the Lima experience
My sister and i were looking to start the new year with a relaxing stay in a peaceful setting. Lima Modern was all that and more! the house is clean, well appointed, and in a cozy, quiet neighborhood. Francie was the consummate host. from the very start, she was patient and answered all questions. working with her was easy, and comfortable. she made us feel right at home in her lovely little home. i would recommend this property to any and all who are looking to relax in a beautiful, quiet setting. we will most certainly be back!!

We loved our stay here, I would say it’s nicer than the pictures on the listing. It’s in a great location and we loved exploring the neighborhood on the bikes. So close to the airport and downtown but quiet and private. We would definitely stay here again

House was wonderful, quiet and calm
There is nothing bad to say about this home, but we were surprised to get a notice the night before we arrived that there is a quiet ordinance in place in Palm Springs. Luckily, we were with friends and family who are relatively quiet so there was no issue, but it is definitely not a home for a loud group.

Always Amazing!
Our fourth stay at Lima Modern. It is perfect. Quiet and private, the house is wonderful and maintains its historic charm, has everything you need, and the pool and view of the mountains are incredible. It is a perfect spot to relax and explore all PS and the area has to offer. Close to everything and a beautiful neighbourhood for a stroll. Francie and her team are an A+++, very responsive and a joy to deal with. Lima Modern is a perfect home away from home. And we will be back, again!

I love this place. It's quiet, peaceful and beautiful. Everything you need is supplied. The pool at night on an air mattress was especially relaxing. I just want acknowledge Francie as a wonderful host. I hope to return to Palm Springs and it I do, this will be the first place I'll check for availability.

Quiet MiMo serenity
Limo modem was exactly what we wanted to experience a MiMo home in the movie colony of palm springs. A very tidy home to relax and enjoy the Mountain View. The pool was great but summer time temps would have been nice if the pool had a chiller option but that didn’t stop us from enjoying it. Overall a great rental.

Amazing stay in Palm Springs
We enjoyed our days here in Palm Springs. Host answered all of our questions and wonderfully anticipated our needs and answered our questions before we arrived. Property was exactly as described and shown in photos. Mid-century decor was fun and we especially enjoyed being in a quiet neighborhood. Location is convenient to everything in Palm Springs. House was clean and we appreciated the numerous amenities that were provided. Beds were comfy and we enjoyed the many spaces to quietly lounge outside. Wonderful pool! Pool and gardening crew quietly and efficiently did their work while we were there. All appliances worked perfectly (could not get the outdoor gas fire pit to work, but not a big deal), though we would have preferred a newer coffee machine. Also thankful for the dishes and basic supplies that were provided. Many thanks to the host for our luxury getaway!

Quiet Stay
We had everything we needed. The home is more modest than some, but the photos are accurate and the property is very private. Cute decorating and very comfortable, fun inside and out. I loved the in-house washer and dryer, and cool bedrooms. You’ll enjoy your oasis in Palm Springs!

This is our second time staying at the Lima House and we love everything about it. The location, views, pool and comforts are so lovely and Francie is fantastic to work with and very accommodating. We’ve already booked again!. Can’t recommend it enough.

Wonderful house in perfect location
House is thoughtfully decorated and well stocked. Kitchen was easy to cook in, thanks to so many items I have at home that are often lacking in rentals. Beds comfortable. Backyard spaces provided many options for enjoying the sunshine. Definitely one of best rentals we’ve stayed in over past 30 years. Also we were charged for house and didn’t have to pay extra for my brother to join us for a couple of days- not always the case! Highly recommend

Comfortable-ish stay with things to consider
Our group was eagerly excited to enjoy some sun during the middle of the PNW winter. Less than 48 hours before check-in, I received a hard to follow email asking to fill out Good Neighbor form, which I recommend reviewing before planning your trip to Palm Springs giving better planning info, as it may not be great for a girl’s trip or bachelorette party. We had several back-and-forth emails, as the form sent to me was password protected and I had to creatively complete. When I then received an email day of check-in that it wasn’t filled out correctly, I had to scramble to find a way to send the form back. When we did arrive, we found a copy of the form printed out, pre-filled out, which was really disheartening given the back-and-forth I had been through. Unfortunately, upon arriving we realized the pool was too cold to comfortably use. I willingly accepted and paid the charges to heat the pool and charge to have the pool guy come out and turn it on. However, due to an issue, a heated pool was not an option during our stay. Francie did refund it, but I was frustrated by how many times I had to follow up on the issue and ask for the refund. Overall, we had a nice trip, however all these issues compounded on each other, it didn't exactly feel like a vacation and felt more like a work project. Our experience would have been elevated with more considerate and proactive communication about the required forms and rules as well as just how cold the pool was going to be.
