcony and we were unable to use it. I would expect that in an off-season, these types of repairs and upkeep would become a priority. I'm sure during the summer when prices will be much higher, you would not have allowed this to be the case.

Great location
Parking was a bit of a struggle but we made it work, listing wasn’t clear about sharing the garage with lower level guests. We also didn’t have much of a patio compared to the downstairs unit, just enough space for a few people to sit. The unit interior was great, but wasn’t stocked with some of the things it maybe should have been as far as utensils and spices (we do a lot of cooking). We left behind some basics like salt and pepper for the next guests. Overall it was a great stay and we were close to stores to get everything we didn’t have there.

This is a great location. We felt it needed some TLC. The mattress' and pillows left much to be desired, and it just needs some sprucing up. Otherwise, this is a great place. Very roomy for our family and met all our needs. We would come back again.

Decent but Misleading!!!
WARNING! WARNING! NO AC WARNING! RENTER BEWARE! THIS UNIT DOES NOT HAVE AIR CONDITIONING. The amenities description clearly states that there is air conditioning. This is a bold lie. The owner has purchased a $285.43 12,000 BTU Portable Air Conditioner from Walmart or QVC! This thing is located to the left of picture number 5 (the front door) and drains into a mop bucket. You are required to empty this bucket to avoid a water slide in the dining room. This portable unit will not cool the unit during summer months. When you contact Michael for help, he tells you to open all the windows and turn on all of the fans! He states that the unit will cool off by 10:00pm PST. It does, two days later! On another note, the pictures need to be updated. Picture number 4 is not this unit. The furniture is correct on picture number 25. Picture number 12 shows the sink for the first bathroom. You will need an engineering degree to turn on the water for this out of date shower. Here’s a hint: hold the tab on the outer ring while turn the inner knob towards yourself. But, be careful… if the outer ring is turned to far to the left, you will need googles and a burn unit to save your skin!! The televisions do not work. Michael is the proud owner of one Apple TV device. This unit only works when you have access to the internet. The modem MUST be downstairs in another one of the other two units. A family vacation usually ends with everyone around the television. But, ours ended with everyone using their iPads individually.

Caveat Emptor - Renters Beware
The best way to describe our rental experience is caveat emptor – buyer beware. While the apartment is indeed very close to the beach, there are several negatives that far outweigh that benefit, especially in light of the high price we paid after including service and cleaning fees. We wish we had known the following before selecting this rental: 1) The listing claims the apartment has a/c, and while technically true, the system is utterly incapable of cooling down the unit. We should have known something was up when we noticed fans in every room of the apartment. After speaking to the owner about the heat, he suggested we open all the windows and promised that that would cool down the apartment quickly – instead, at 10pm still, we have been sitting in 85 degree heat attempting to cool down our toddlers and swat away the flies that flew in through the open windows. 2) The internet/cable modem is inconveniently located in the unit downstairs instead of our apartment. This means that when the renters downstairs unplug the device and are not home, you’re out of luck if you want to use the internet or watch TV. 3) If anything goes wrong, the owner is very responsive via text, but isn’t able to provide any meaningful help given the situation that we experienced. For the same price, we could have stayed at a 4 star hotel on the beach. In summary, when paying a premium price, we don’t think it’s unreasonable to expect an apartment that offers a basic level of comfort or amenitiesl. Other positive reviews indicate that when things go well, staying at this rental can be a good experience, but when things go wrong, as in our case, it can be an uncomfortable and frustrating stay.

Fabulous location, all around great beach house!!!
We recently stayed here for a girl's weekend and couldn't have had a more pleasant experience. The house is nicely furnished with comfortable beds and new decor and furnishings. The location couldn't be more ideal, with a short 3 minute walk to the beach at the end of the street. There are coffee shops, mini-marts and a great pizza restaurant across the street - we even ordered pizzas and took them to the beach one night - really memorable! The only downside was that we were unable to get access to the wifi, which was frustrating for those of us who needed to keep in touch at the office and were burning up our data. But that was our only complaint! Would HIGHLY recommend and will be returning when we visit Newport again!

We would stay here again
The house was great. There were a few hints that would've been helpful to know beforehand. The location is great but it does sit on a busy road making it very noisy. There is a pop up tent in the garage which is really nice as well as a port a crib. It says it has beach towels but being your own, the ones there are threadbare. Close walk to the beach and next to lovely year round residents.
