Please read the full list of rules below so that there are no surprises upon arrival or throughout your stay.
- No Parties:
Parties are strictly prohibited due to potential liability issues. Violation may result in eviction without a refund. A guest list and IDs are required for verification.
-No Pets:
Pets are not allowed on the premises.
-No Smoking or Vaping:
State-of-the-art smoke detectors are sensitive; triggering alarms may result in a $500 charge. Any rule infraction causing alarms will incur a $500 charge.
-Leasing Office:
Do not enter the leasing office or talk to the property management staff for any reason. We have a mutual agreement with the complex that all our guests communicate ONLY through the Airbnb platform. From there, our team can directly communicate with the complex on your behalf. Any violation of this agreement will lead to an immediate termination of your reservation. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine.Quiet hours are 10 PM on weeknights, 11 PM on weekends.
-Packages:
Guests are not allowed to order mail/packages to the location. Rejected deliveries are not the host's responsibility.
-Maintenance:
Property management handles general maintenance. Guests should be patient. Non-emergency maintenance issues may take time. A $50 fine for not allowing maintenance staff during the reservation.
-Cleaning:
Cleaning fee is for a courteous guest. Unreasonable mess post-checkout incurs a $100 fee. Specific guidelines for mop and dishwasher use.
-Surveillance:
Video and audio surveillance in use (Ring doorbell mounted at the entrance). Noise-detecting technology (Minut) may monitor excessive noise levels.
-Key Fob:
Failure to return or damage to the key fob incurs a $200 replacement cost. Parking decal replacement cost is $80.
-Check-In/Out:
Check-in window: 4:00 pm to 2:00 am.
Early check-in fee: $50 per hour before 4:00 pm, full day fee before 12:00 pm.
Check-out time: 11:00 am.
Late check-out fee: $50 per hour after 11:00 am, full day fee after 12:00 pm.
Early/late check-in or late check-out requests must be made in writing one day in advance. Approval not guaranteed.
-Cleanliness:
Enhanced cleaning during COVID-19. High standards exceed CDC recommendations. Staff wears masks, gloves, and shoe coverings.

1) No parties
We do not allow parties because these things often lead to a multitude of liability issues that threaten our permit to rent - issues with the homeowner, with the neighbourhood, with the fire department, and with the laws surrounding property management (e.g., property capacity). If this rule is broken, then you will be asked to leave without a refund since you have chosen to put our permit at risk. So, to ensure that there are no infractions of this rule, we will ask for (1) a guest list and (2) the IDs of every adult within each reservation. Obtaining these two things also helps us protect you by ensuring that the right person and the right amount of people arrive at the property.
2) Pets
Pets are permitted, but we kindly request that you inform us in advance and disclose the presence of any pets to avoid any potential cancellations. An additional Pet Cleaning Fee will be applied based on the length of your stay and the number of pets:
* 1-7 Nights: $25 per day per pet
* 8-28 Nights: $200 flat fee per pet
* 30+ Nights: $300 flat fee per pet
Please note that pet fees will be requested through Airbnb after the booking is confirmed. The total amount due does not include pet fees.
For the safety and consideration of others, pets must be leashed at all times when outside of your apartment. Additionally, it is your responsibility to clean up after your pet, and we recommend bringing disposal bags to maintain the cleanliness of the property, as we do not provide them. Your cooperation in adhering to these guidelines is greatly appreciated.
3) No smoking, vaping, or the like
We have state of the art smoke detectors that are hypersensitive to all vapours and gases. If the alarms in these detectors are set off, then it will notify the fire department and we will be charged $500. And if we find out that the alarm was caused by some infraction of our rules, then the person who triggered the alarm will be charged $500.

6) Maintenance
Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check-in, it will be reported to the complex staff; but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first. $50 fine for not allowing maintenance staff to enter during reservation.
7) Cleaning
Our cleaning fee is based on a courteous guest (e.g., someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. 1. Mops may be left out on the balcony to sun dry and disinfect. 2. Dishwasher may be running and/or full of clean dishes.
**This home has been professionally cleaned and sanitised. For your comfort, we continue the flow of air throughout the home which may include the A/C, heater, and/or ceiling fans. These factors may slightly alter the state of the home between the time the housekeeper has finished cleaning and the time you arrive. When you enter the home, you are bringing in dust, debris, hairs, lint, and other particles. These particles may settle on surfaces within the home.**
