DESCRIPTION:
This home is a newly renovated single-family waterfront home directly on a canal with spectacular outdoor space with multiple decks and both bay and canal views! The home is situated at the north end of the island within an easy bike or golf cart ride to Anna Maria's Pine Avenue shops, the bayside beach, Anna Maria City Pier and gulf-side beaches!
Every amenity was thought of when this home was lovingly renovated! This home is so much fun you may never even want to leave.... bikes, kayak, SUP boards, multiple games, bocce, firepit, cornhole, and ping pong!
The home's ground floor has a one car garage and indoor/outdoor space with sitting area, TV and extra fridge. The pool is heated year-round and the spa provides some extra warmth and relaxation at the end of hard day at the beach. The home has two grills, gas and charcoal, as well as an outdoor shower! There is small private dock perfect for wetting a line or launching your kayak!
Head upstairs to the home's main living floor and you will find a gorgeous open concept living, dining, kitchen area. The huge kitchen island and breakfast bar has counter seating with stainless steel high-end appliances and every kitchen gizmo and gadget imaginable fit for every chef's need. You will be able to whip some fabulous meals at home or prep some libations for entertaining on one of the home's spacious covered balconies! There are two balconies on the first floor alone off both the front and back of the home with plenty of seating!
The main floor is also home to one king bed master suite with closet, TV and en-suite full bathroom with tub/shower combination accessible from the living room as well. The living room has games and large screen TV for enjoying some family time as well as washer and dryer.
Wind up the stairs and you will find the top floor has 3 additional bedrooms. There is a queen bedroom with closet, TV and full en-suite bath with walk in shower also accessible from the hallway. The 'family room' has a TRIPLE (twin) bunk as well as queen bed, closet, and TV. The final MASTER SUITE with king bed and TV boasts a sprawling master bathroom with separate closet, toilet closet, soaking tub, huge walk-in shower, double sinks, and even its own wine/coffee bar!
The top floor has two additional covered decks off the front and back of these homes with bay and canal views respectively. This home is truly going to be a home that you will want to come visit again and again for your AMI vacations!
Conveniently situated just steps away from water access, our property offers the perfect launching point for your aquatic adventures. With clearly marked signage, accessing the water for kayaking, stand-up paddleboarding, and more is a breeze. If you're looking to soak up some sun on the beach, Bayfront Park on the bay side or a leisurely stroll down Magnolia to the Gulf of Mexico (a mere 15-minute walk) provides picturesque waterfront settings for your enjoyment. For added convenience, our location boasts easy access to the nearest free trolley stop, just a 7-minute walk north, allowing you to explore the Gulf side of the island with ease. POLICIES:

Registered Guest must provide copy of ID, be at least 25 years of age and be present throughout entire stay.
Standard occupancy is 2 persons per every standard bedroom, an additional occupant fee of $25 per person/per night will be assessed for each occupant over this up to max occupancy, if applicable.
Quiet Hours 10p-8a. You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.
Reservations are typically taken for 7-night Saturday-Saturday stays. However, we can offer flexible stays with varying minimum night requirements and non-Saturday check-ins/check-outs during most of the year with exception to holidays and peak weeks unless city ordinances prohibit it. Always feel free to ask prior to booking to see if this is a possibility as we may not be able to accommodate changes after booking.
CLEANING AND SAFETY:
All our homes and linens are cleaned, sanitized, and inspected between each guest per industry standards. A starter set of basic amenities, linens, towels, and bedding are provided at the beginning of your stay per home occupancy. Daily housekeeping or linen services are not included in your stay.
Additional cleaning and laundry services are available by request mid-stay at additional charge. For stays of 28-days or more, a mid-stay clean will be required to be scheduled and paid by guest at additional cost.
This home participates in our Professional Linen Program. This ensures high quality linens and towels are provided according to the home's occupancy at the beginning of your stay. These are professionally laundered at a commercial facility between each guest. Please keep in mind extra sets are not kept in homes.
GOLF CART RENTALS:
Golf carts are a fun and easy way to get around the island! After booking, reserve one for your stay with our sister company, Once Upon A Beach Carts, for an exclusive discount for our vacation rental guests!
