Enjoyed our stay. The staff was very friendly (except the first front desk lady when we checked in) and helpful. The rooms were clean. The only negative comment is that the windows don’t block street noise.

Decent Hotel / Awful Breakfast
The hotel is in a great location...walking distance to dozens of great restaurants and bars. The White House is about a 15-20 minute walk. The rooms are very nice with a comfortable bed, good water pressure in the shower and an easy-to-use thermostat. The service at the front desk was decent but not very friendly. The hotel breakfast was an absolute disgrace. DO NOT BUY THE BREAKFAST! It is located in the adjoining Johnny Rockets restaurant and it is awful. There are a few cold items, cereals, etc. and six hot food items. The first morning we went down to the breakfast, we had to wait constantly for the hot items to be replaced. It seemed like there was never more than 1-2 items that had any food in them and those ended up being room temperature. The second day was so bad that we left after ten minutes of waiting for anything to be replaced. The final day we went for breakfast to a nice French bakery at a neighboring hotel. Honestly, it was a huge waste of money ($21 per day for two people). If you are looking for a budget hotel in a great location, this isn't a bad option but skip the breakfast.

The beds were very comfortable. Good shower. Our room faced the Main Street, so sirens and other noise was loud. The service at Johnny Rockets was abysmal. We had a much better breakfast at Call Your Mother up the street.

Close to many attractions and iconic landmarks that we wanted to see, we didn’t have to take a public transportation, except when we had to go home and got tired of walking, we had to take uber and had to pay only about $10 to get to our hotel as it’s a very short ride to the hotel. It’s walkable but we just got tired after walking from one landmark to another during the day. Staff are very nice. I like the dining area which is Johnny Rockets, the staff there are very nice too. I like their food. I highly recommend this hotel, there are two free bottled water every day which is very helpful.

The quality is a bit shy for $300 a night hotel. Of course the prices were determined by the location and a conference, but it could be better. For example, the faucet in the shower was a total disaster - when the temperature was in a comfortable range - the nose was so loud that I was afraid to wake up half of the hotel, so my shower was either too hot or too cold. The breakfast was a joke, especially when I had to pay $20 for it. It would be OK for a free continental breakfast in the middle of nowhere, but not a $20 breakfast a mile from the White House. IN addition I had to wait more than 10 minutes before somebody gives me a check and was pretty much late to the meeting. All other days I just walked to a nearest McDonalds and paid a fraction of this amount for a much better breakfast.

I had to pay for 2 nights of parking while I selected the hotel on Expedia's website because it was listed as free parking. I was not particularly eager to pay extra for something that was supposed to be included.
