Rental Agreement: This confirms the rental relationship between the tenant and the landlord, with Winterberg GmbH (VSW) facilitating the arrangement. Any changes to these conditions must be in writing and do not invalidate the rental agreement.
Participants: The property must not exceed the occupancy stated in the catalog or rental agreement. Children over two years old are considered persons. Pets are allowed only if specified in the rental agreement.
Cleaning/Responsibility: Tenants are required to keep the property clean during their stay and return it in a tidy state. This includes waste disposal, making beds, and ensuring the kitchen is clean. Tenants are liable for any damages during their stay and must report them immediately to VSW.
Payment Terms: After signing the contract, a 30% deposit is due within 8 days. The remaining balance must be paid 21 days before the rental period. Failure to pay may result in cancellation of the contract.
Deposit: Tenants provide a one-time SEPA direct debit as security instead of a traditional deposit. VSW may deduct any damages from this account.
Complaints: Any issues with the property must be reported to VSW within 48 hours. Complaints about cleanliness must be reported immediately, or the tenant assumes responsibility for any issues.
Cancellation: In case of cancellation, the tenant owes VSW compensation based on the following schedule:15% if canceled three months or more before arrival.50% if canceled between three and two months.75% if canceled between two and one month.90% if canceled within one month.100% if canceled on the day of arrival.
Illness Cancellation/Insurance: Tenants are advised to consider travel insurance for cancellation coverage.
Force Majeure: VSW can terminate the contract without notice due to force majeure or other circumstances beyond their control, or may offer a comparable property if available.
Printing Errors: VSW is not liable for any printing or image errors.
Disputes: Any disputes will be handled by the District Court in Arnsberg. Rental properties are only available to groups if at least one traveler is over 21 years old. Young groups and parties are not allowed.
