GENERAL
Standard check-in time is 4 PM and check-out is 10 AM. We thank you for not smoking and not bringing any pets onto the premises.

Please ensure that the total number of guests you specify in your booking is accurate, including all infants and babies of all ages, and let us know if that changes. We will only accommodate those guests specified and no more above and beyond that number, especially due to municipal codes regarding occupancy.

NOISE & GATHERINGS
Due to the residential nature of our neighborhood and out of respect for our neighbors in the same building, we have a strict policy against social gatherings or any other loud/disruptive activities, especially after 9pm. This also means no visitors (anyone not already accounted for in the booking and already staying here) at anytime.

Our property manager lives nearby and he’s had to ask guests to leave in the past for throwing parties.

OCCUPANCY
Please note the maximum occupancy and number of bedrooms specified in this listing. The maximum number of guests shall not exceed this number at all times.

BEDS
The home has two bedrooms with a queen bed in each. There are two twin sized pull out beds available as well. Please let us know as soon as possible if you will be needing one or both them for your stay so we can make sure they are in the home when you arrive. We need at least 3 days notice please.

STAYS LONGER THAN 30 NIGHTS
The booking site does not have a mechanism for recurring charges, but as a benefit to both us and the guest, we do require a recurring cleaning of the unit to be scheduled once every 2-3 weeks at an additional cost equal to the original cleaning fee each time, and this would include cleaning of towels and linens.

FURNISHINGS
Moving existing furniture out of the apartment or new furniture into it without consent of the host is strictly prohibited. Moving large furniture within the apartment from one room to another is also prohibited as our housekeeper may not be able to physically move it back once you depart.

PARKING
Parking details are specified in the Amenities section of this listing. If there is no reserved parking, please observe all posted parking restrictions when utilizing public parking.

TRASH & RECYCLING
Use blue bins for recycling, green bins for food waste, and black bins for everything else.

INFANTS & BABIES
The space is listed as child-friendly because we've gotten a lot of requests from families with infants who want to stay with us. We'd be happy to host those groups, but unfortunately, we do not have cribs or pack and plays or any bedding of that nature available for use, so please bear that in mind if it is a requirement for you.

OTHER
We strive to ensure that all of our guests have the best experience staying with us but we understand that accidents may happen. If, during your stay, anything accidentally breaks (e.g., a wine glass, photo frame, vase, etc.), please let us know right away so we can be sure to properly deep clean it after your departure. This is primarily for the safety of the next guest who will arrive after you and we generally won't charge you any amount of the security deposit for small items or decor, so please don't hesitate to let us know. We really appreciate it!

CITY REGULATIONS
The City noise limits pursuant to Municipal Code sections 59.5.0401 and 59.5.0501, and remedies available to the City to address and enforce violations, including the issuance of individual administrative citations in an amount up to $1,000 to each guest and to the host. Upon a failure to vacate by the expiration of the occupancy term, guests may be deemed trespassers and may be subject to removal by relevant authorities Pursuant to Chapter 5, Article 1, Division 10 of the Municipal Code, if the police are called to address public peace, health, safety, or general welfare issues, guests may be responsible for the cost of the police response.

The apartment is the basement of a house, and well furnished. Nice sheets and towels. The problem was that I could smell mold/mildew and found it in the bathroom. I have a sensitivity to mold and I couldn't stay. All my clothes smelled moldy.

Quaint and cute!
This was an excellent find! The price was good, the location was EXCELLENT, and access to highways, good eats, grocery stores was fantastic. I was a little nervous about the parking as described but it was easy and I never had an issue with having a close and safe parking space. Our experience did not go very well. The first issue is that they don’t tell you that the ceiling is extremely low. I am 5’3 and was able to touch the ceiling with my hands. If your significant other is tall this is not a room for you. Very poor water pressure in the bathroom sink. They can upgrade the showerhead in the bathroom as well. The room is small. We knew that. Which was fine. We did not need a large room. Our first Day and night until the afternoon the next day was terrible. The people above us made so much noise with their footsteps. Extremely loud and it felt as if they were going to fall through the ceiling... we could hear their conversations. It honestly sounded like a herd of elephants up there. Very loud they had no regard for us downstairs. I called the manager of the property late that evening. He said he spoke with the guest above us and supposedly they got the message and would considerate and quiet. That was not the case!!!! It’s almost as if they chose to be louder. We weren’t able to fall asleep until a little after midnight. We were awakened by their loud footsteps once again EARLY the next morning. This went on until they checked out around 11 AM. After leaving the manager a message explaining this to him after our stay… We did not hear back from him. So therefore, I am definitely leaving a review. Celebrated my fiancé’s birthday there and unfortunately it did not go as planned with our stay. It’s unfortunate. The area is an older neighborhood. But conveniently close to coffee shops and small eateries which we did enjoy. Not too far from there is an ice cream shop the house delicious ice cream and waffle cones.

