Welcome to our charming waterfront retreat! This cozy Airbnb offers a private fishing dock overlooking a serene fishing pond, perfect for casting a line and unwinding. Embrace the outdoors with our inviting firepit area and relax in the comfort of our hammocks. Enjoy a game of horseshoe, or relax in the private hot tub. The downstairs great room is perfect to entertain your guests with a pool table for endless hours of fun. Come experience tranquility and excitement in one unforgettable stay.
The house has 4 bedrooms and 3 bathrooms.
On the property there is a stocked pond with outdoor seating area and a full child playground.
Guests will have access to the entire property except a few locked owner's closets. The pond is the only shared amenity. The guest quarters is now renovated and available to rent. This house adds an additional 4 bedrooms to the property. Please contact us to book the link to both houses together, expanding the capacity to over 20 guests.
This property is not located in a neighborhood. It is privately located on 3 acres of unrestricted land.
This property is out in the country and you will need transportation.

Important Payment Update: We no longer accept credit card payments over $1,000 due to chargebacks. Payments over this amount must be made via Zelle, Apple Cash, or ACH. VRBO may accept their fees via credit card, but the balance will be due with one of these alternate payment method.
A rental agreement must be signed by the guest reserving the property and will be automatically sent after you reserve the property. A government-issued ID will be required on the agreement.
Cameras are installed outside for security purposes. Noise monitoring devices are installed outside as well.

Texas has bugs and they vary by the season. Notify us if you find any pest issues. We do not offer refunds for pests such as roaches, spiders, ants, flies, etc. We have routine pest control scheduled by professionals.

By booking this property, you acknowledge that Breezy Vacation Rentals serves as the “Service Provider” throughout this agreement. While we facilitate reservations, guest support, and coordination of services, the Property Owner retains full ownership and control of the home.
To maintain a high standard of hospitality, we have established house rules and policies to ensure the safety, security, and enjoyment of all guests while respecting our neighbors and the property.

Required Fees
1. Damage Waiver / Deposit
• For stays under 30 days, select a deposit option:
- Less than 8 guests

- Pre-approved pets only. $49/pet per stay. Unauthorized pets incur a $100/night fee.
- No cats (due to allergies).
- Keep pets off furniture and clean up after them.

Extended Stays (30+ Days)
• Lease Agreement Requirement: A formal lease agreement may be required for stays of 30 days or longer. If required, the guest must sign the lease agreement within the timeframe specified by the Service Provider. Failure to do so may result in cancellation of the reservation at the Service Provider's discretion.
• Security Deposit Requirement: The Service Provider will confirm the required deposit amount with the Property Owner. If the Property Owner does not specify a different deposit amount, a refundable security deposit equal to 50% of the monthly rent per month of stay, capped at 1.5 times the monthly rent, will apply. If the stay extends beyond three months, the security deposit remains capped unless damages are reported by staff during property maintenance, cleaning, or inspections, in which case additional deposits may be required.

Check-In & Check-Out
1. Check-in: 4 PM | Check-out: 10 AM
2. Early check-in/late check-out may be available for a fee with prior approval.
3. Unapproved Late Check-Outs:
• A $150 fee plus $50 per hour will apply.
• If late departure prevents cleaners from servicing the property, a trip charge will apply.
• If the overstay causes the property to be unavailable for new reservations, the guest is responsible for paying the regular nightly rate, which is based on the prevailing rate at the time and may be higher or lower than the rate paid in their original reservation.
• If another reservation is delayed or impacted due to the overstay, the guest may be charged 100% of the next reservation in addition to any cleaning or trip charges.

Check-Out Instructions
1. Return keys, parking permits, and remotes to their designated spots.
2. Clean-Up:
• Dispose of trash and empty the fridge/freezer.
• Return items to original places.
• If you brought pets, please clean up all pet waste from the yard before check-out.
3. Laundry & Dishes:
• Leave bed linens on beds.
• Place towels in the laundry room and start a load.
• Start the dishwasher.
4. Outdoor Items (if applicable):
• Retract umbrellas, turn off pool lights, cover the hot tub, and secure outdoor items.
5. Final Steps:
• Close windows and doors, lock all entrances, and set A/C to 78°F or Heat to 68°F.
Note: Trash day details will be included in your boarding pass.

House Rules
1. No Smoking:
• Smoking, vaping, or marijuana use inside the home is prohibited.
• Smoke detection equipment is installed, and violations incur a $2,500 fine plus damages.
• Smoking is allowed outdoors only, and all waste must be disposed of properly.
2. No Illegal Activities or Weapons
3. No Parties or Events: Unauthorized gatherings will result in immediate termination without refund.
4. Occupancy: The total number of guests, including visitors, must not exceed the advertised limit.
• Guests are responsible for declaring accurate guest counts at the time of reservation and updating us promptly if there are changes.
5. Noise Monitoring & Quiet Hours (10 PM - 9 AM):
• Noise levels are monitored with indoor & outdoor noise sensors (they do not record audio).
• Tip: If you can hear noise while standing at the property line, it’s too loud.
• Free standing buildings:
- Excessive noise is above 75 dB outside or 100 dB inside
• Guests will receive automated text warnings if levels exceed limits.
• Repeated violations may result in eviction without refund.
6. Speed Limit & Parking Limit
• Speed limit of 10 MPH is strictly enforced on Jeanie Rd
• Absolutely no parking outside of the gates including on the street or grass area
• Do not block the driveway or in front of where the trash dumpster is located
• Improperly parked cars may be fined or towed
• Do not block other vehicles, dumpsters, driveways, mailboxes, fire hydrants, or street signs.
• Boats, ATVs, or trailer parking ARE allowed

Pool & Hot Tub Rules
For properties with a pool and/or hot tub, the following rules apply:
• Freestanding Hot Tubs:
- Do not stand or sit on the hot tub cover—it is not weight-bearing and will break.
- Always replace the cover when not in use to maintain cleanliness and heat retention.
• General Pool & Hot Tub Safety:
- No diving, running, or horseplay around the pool and/or hot tub.
- Children must be supervised at all times.
- No glass containers near the pool and/or hot tub.
