This boutique 5 BR villa offers plenty of style & comfort. The spacious interior boasts high ceilings, elegant furnishings, & many amenities. The gourmet kitchen is fully equipped. The BR's offer comfortable beds & plenty of storage. Relax in the private yard offering a heated pool & ample seating. The property is in a prime location close to the city's top attractions. This rental is perfect for families, biz travelers, or anyone looking for a luxurious escape.

INTRO

The theme of this home is Hollywood, and we have plastered a bunch of fun art all over the walls representing your favorite movies, creating great conversation pieces all over the home for your group. We are seven minutes to Old Town, seven minutes to the Biltmore, walkable to cafes in Arcadia, two blocks from a large park for walking or children playing areas. We welcome groups, bachelorettes, golfers, corporates, families, you name it.

Offering five bedrooms and four full baths with two additional half baths, privacy is not lacking in this home. Two great rooms (one on each floor) and an upper floor patio/balcony facing Camelback Mountain provide for a great entertainment home. Our gourmet kitchen offers a commercial stove/oven, a spice rack and all condiments.

The backyard offers a Gas Heated swimming pool (better performance than electric), a gas connected grill, privacy hedges, sun chairs, dining table, built in benches and games.


BEDROOM LAYOUT

Two king rooms both with full bathrooms and both on 1st level

Third bedroom (2nd floor) has a bunk with full bed over full bed, and a twin trundle that pulls out from under. So five total people and a full bath.

Fourth bedroom (2nd floor) full over full over twin trundle for five people.

Fifth bedroom (2nd floor) has two fulls for four people.

Fourth and fifth bedroom share a Jack and Jill bathroom.


GARAGE

Games with double basketball hoop and scoreboard, life-size connect four and Jenga.

Six adult bikes and three mini bikes with helmets provided as well.

One spot left free for parking.


1ST FLOOR

Main living space with couches, fireplace and chairs, along with a booth area for extra seating.

Coffee bar with six total bar stools and coffee bar seating. Great for plugging in and working on a high top as if you were at a coffee shop, like a Central Perk :)

Large kitchen/dining space open to the rest of the floor plan.

Community half bath.

The primary master has laundry machines in the master closet.

Floor to ceiling pocket doors opening to the backyard for integrated seating from the main living area.


2ND FLOOR

Great room provides two TV's, a Blitz arcade game, two bar tables with barstools for entertaining or remote work, large couches and two additional chairs, a balcony with four chairs and a table facing Camelback Mountain.

Laundry room as well for convenience.

Community half bath.

Three Bedrooms with two full baths.

Guest access codes are provided via a guidebook emails upon execution of the rental agreement. We have smart locks to ensure your privacy and safety so that no other guests have the same code as you!

All about the guest experience. You hear from us a few times when you book to get you onboarded and to get our guidebook with info that helpful to a successful trip, we also orient you with the home via phone when you arrive, then we leave you the heck alone :)

Best school district in Phoenix on the foothills of Camelback Mountain. Pristine neighborhood with manicured properties and closely located to Old Town, hiking, golf courses, cafes, etc.

All transportation apps service this area and easy to get around the entire city from here.

Heated pool, arcade like garage for rainy days, bikes in the garage to take around town, walkable to all Arcadia town cafes, close to Old Town, golf courses and all other attractions!

Our 2nd floor balcony that has fully opening pocket glass doors looks right at Camelback Mountain for amazing morning and sunset views!

Super close to Kachina Park (two blocks away) which is outstanding for kids.

Bike ride to the close water canal and ride into Old Town along the trail, or run/walk there!

We are a Guest Experience driven brand (IG @crescentretreats) and work with our groups to ensure a great experience. Plan your golf trip, Bach party and more!

THE PARTIES. This Short-Term Rental Agreement (“Agreement”) between the following:
Guest, and the Host: Fouad Bazzi (“Host”).

THE PREMISES. The Host agrees to lease the described property below to the Guest, and the Guest agrees to rent from the Host:
Herein after known as the “Premises.”

Policies and House Rules:

* Pets- NO PETS are allowed in or on the Rental Property. Unauthorized occupancy of pets will result in immediate eviction and forfeiture of all Rental Fees, Cleaning Fees, and Property Damage Protection. Guest will be responsible for paying for all costs to fix or clean any related damages or odors with a minimum charge of $5,000.

* Non Smoking Policy- This is a non-smoking property. Smoking at the Rental Property will result in immediate eviction and forfeiture of all Rental Fees, Cleaning Fees, and Property Damage Protection. Guest will be responsible for paying for all costs to fix or clean smoking related damages or odors with a minimum charge of $5,000.