BABY EQUIPMENT RENTALS:
Baby equipment is not available for use at the home for safety and sanitation reasons. We are however partnered with local companies offering rentals of these items including pick-up and drop-off.
POOL & SPA (if any):
The pool is heated year-round at no additional cost for the convenience and comfort of our guests. Pool temperatures are set between 82-85 degrees and will not be set higher due to keeping proper chemical balance, clarity, and cleanliness of the pools. Due to strict city noise ordinances pool heaters and filters do not run during the hours of 10p-8a. Please note that cooler ambient temperatures (20 degree difference between water and air temperature) may result in pool heater unable to compensate the difference. We are not responsible for cold spells causing cooler pool temperatures or unexpected failure of equipment. Please note that a residential spa is a section of pool that once turned on provides relaxation, misting bubbles and warmer temperatures in the high 90s - low 100s but are not permitted to remain on 24/7 or will not reach temperatures like that of a commercial hot tub. Spas may not be operational during the months of June - September to avoid high temperatures of pool water which is detrimental to keeping proper pool chemical balances. Guests are required to read and abide by all posted rules, safety and operating information. Under no circumstance is any guest allowed to adjust pool equipment. Failure to abide may result in guests being fined or liable for any damages to equipment.
PROPERTY SECURITY/SAFETY:
Please note this home may be equipped with Ring, Nest or other exterior cameras viewing front door, driveways, pool equipment, and entry/exits of backyard areas only. Cameras are only intended to keep property safe and secure, monitor deliveries, assure occupancy, and are not angled into any areas where guests would assume or expect privacy.
PAYMENTS:
50% of total amount due must be made at time of reservation request to confirm reservation.
50% of total amount due must be paid on or before 60 days prior to check-in date
Full amount due must be made at time of booking if check in date is within next 60 days.
CANCELLATION POLICY:

For Reservations of 20 Days or Less:
Cancellations More Than 60 Days Before Arrival:
- If you cancel all or part of your reservation more than 60 days before your scheduled arrival date, you will receive a refund of your full deposit, minus the non-refundable booking administration (processing) fee that was originally assessed.
Cancellations 60 Days or Less Before Arrival:
- If you cancel all or part of your reservation 60 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.
For Reservations of 21 Days or More:
Cancellations More Than 180 Days Before Arrival:
- If you cancel all or part of your reservation more than 180 days before your scheduled arrival date, you will receive a full refund of your deposit, minus the non-refundable booking administration (processing) fee that was originally assessed.
Cancellations 180 to 90 Days Before Arrival:
- If you cancel all or part of your reservation between 180 and 90 days prior to arrival, you will receive a refund equal to 25% of the base rental rate and applicable taxes, minus the non-refundable booking administration (processing) fee.
Cancellations 90 Days or Less Before Arrival:
- If you cancel all or part of your reservation 90 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.
Important Cancellation Policy Information:
The Manager is not responsible for providing refunds due to circumstances beyond their control, including but not limited to travel disruptions, guest travel restrictions, changes in work or school schedules, or similar issues. Additionally, conditions such as weather, tropical storms, hurricane threats, environmental factors (e.g., red tide), construction, water quality, or beach conditions cannot be guaranteed.
Submitting a Cancellation Request:
- All cancellation requests must be initiated by the Registered Guest who booked the reservation.
- Requests must be submitted either through the website where the booking was made or in writing via email.
- Cancellation requests will not be accepted via phone, text, or from any party member other than the Registered Guest.
These policies are in place to ensure clear communication and a smooth process for all guests.
Travel Insurance:
- We continue to offer our U.S. Citizen guests (with the exception of residents of NY and HI) the option of purchasing CSA Travel Insurance directly through us. We strongly encourage all guests to purchase Travel Insurance to protect their vacation investment in the event of any unforeseen circumstances.
- Please note that refunds or credits are not provided for COVID-19-related cancellations, weather, or beach conditions that fall outside of our stated cancellation policy. Additionally, please be aware that hurricane season spans June 1st through November 30th, and Travel Insurance can help safeguard your plans during this period.
