Experience the ultimate Blue Mountains getaway at Sublime Mountains Escape, where every detail has been carefully curated to ensure a perfect stay for families and friends of all ages. Nestled just off Sublime Point Road in Leura, our retreat boasts an enviable location between the breathtaking Sublime Point Lookout and the prestigious Fairmont Hotel, (offering access to an array of facilities including golf, an ice rink, whiskey bar, cafe, and restaurant).
Situated on 3.5sqkm of bushland, in the midst of the renowned 20 km Grand Cliff Top walk, Sublime Mountains Escape provides direct access to some of the most scenic walking tracks in the area. With Leura town centre just a 5-minute drive away and key attractions like Katoomba, Scenic World, Echo Point (home of the Three Sisters), and Wentworth Falls within easy reach, our location serves as the perfect base for exploring all that the Blue Mountains has to offer.
Upon arrival, guests can access the house via steps to the front door or drive directly up to the garage and use the elevator for convenient access to the main floor. Inside, the expansive lounge beckons with plush seating arranged around a slow-combustion Nectre fireplace, ideal for cosy evenings in, while the adjacent dining area offers bushland garden views.
Seamless indoor-outdoor living is facilitated by multiple sliding doors that connect the lounge/dining/kitchen area to the outdoor dining space and terrace. The modern kitchen is a culinary haven, complete with all necessary amenities and a spacious breakfast bar for casual dining and conversation.
Entertainment options abound, with a full-size pool table, two 75" TVs (with Foxtel and Bose soundbars), a ping-pong table, and a supply of board games for you to enjoy.
Outside, a veranda hosts an outdoor lounge and BBQ, perfect for alfresco gatherings. There is a gazebo, with access via a footbridge and for the ultimate relaxation experience, unwind in the 8-person spa/hot tub located on the lower-level terrace, surrounded by the tranquillity of the mountains.
For the more active guests, there is a fully equipped weights area and plenty of space throughout the property for blissful Yoga or meditation.
The bedrooms are equally luxurious, with a well-appointed master bedroom featuring a king bed and a newly renovated ensuite bathroom on the main floor. Upstairs, three beautifully decorated bedrooms offer comfort and style, along with a newly renovated full bathroom with a bath and separate shower, and a convenient half bathroom.

We ask that you please read these Terms & Conditions carefully and in full.
We are proud to introduce to you a home where guests can relax in comfort and luxury. We strive to ensure that each and every guest enjoys an experience beyond his or her expectations.
As we entrust an entire property into guests’ hands, complete with brand new and premium finishes, we do expect that guests read, abide by, and comply with the Terms & Conditions (especially our strictly enforced ‘no party’ policy). We ask guests to show the utmost care and responsibility, and it is expected that the property and furnishings be returned in the exact same condition at the end of stays as at the beginning.
It is important that guests choose a property to suit their expectations, whilst knowing ours, it is our expectation that our property is solely used for quiet holiday purposes, and that guests understand their responsibilities before booking.
Rest assured, in saying the above, we are not unreasonable. We know that 99.9% of our guests are amazing, lovely people who simply wish to holiday in comfort – this is what we strive to provide.
Please, if in doubt, talk to us as these measures are not designed to prevent our guests from the normal, relaxing use of a holiday home, only to prevent those who believe having a party or not respecting a property and its neighbours, is acceptable.

TERMS & CONDITIONS OF “Sublime Mts Escape”
1. DEFINITIONS
1.1 “Booking” means the period for which you have stayed, or intend to stay, at the property.
1.2 “Property” means the premises you have booked called “Gladstone Retreat” and all its fixtures, fittings and equipment.
1.3 “Primary Guest” means the person who makes the payment and provides their payment method information to Airbnb.
1.4 “Guests” mean the persons who stay overnight at the property during the booking.
1.5 “You” refers to the Primary Guest and/or Guests.
1.6 “Visitor” means a person or guest permitted to visit the property during the booking.
1.7 “Host” means the person(s) who list the property on their Airbnb account and own the Property and includes Co-Host.
2. GUEST RESPONSIBILITY
2.1 Payment of the rental amount constitutes the Primary Guest’s acceptance of these Terms & Conditions.
2.2 If a guest is booking on behalf of other people, the person booking the accommodation is responsible for the property, and for making all guests and visitors aware of and abide by these Terms & Conditions. Additional information on the property is available to guests in the property’s House Manual. 3.
CODE OF CONDUCT All guests agree to be bound by the mandatory Code of Conduct for the Short-term Rental Accommodation Industry which creates minimum standards of behaviour and requirements for all participants and is available to be viewed at NSW Fair-trading Website.
4. PRIMARY GUEST REGISTRATION AGREEMENT
4.1 When booking the property, you accept that:
a. While you are in occupation, you are fully responsible for all breakages and damage caused to the property, its furniture and fittings, and/or any consequent loss suffered by the host.
b. All fixtures, fittings, furniture and appliances are assumed to be in good working order at the commencement of your stay, and in the event that any item is not in good working order at the commencement of your stay, you must notify the host immediately, so that the condition of the item can be recorded at that time.
c. If the host has not received notification from you, any damage will be deemed to have been caused by you.
d. Any breakages, damage/loss or injury which occur during your occupation must be reported to the host prior to your departure, and either replaced to the satisfaction of the host, or paid for prior to departure at an amount determined by the host at his/her absolute discretion. Failure to comply with this condition will result in a claim being lodged with Airbnb.
e. Malfunctioning equipment or damages - If there are any problems with the property or malfunctioning equipment, please report it immediately and do not leave your report until check-out. No refunds are issued for problems with TV, Internet or anything else that is not considered a necessity. Every effort will be made to assist with a solution where possible; however, there may be limited contractors or service providers in the area, after hours or on weekends. You will be held responsible for any damages to the property, caused by you, your guests or visitors. The property is inspected after each stay and if any items are missing or damaged you will be charged.
f. You have read and agreed with the host’s Terms & Conditions. On arrival, you agree to read the House Manual and to take note of all emergency exits and equipment.
g. You accept that smoking inside the property is forbidden, and no cigarette butts will be discarded on the property (both inside and outside the house).
h. The number of persons staying at the property does not exceed the numbers in the booking at any time during the occupancy unless written approval has been granted.
i. You agree that the property will be left in the same clean, neat and tidy condition, as it was when you arrived. This includes, without limitation; washing up, stacking dishwasher and putting on cycle before departure - a $30 charge will apply if not completed, fridge cleaned out - $50 charge, BBQ cleaned - $150 charge will apply. Any rubbish to be placed in appropriate bins provided, wet towels to be placed in bathrooms. If additional extraordinary cleaning is required, the cost will be charged to you.
5. NUMBER OF GUESTS
5.1 The number of guests staying at the property must not exceed the number stated and paid for on the booking confirmation, or subsequently agreed in writing by the host.
5.2 Additional guest rates at $50 per guest per night will apply to additional guests staying at the property over and above the number of guests stated on the booking confirmation notice.
5.3 Visitors to the property must have prior approval from the host in writing.
5.4 Guests are required to accurately disclose the total number of individuals staying on the premises during their reservation period. Any additional guests not listed on the booking and not approved in writing by the host are considered unauthorised. In the event of unauthorised guests being discovered on the premises, the host reserves the right to impose a penalty fee of $100 per unauthorised guest, per night, for the total duration of their stay. This penalty fee will be charged to the guest's account and may be deducted from the security deposit, if applicable. The host also reserves the right to terminate the reservation immediately without a refund.