* NO CONFETTI ALLOWED. Please be advised that the use of confetti is strictly prohibited in this property. This includes any form of confetti, glitter, or similar materials.

* Guest Responsibilities- Guest will not have parties, make loud noise or do anything that could disturb the neighbors. Guest is responsible for keeping the Rental Property and all its fixtures and furnishings clean, sanitary and free of any damage. Guest will not use couches or sectional sofa for sleeping. Guest will not sit on couches or sectional sofa with bare skin (clothing required, shorts, shirts etc). Guest will not use decorative bedding and pillows for sleeping, Guest will remove decorative bedding and pillows and use blankets, linens and pillows underneath for sleeping. When ever leaving house Guest will lock all doors and windows. Guest is responsible for costs to replace any missing items from the Rental Property. Guest is responsible for the cost to clean, replace or repair any damage to the Rental Property or any of its contents. Any breakage, damage, dirt/mess/stains requiring excessive cleaning to Rental Property or its contents or any other costs incurred by Homeowner due to Guest’s stay at the Rental Property will be charged to the Guest. Prior to Checking-out Guest will put all debris, rubbish and discards in the trash cans adjacent to the garage, all dishes, plates, utensils, pots, pans, etc. must be washed and placed in the dishwasher and the dishwasher cycle must be started (if not done additional cleaning fees may apply). Guest will leave all dirty beach towels on top of washing machine, place all bath towels and washcloths on bathroom counters or floor. Upon check out Guest will lock all doors/windows and shut off lights.

* Indemnification and Hold Harmless- Guest agrees to indemnify and hold harmless the Homeowner for any liabilities, theft, damage, cost or expense whatsoever (including but not limited to attorneys’ fees) arising from or related to any claim or litigation which may arise out of or in connection with Guests use and occupancy of the Rental Property including but not limited to any claim or liability for personal injury, damage or theft of property or theft of property or infringement of intellectual property rights (e.g., illegally downloading video, audio or text files via any internet service located at the Rental Property) which is caused, made, incurred or sustained by Homeowner. Homeowner is not providing any other warranty of any kind, except as otherwise expressly provided herein, whether written or oral, statutory or contractual, express or implied, including, without limitation, THE WARRANTY OF MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE OR USE, which are hereby expressly excluded. The term “Homeowner” as used in this Agreement shall include their heirs, successors in interest, assigns, employees, agents, and representatives where the context requires or permits. The term “Guest,” as used in this Agreement shall include Guest’s heirs, successors, assigns, invitees, representatives and other persons in or on the Rental Property during Guests occupancy (without regard to whether such persons have authority under this Agreement to be upon the premises), where the context requires or permits.

* Violation of Agreement- If Guest violates any of the conditions of this Agreement, Homeowner may terminate this Agreement and enter Rental Property. Upon notice of termination of this Agreement, Guest shall vacate the Rental Property immediately and forfeit all Rental Fees, Cleaning Fees, Property Damage Protection and Damage Deposit Payments.

* Pool- Guest understands that pool area is a liability and waives all liabilities of Host and assumes all liabilities. Cameras are on site and only viewed on an as needed basis in case of emergency or injury.

* Agreement - This Agreement, together with the attachments referenced herein and attached hereto, constitutes the entire agreement between the parties relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. No modification of this Agreement shall be binding on either party unless it is in writing signed by both parties. Each section, subsection or paragraph of this Agreement shall be deemed severable and if for any reason any portion of this Agreement is unenforceable, invalid or contrary to any existing or future law, such unenforceability or invalidity shall not affect the applicability or validity of any other portion of this Agreement.

Medical school graduation celebration
This house and the host were absolutely perfect for our gathering. The listing for the property doesn't even begin to capture how wonderful this house is and all the amenities that come with it. From the moment we arrived, we felt right at home. The spacious and beautifully decorated rooms, the well-equipped kitchen, and the cozy living areas exceeded our expectations. We would rent from this host again without hesitation. In fact, we've already discussed the possibility of renting this house again for a class reunion in a few years. The location was ideal, providing a peaceful and comfortable setting for us to relax and reconnect. Thank you so much for providing such a perfect place for us to reflect on our years as medical students and celebrate our graduation. This house truly made our gathering special and memorable. We can't wait to come back!

Wonderful house
Everything about this house was perfect. The house was made for entertaining and creating a fantastic experience for your trip. Everything in the house was clean and comfortable; not second hand items like you see in some vacation rentals. Communication with the host was clear, consistent, and fast.
