This is a B&B and super cute. Federico greeted us and spoke good English. He was also the person who took us to the airport or €15. The landscaping is stunning and they have a large front porch you can sit on to have breakfast or just relax. They offer books to read in the lobby and they have a three tea and coffee. There is a soccer school for children next-door so it becomes quiet around 6:30 PM. Shower temperature and pressure was good but they don’t have a little tray for yourself. The only thing that really bothered me is that you have to be super quiet because the walls between the rooms are extremely thin. I was having regular conversation on the phone and my husband could hear me all the way in the lobby. So watch out newlyweds if you’re going to make any noise everyone can hear you. I was woken up a few times by younger children running on stairs behind my bedroom. The location is fantastic right around the corner from the airport and the supermarket is literally around the store very affordable. They give you complementary breakfast but keep in mind that it is literally all pastries. There are no hot dishes.

Good option when flying to Rome

This is a very affordable, clean and comfortable option when flying in or out of the Rome Airport (FCO). Pros: Helpful manager, fair price, good shuttle service (for fee), decent breakfast, ample room size (with refrigerator), nice lobby (with complementary tea and coffee) and garden. Cons: The local area is not the greatest but we were exhausted and just walked to the nearby grocery store for some food. The rooms need a little updating. Our room smelled like cigarette smoke in spite of the fact there was a No Smoking sign in the room. We were pleased, overall, because it was much cheaper than the airport hotels and we slept soundly.

Villa is a nice place to stay but area not so good .We struggled to get the guesthouse by car from highway with gps ....perhaps owner can put in some effort to put up signs to the house as well as name of guesthouse Very clean and comfortable but breakfast disappointing

Perfect near-airport stay.

We arrived around 11PM to Fiumicino airport by train and turned around the next morning to fly out at around 5AM. So, we just wanted a nice easy place to rest our heads for a few hours before journeying home. Villa Rosita was perfect. They communicated with us before our arrival, coordinated getting us to and from the airport, and made this quick hitter at the end of the trip very easy. The room and bathroom were both spacious and clean, with the necessary fixins. I don't know what these faces really mean that hotels.com insists on using to rate hotels, but Villa Rosita gets top marks - "local area" gets a "not applicable," since we were only outside when walking from shuttle/taxi to the hotel door.

Beautiful villa; amazing landscaping out front

We were only there for a short, overnight stay to be able to get to the airport the next morning but we would have loved to be able to stay longer in this lovely place.

Lovely small hotel in residential neighborhood.

While having the convenience of being a 10-minute drive from Fiumicino Airport, this small, family-owned hotel is beautifully situated in a quiet residential neighborhood (little airport noise), with a small but beautiful lawn and marvelous porch for resting and relaxing. The owner is very circumspect about pleasing visitors to the hotel, and was immensely helpful to us during our brief stay, which included a day trip to the nearby Ostia Antica site.

Special treasure among the outskirts of Rome.

Federico met us at the door and offered us some cold bottled water. Much appreciated. He has a lovely hotel. I could tell that he puts a lot of work into the grounds and upkeep of his place. Beautiful garden and decorations off the front porch. Not in the prettiest neighborhood and definitely not in a touristy part of town. Only local businesses and a few restaurants and a grocery store within walking distance. Nice breakfast selections were offered. I was able to enjoy my morning coffee out on the porch.

Lovely home, away from city center

The B&B is very well maintained, clean and cosy. I chose this hotel as it is close to Fumicino(Leonardo Da Vinci) airport. The cab ride from the airport to Villa Rosita and viceversa could range between €15 and €20, I guess this is depending on the driver. Villa Rosita also offers shuttle service from and to the airport starting at €10 euros depending on how many passengers. It would had been €15 for 3 of us, however villa rosita's shuttle service starts at 6 am, and we had an earlier flight. There is no direct city bus from Fumicino to Rome city center, but from the airport, you can catch the T.A.M bus to termini station for €8 going and coming back. I would stay at villa rosita again

Avoid rude and not helpful

Our flight was arriving after the check in closed so we emailed the owner and said our flight was arriving after check in closed. In the end our flight was delayed by an hour and because of a concert in Rome there were no taxis available when we finally got out of the airport. We finally arrived at the accommodation at 02:30 in the morning. After ringing the bell for 10 mins we finally got an answer. I explained why we were late and apologised to be told "closed Sir". Then he refused to answer his bell. That left us at 3 am on a dark graffiti covered street with smelly overflowing bins and cockroaches scuttling about with no idea what to do. Luckily I was with my teenage son goodness knows what I'd of done if I was with my younger child. We then had a 40 minute walk to the Best Western Hotel with our baggage in a rough area. Avoid at all costs.

Flew into Rome, needed to overnight for early flight home. Federicko was great. Picked us up at the airport and got us back the next morning for a reasonable fee. Apartment was clean and comfortable.

Nice home away from home close to the airport

I was made to feel very comfortable in this charming villa in the neighborhood near the airport. The owner personally picked me up at the airport and brought me back with their easy round trip shuttle. The room was immaculate and had a window that opened up to the garde. In back. Very peaceful stay. Would stay againfor an early or late flight in rome.

Great hotel. The area isn't good for much and nothing is walkable, but we didn't mind since it was just our last stop before the Airport. We highly recommend if you're doing something similar!!

Quiet place near the airport

I was overnight in Rome before an early flight, close to the airport. They offer a low cost pickup and return to airport service USE IT ! Small B&B type place in a residential neighborhood. A few restaurants and supermarkets a few minutes by foot. Large very clean room. Quiet. Extremely friendly & helpful staff, English speaking. Very nice breakfast selection. Very good value for the money.

Absolutely the best

We were simply amazed at how wonderful the Villa Rosita was. Absolutely spotlessly clean, very quiet, super helpful staff, an affordable shuttle, a wonderful breakfast, and a room fit for a king. The shower was large, and the room was comfortable. The bed was so very comfortable and was exactly what we needed after staying at a different hotel with absolutely awful beds. There were plenty of places nearby for dining, and even a supermarket we walked to in order to buy a few groceries. I cannot say enough good about the Villa Rosita. We will definitely be staying here again.

Excellent room and staff, close to airport

Friendly staff, lovely room, very good breakfast. Stayed overnight between flights in and out of Rome. Room had lots of space, staff could not do more to help. Although the hotel is tucked away, we were picked up and taken to the airport by shuttle. We will stay there again.
