Good points: location is near to train station. Structure of property is great- high ceilings, big windows, good room size. Staff pleasant and helpful. Bad points: dirty carpets- really didn’t want to walk without shoes on- chewing gum marks on carpet. Even found clump of hair in ‘clean’ towel that clearly wasn’t ours. Lots of stairs no lift. Area felt like it had seen better days- felt quite rough. Breakfast very basic. Feel like this property has so much potential to be a really superb hotel. It just feels like the whole area needs investment. Such a shame as beach is beautiful and it’s so convenient to get to anywhere. We went ok day trip to Rye/ camber sands which was very nice and walked towards Old Hastings which is much nicer and along in the other direction where it is much quieter.

Second stay, still nice.

Pros: Location and staff.
A nice hotel a short walk from the sea front with private parking. I found the hotel staff to be friendly and helpful especially the young man that was on the desk overnight. Breakfast was nice and set me up for my day.