Awesome location/ great basement studio
Nice studio with plenty of storage, and nice gated, outdoor space Great heat/ ac unit. Bed and pillows are Incredible, very comfortable! Bathroom and kitchen are a bit quirky, due to floor plan, but are adequate and perfectly functional. I would stay here again for sure.

We had a great experience! The neighborhood is awesome. We were able to walk to the grocery store and everything is 10 minutes away. The option for dining is endless. The only thing missing was a vacuum cleaner from the place (not a bad thing - we just like to clean). Would highly recommend staying there.

A cozy space
The space is a renovated basement or lower level floor of a house that is sectioned off to create other rental spaces. There are people above you so if they are not considerate it could be loud. We could here the level above us walking around quite a bit. Fortunately it was quiet during early and late hours so we had no trouble sleeping. The host also asks guests to be considerate. It was a good amount of space for the two of us and its location to things like beaches and restaurants is great. It is laid out like studio with the bed and kitchen in a shared space and a living area separated by a wall. The one negative thing I would say is that there was a musty odor either coming from the rugs on the floor or like someone had cooked a lot in there without venting it and it smelled like old grease. Overall, it was an adventurous yet relaxing stay.

Our house in University Heights/Hillcrest was a prefect location to travel to our outing to Balboa Park( Great Gardens to walk) museums were closed mostly because of Corona. Wonderful Art shops to stroll through of local artists. The fabulous Zoo right next to Park also. Around the house were many restaurants and cafes. Also easy to go to Coronado Beach for people watching and sandy enjoyment. Must go to Pop Pot Pies just fabulous. Grocery stores very close. The neighborhood is very walkable and beautiful homes and gardens of Spanish style and local native plants which I really enjoyed checking out their names. The house is quite old with no upgrades. It could use some TLC. However we found it comfortable with a few distraction from the other residents noises. Sunset was right out the front porch to enjoy. Kitchen is not well stocked with supplies, so if you like to cook as I do you'll have to improvise! All in all a good stay and base for your adventures.

Great for a visit to San Diego
The studio was neat and clean and the description of the property was accurate. Nice touches like a bottle of wine and a booklet with recommendations for restaurants and other info. The bed was very comfortable. So glad they had A/C since it was unusually hot for our visit. No problem with parking. Easy to walk to neighborhood shops and eateries. We would definitely stay here again. The owners communicated promptly and responded quickly. As it is a basement studio it is a bit dark but it worked great for us.

This little studio is well located. We rented a car and the main freeways were an easy access. The studio is well organized and very clean. Bed and pillows very comfy. Cozy spot and convenient location!
We had a great stay and Jeff was a helpful host. This location is in a quiet neighborhood but really close to downtown also. We used uber mostly, it cost around $10 to ride to the Gas Lamp area downtown from the house. The bed was really comfortable and the closet is huge. It was really convenient to have a full kitchen and there’s a large full length mirror also which was nice when getting ready. We were pleased to see Jeff left us a bottle of wine to enjoy. Parking was also super convenient, no issues there. Definitely recommend staying here:

A Great Stay in a Great Location
We lived in San Diego county for several years and were there to visit old friends. We wanted to stay in an urban location that would be convenient to downtown and be a different experience from the typical motel. Jeff's place, as we called it, was perfect. Clean, private, easily found and accessed from the street, functional for breakfast which is the only meal we ate there (no toaster was a bit of a surprise). The unit was very tastefully decorated...not too much, not too little...and quickly felt comfortable. The separation of sleeping area and sitting room was very nice and allowed the two of us to read, follow the news, sleep in. Much better that a motel.

Quiet, clean, and comfortable in a great location.
I want to share how pleasant it was to stay here. The keyless system was easy to use. Upon entry, we were greeted by a bottle of wine, two glasses, and a list of local eateries. In our other VRBO experiences, we had to deal with lock boxes in the dark and were greeted by long missives about what not to touch and multiple housecleaning directives about washing dishes, sheets, and towels and taking out trash before departure, etc. Not so here! Just a very clean, comfortable, well-appointed, hassle-free place to stay. Thank you!

Cozy, comfy, and well organized...
My girlfriend and I came down to go to a Padres game and relax for the evening. Jeff did an excellent job making sure our stay went perfectly, and answered all of our questions promptly. The place was perfect and fit all of our needs, very clean, well organized, and simple yet elegant. Water, a bottle of wine, and careful instructions awaited our arrival, and the bed mattress and pillows were the most comfortable pillows we had ever slept on. I highly recommend this stay for anyone coming to the San Diego area! Thanks again Jeff for taking such good care of us!
