The villa
The property is located not far from the Rhône valley, nestled in the hilly Provençal countryside on the edge of the idyllic village of St. Restitut. It is built in the Provençal style and is owned by the family for 30 years.
The villa is generously equipped with all the amenities of a modern household and lovingly furnished in the style of southern France.
The room layout is ideal for families with children or for several friends. On the ground floor there is a lounge with two terraces (to the pool / front garden and to the rear park-like garden), a bedroom for two persons, a dressing room, a shower room with WC and a separate storage room with washing machine.
On the first floor is the spacious, elegant living/dining room with fireplace and magnificent views of the Drôme provençale countryside and the old village centre. The kitchen, a further bedroom for two people, a bathroom and a separate WC are also located on the same floor. A small highlight is a tower room, which can be reached from outside via the upper terrace. Five people can dine here. Another tower room is set up as a children's playroom.
On the second floor there is a romantic bedroom for two with a marvellous view of the natural garden, a bathroom with WC and the office room equipped with a desk and printer as well as another double bed.
A changing unit, a cot and various toys and games for children are available.
The villa is located on the edge of the village of St. Restitut in a very quiet location, in a large, beautiful natural garden with mature trees. The garden cannot be seen from outside and offers sun and shade at any time of day.
The very spacious, secure swimming pool is located in the front garden. It measures approx. 11 x 6 metres with a depth of 1.80 - 2.20 m and has a shallow area suitable for children and swimming.
There are also 2 car parking spaces on the enclosed property behind the gate.
Location
Between Montélimar and Orange lies - east of the Rhône - in the Drôme provençale on a ridge the idyllic, the medieval village of St. Restitut.
The house is located just outside the old center of St. Restitut, but not "isolated" and overlooking the outstanding 11th century Romanesque church. In St. Restitut there is a post office, a bakery, a pharmacy, a hairdresser, three restaurants with different ambience and in the middle of the village a very appealing bistro.
There are very good shopping opportunities in St. Paul Trois Châteaux, three kilometers from St. Restitut. The many markets in the area are wonderful.
St. Restitut and surroundings:
In the surrounding area, you will find fertile valleys where wine, lavender, fruits and vegetables grow alternate with interesting mountain landscapes.
To the southeast, you can see Mont Ventoux, the holy mountain of Provence, as well as the Dentelles de Montmirail, on whose slopes there are many famous wine villages. To the northwest, beyond the Rhône, one looks at the romantic Ardèche region, where the "discovery of the century" of December 1994 is located, namely the "Chauvet" cave paintings near Vallon-Pont-d'Arc, which are about 30,000 years old.
In addition, for lovers of culture the following locations have a high value:
- The Renaissance castle of Grignan, which has gone down in literary history through the correspondence of Mme de Sévigné with her daughter,
- Orange with its well-preserved Roman amphitheater,
- Vaison-la-Romaine, the "city of antiquity" with its medieval upper town,
- Senanque, the impressive Cistercian abbey, in a quiet valley near Gordes,
- Avignon, Fontaine de Vaucluse, Lubéron... And much more.
Leisure activities:
Concerts, open-air performances, exhibitions and museums are regular in St. Paul Trois Châteaux, Grignan, Valréas, Vaison-la-Romaine, Orange, Gordes, Avignon, etc.
In St. Restitut, not far from the house, there are two tennis courts. The nearest golf courses are:
- an 18-hole course in Montélimar (25 min.)
- 2 x 18 hole courses in Avignon (40 min.)
- an 18 hole course in Servanes (near St. Rémy de Provence)
- a 9 hole course in Clansayes, (10 min.) and Orange-Camaret (25 min.)
Bicycle tours and varied walks through vineyards and lavender fields can be made directly from the house or in the Ardèche, the Dentelles, the Baronnies or the Lance.
And a highlight among many is of course a canoe trip through the Ardèche valley and a visit to the Grottes d'Ardèche.
