With a large deck overlooking a pond, tons of space, and even a firepit, you just may not want to leave! And if you enjoy fishing, you'll be happy to know that Burns Pond is listed as a warm water fishery by NH Fish and Game. Swimming, canoeing, and fishing will be right in your backyard!

As you walk in, your eye will be drawn to the large windows overlooking the water and the mountains right behind the lake. The open concept living space centers around a chimney with a soapstone wood burning stove and a working wood fired stove that can be used for cooking - just like in times gone by! But don't worry, the spacious kitchen offers all the standard modern appliances, such as a large French Door refrigerator, a gas range, and a large center island with double sink. Tons of cabinet space make it easy to store your supplies, and you'll have all the pots and pans you need to skip the restaurant lines and enjoy a home cooked meal with a killer view! Off the kitchen you will also find an enclosed 3 season porch - great for enjoying a summer evening without any bugs!

On this main level you will also find 2 bedroom. The primary bedroom has a king bed, large walk-in closet, large wall mounted TV, and stunning water views, plus an en-suite bathroom with walk in shower with body jets, and double sink. The second bedroom features a queen bed, large walk-in closet, and is next to a second bathroom and a separate laundry room with large washer and dryer available for guest use.

The downstairs has an additional 3 bedrooms and an incredible entertainment space with 2 separate areas. One is a game room with game table and chess table, plus a sitting area and LED lighting for ambience; the other one is a movie theater room complete with recliners, a library area, pool table and kitchenette and - of course, surround sound! The large TV provides access to live TV and on demand movies and shows via Hulu+, Disney+ and ESPN. This level also provides beautiful water views, and direct access to the short path down to the waterfront.

The three bedrooms all have queen beds, large closets and either water or woods views - all equally beautiful. One room also includes a crib for the youngest ones.

-Check-in: Any time after 4PM; Check-out: 11 am. Unauthorized early arrivals or late checkouts subject to $100/hr fee.
-Parking Limit: 3 Vehicles. Please contact Bretton Woods Vacations if you have any questions.
- No Unauthorized Guests or Pets: Guest and pet count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds. Absolutely NO PARTIES without express authorization. Pet fee for this pet friendly unit ($150/pet per stay) is not included in Airbnb quotes.
-Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property. A $100 fee may be imposed for violations of these rules.
-No smoking inside the unit; $250 fee for violation.
-We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
-Some of our homes are equipped with exterior cameras for security purposes.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
- Rates are based on standard occupancy of 2 guests per bedroom. Additional guests, if allowed in the specific property, incur a $25/per person nightly surcharge. As long as the correct number of guests is provided at booking, this is included in the total rate shown at booking! Children under the age of 2 do not count toward occupancy.
