AC
Each bedroom has its own overhead AC system that can be set for each room. The common area has its own AC with independent controller. All are brand new Mitsubishi overhead AC systems installed in 2022
Heating system
The AC systems are dual AC/heating systems. Please use the remote to set the desired heat level. Each room also has its own electric baseboard heater with independent heat controllers. Bathrooms has its own electric baseboard heaters
There are 5 parking spaces on the property. The locations of the sparking spots are shown in the map posted on the front door & on the wall by the front door as you enter
COMMON AMENITIES (availability subject to change without notice for health/safety reasons)

FIRE PITS/OUTDOOR FIRES/FIREWORKS
Fire pits and any outdoor fires are absolutely strictly prohibited for renters. Fireworks of any kind, no matter how small, are absolutely prohibited by the association. These rules are seriously enforced by community security and the neighbors.
PETS
Sorry pets not pets. If you bring pets & violate the NO PETS policy you will be charged a cleaning fee + administrative cost as defined by the host. Owner will make exceptions for well trained dogs. Please contact owner!

PASSES/WRISTBANDS
The community requires vehicles to have a car/trash pass to have access to the property and wristbands for amenity access (children 4 and under do not need one). Minimum of 4 days prior to your check-in you will be required to give your vehicle information and mailing address in order to receive your car pass(es) and wristbands that will be available to you at the house once you arrive. If you do not provide the requested information in timely manner your reservation will not be honored & you will not be able to check in.
TRASH
Guests are required to dispose of all trash at the community dumpster (8-10 mins away) using their trash pass (see location map at the house). Trash is open Mon/Wed/Fri 7-3pm, Tues/Thurs 11-7pm, and Sat/Sun 7-7pm. Guests are responsible for disposing of all trash before checkout. Please read the trash schedule and coordinate accordingly depending on when you are checking-out as any trash left behind (either bagged or loose) will result in$25 per bag fee. Guests are also responsible for cleaning all dishes. Any dirty dishes in the sink, counters, or anywhere else will result in additional fees.
SNOW
During winter there is a plow service that will plow the driveway after the completion of storms over 6" - you must move your vehicle(s) to the street first. The driveway is gravel and the plow truck will not plow any snow under 6." There is a shovel and salt stored at the house for your convenience. Owner WILL NOT clear ice or salt the driveway. This is guest responsibility. Please take this into consideration when booking during the snowy months.
OTHER
Must be over 25 yrs old to book and the booking guest must actively stay at the house for the duration of the reservation.
Guests enter the lake at their own risk. USCG Approved life vests are provided for your safety. All guests MUST wear life vests to enter the lake
Guests are not permitted to smoke any substances (cigarettes, vape, e-cigarettes, hookah, incense, etc) inside the house or within 10 feet of the house outdoors.
Guests are required to read and follow the Towamensing Trail's Rules of Conduct. Loud parties, rowdiness, or disorderly behavior is strictly prohibited and subject to fines and/or reservation cancellation.
Please obey speed restrictions while you are in the private community. Security will issue tickets if you breach speed limits.
Home should be maintained as received, dishes must be cleaned and back in cabinets. BBQ grill must be cleaned after use. Cleaners come in to vacuum, disinfect and check for damages. Additional cleaning charges will be applied if the home is not returned in the state, it was presented when the guest first check in.
No Bachelor/Bachelorette, Bridal Showers or other parties.
Please note that from time to time the county will restrict access to the lake for swimming if the water quality measurements are not meeting the standards. This is beyond our control & please contact us to find out if swimming restrictions are active when you book your stay
