We propose you to rent, on the commune of Vianne, this beautiful property with swimming pool and Nordic bath, of a surface of 345 m ² and being able to accomodate to 15 travellers. It is composed of a nice living room of 55 m² (with fireplace), a fully equipped kitchen, five beautiful bedrooms, three bathrooms (with shower and bath) and you can enjoy a garden of about 30 000 m². Wifi, bed linen and towels included, we are waiting for you!

The accommodation is composed as follows:
On the ground floor:
- A living room of 55 m² facing south with dining area, sofa bed, TV, fireplace (wood not provided).
- A fully equipped kitchen with electric kettle, oven, microwave oven, toaster, dishwasher, filter coffee machine...
- A second dining room adjoining the kitchen.
- An equipped gym.
- A toilet.

On the first floor:
- Bedroom 1, a double bed (140x190) with open bath.
- Bedroom 2, 3 and 4, one double bed (140x190).
- Bedroom 5, four double bunk beds (140×190).
All rooms are south facing.
- Two bathrooms with shower.
- Two separate toilets.

Outside :
- A 20mx6m swimming pool (unheated) open from mid-June to mid-September (dates not contractual) having two alarm systems. The pool will be private between June and September and shared between October and May.
- The pool house (the house next to the pool) will be available to you privately between June and September. Between October and May, the pool house is rented out and will therefore not be available.
- A private Nordic bath for 8 people available all year round.
- A beautiful garden of 30 000 m².
- A private terrace of 20m² with furniture (for 10 people) to enjoy the beautiful days.
- A petanque court.

- In summer (1st June-30th September): Gîte with 9 double beds, sleeps 15 (swimming pool, Nordic bath, sports room, billiard room).
- In winter (1 October-31 May): Gîte 8 double beds, sleeps 15 (Nordic bath, sports room, billiard room).

For even more comfort, the owners have decided to invest in the following additional equipment: barbecue, high chair, washing machine, baby bed, plancha, tumble dryer, fan, ironing board and iron.

The house is ideally located in Vianne, in a very pleasant environment. You will be able to benefit from the proximity of all the essential shops, as well as boutiques, restaurants, bars, markets...

Activities:
- Tourist sites: 10 km (Nérac) on the banks of the Baïse river, castle, LUD'O PARC aquatic leisure centre, horse riding centre. At 20 km (Roquefort) WALYGATOR (ex-WALIBI) amusement park.
- Center Parc, Domaine des Landes de Gascogne is 30 minutes away by car.
- Sporting activities: mountain biking, hiking...
- Events: Night market once a week in Nérac and open air cinema in the summer.
- Bandas festival in Condom (about 25 km) in mid-May.

Transport :
If you choose to come by car, you will be able to park directly in the house's private car park which can accommodate 9 cars.

As for other modes of transport, here is some information that may be useful to you:
- Agen train station is 35 minutes away by car.
- Bordeaux airport is 1h20 away by car.

Other remarks :
- Bed linen and towels included.
- Free Wifi available.
- The fireplace is functional, wood is not provided.
- Swimming pool: All children's swimming is under the responsibility of a parent. Opening date not contractual.
- The end of stay cleaning includes the preparation of the accommodation for future visitors. Please leave it in a clean and tidy condition and clean the appliances after use.
- Pets accepted (one pet only) at extra cost, please specify when booking. (€15/stay)
