2 large upstairs bedrooms and stairway are carpeted for noise reduction, both bedrooms have queen beds with double bedside tables, one room has two double closets and sofa, other room has large walk-in closet. Upstairs bath has modern double vanity, with adjoining private shower room. Large kids playroom and/or home office has pull-out full-size sofa and bean bag, workout bike and 75 inch television for family viewing. Kids toys and bookshelf area are also in this room.
Large backyard has beautiful pool, two umbrella areas for eating and lounging. Beautifully lit at night with solar lighting on fence and accent lights on covered areas. One covered area has the spa that holds up to four with massage jets and TV with Roku. The other covered area just off dining room has chairs and outdoor carpet for after-dinner drinks and lounging.

This is to ensure that if there is any reason the House Rules cannot be followed, you, our guest, will have the option of cancelling the booking penalty free as we have a Strict Cancellation policy. – Neighborhood Quiet hours are after 10pm.
– Guest not sleeping should leave by Midnight.
– ABSOLUTELY no smoking in the home; do not discard your butts/ashes in the trash cans inside the unit. ANY evidence of smoking inside the home will incur a $100 fee to replace return air filters, ionization, and/or carpet and upholstery cleaning.
– We expect guests replace furniture and accessories to original locations, wash any dishes and remove their trash. Please place used towels in the laundry room and leave all used bedding on the beds. A deep clean/sanitizing process will be conducted between guests but we are able to avoid a full-price cleaning fee by requiring guests to clean up after themselves. Failure to clean up will incur an additional $25 cleaning fee.
– We purchase hotel-quality towels and linens. Old grey washcloths/hand towels are in the bathrooms. These are CLEAN but may have stains. Please use these towels to remove make-up, for general clean-up, etc. DO NOT use the white towels for these types of tasks as even bleaching often will not remove stains. Ruined towels will incur a $5 fee per Hand towel and a $15 fee per bathing towels. Sheets are purchased in sets and each set costs $60. Do not use hair dyes while staying with us as these stain porcelain, towels and sheets, and pillows.Guests will be charged the full $60 fee for ruining sheets.
– If guests are found to have had a party, which results in extra cleaning, guests will be responsible for extra cleaning charges. In the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
– If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
– This home is equipped with a video doorbell outside that records 24/7 for everyones safety. The field of view on this device is pointing toward the street and driveway. As well as a camera covering the backyard.
– Failure to check out by 11am will result in an additional night charge and/or expedited cleaning fee of $50. Items left behind by guests will be held in a secure location and if they are not picked up within 24-hours will be discarded or donated at our discretion.
– Children under the age of 18 must be under adult supervision at all times and may not be left unattended on our property at any time.
Pet Policy:
-Pre-approval is required for ALL animals, even service animals which are always approved and not charged. This is an insurance requirement.
-Crate when left unattended.
-Keep off all bedding: if your animal sleeps with you, you must bring your own sheets/blanket. Animals are not allowed on our sheets/blankets.
-Bring and use a sheet or blanket of your own to cover the living room furniture if your pet will be on the furniture.
-Pick up your pets waste and dispose in the outside dumpster only.
-Animals may not be bathed as this clogs the drains
-Be considerate of other guests and control barking especially between the hours of 9pm and 6am
-You are responsible for any damages caused by your animal
-$75 PER PET FEE for APPROVED pets (VRBO only lets us set a fee for one pet so if you bring more than one please mention it and after the first pet we will bill for each additional pet (excluding service animals)
HOT TUB & POOL RULES
- Before use of hot tub or pool Please sign pool waiver.
1. Always keep the hot tub cover on when not in use.
2. Do not sit or stand on the hot cover. It is not meant to support any person’s weight. You will be charged the replacement cost if any damage is done to the hot tub cover.
3. No food or drink in the hot tub or pool.
4. Shower before using hot tub – especially if you have lotions on your skin.
5. Swimsuits only: please do not wear normal clothes or metallic jewelry in hot tub or pool as they can introduce bacteria, and the hot tub chemicals can ruin your clothes and jewelry.
6. We recommend showering after to wash off any chemicals from the hot tub or pool water.
7. Children should not be in the hot tub/spa more than 10-15 minutes.
8. Follow the above listed quiet hours when using the pool or hot tub.
Things to note:
- Minors must be supervised by adults when in or around the pool or hot tub.
- Children under the age of 5 should not use the hot tub.
- Pregnant women and people with open wounds should avoid using the hot tub.
There are certain health risks associated with the use of hot tubs, Jacuzzis, saunas, and swimming pools - use with discretion and at your own responsibility. Hot Tubs are cleaned and chemically sanitized prior to each guest's arrival. Please leave the chlorine floater in the hot tub and pool at all times. We assume no responsibility for any occurrences associated with hot tub or pool usage.
Additional Information:
- Oklahoma is known for its various types of insects that can be found during any time of the year. We have pest control that sprays the property to hopefully remove any pests from the area.
- NO MAIL is to be received at this property. Unless pre-approved by host.
