Guest Requirements:
Registered guests must be at least 25 years of age, provide a copy of a valid ID, and be present throughout the entire stay.

Occupancy Limits:
The standard occupancy is two persons per standard bedroom. For additional occupants beyond this limit, a fee of $25 per person, per night, will be charged, up to the maximum allowable occupancy, if applicable.

Quiet Hours:
Quiet hours are from 10:00 PM to 8:00 AM. As this property is located in a residential area, we ask that you respect our neighbors by maintaining a reasonable noise level both during the day and at night. Excessive or unreasonable noise may disrupt the peaceful enjoyment of the neighborhood and is not permitted.

Reservation Policies:
Reservations are typically for 7-night stays, Saturday to Saturday. However, we offer flexible stays with varying minimum night requirements and non-Saturday check-ins and check-outs during most of the year, except for holidays and peak weeks. Please inquire before booking to confirm availability, as changes cannot always be accommodated after booking.

Cleaning and Safety:
All homes, including linens and towels, are cleaned, sanitized, and inspected between guest stays according to industry standards. A starter set of basic amenities, linens, towels, and bedding is provided upon check-in, based on home occupancy. Daily housekeeping and linen services are not included but are available upon request for an additional fee. For stays of 28 days or longer, a mid-stay clean is required and must be scheduled and paid for by the guest.

This home participates in our Professional Linen Program, ensuring high-quality linens and towels are professionally laundered at a commercial facility between each guest's stay. Please note that extra sets are not stored in the home.

Golf Cart Rentals:
Explore the island with ease! After booking, reserve a golf cart through our sister company, Once Upon A Beach Carts, and enjoy an exclusive discount available only to our vacation rental guests.

Baby Equipment Rentals:
Baby equipment is not provided at the home for safety and sanitation purposes. However, we partner with local companies that offer rental services for baby items, including convenient pick-up and drop-off options. Details will be provided at the time of booking, or you may inquire directly for more information.

Pool and Spa (if any):
The pool is heated year-round at no extra charge for guest convenience, with temperatures maintained between 82-85°F to ensure proper chemical balance and cleanliness. Pool heaters and filters do not operate during quiet hours (10:00 PM to 8:00 AM) per local noise ordinances. Please note that cooler ambient temperatures, especially with a 20°F or greater difference between air and water temperatures, may impact the pool heater's effectiveness.

The spa, when available, is a section of the pool that can provide relaxation, bubbles, and water temperatures in the high 90s to low 100s. However, it is not designed to function as a commercial hot tub and is not permitted to operate 24/7. Spas may be unavailable during summer months (June–September) to prevent overheating of the pool water, which could compromise chemical balances. Guests are prohibited from adjusting pool equipment; failure to comply may result in fines or liability for damages.

Guests are required to read and follow all posted rules, safety information, and operating instructions.

Property Security and Safety:
This home may be equipped with exterior cameras, such as Ring or Nest, positioned to monitor the front door, driveways, pool equipment, and entry/exit areas of the backyard. These cameras are installed solely to enhance property security, monitor deliveries, and ensure occupancy limits are met. Cameras are not angled toward areas where privacy is expected or assumed.

PAYMENTS:
- 50% of total amount due must be made at time of reservation request to confirm reservation.
- 50% of total amount due must be paid on or before 60 days prior to check-in date.
- Full amount due must be made at time of booking if check in date is within next 60 days.

CANCELLATION POLICY:
Please review the details of our Cancellation Policy page or Terms & Conditions at booking. We encourage you to review as OUR POLICIES HAVE CHANGED as of NOVEMBER 18, 2024.

For Reservations of 20 Days or Less:
Cancellations More Than 60 Days Before Arrival:
- If you cancel all or part of your reservation more than 60 days before your scheduled arrival date, you will receive a refund of your full deposit, minus the non-refundable booking administration (processing) fee that was originally assessed.

Cancellations 60 Days or Less Before Arrival:
- If you cancel all or part of your reservation 60 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.

For Reservations of 21 Days or More:

Cancellations 180 to 90 Days Before Arrival:
- If you cancel all or part of your reservation between 180 and 90 days prior to arrival, you will receive a refund equal to 25% of the base rental rate and applicable taxes, minus the non-refundable booking administration (processing) fee.

Cancellations 90 Days or Less Before Arrival:
- If you cancel all or part of your reservation 90 days or less before your scheduled arrival date, refunds will only be issued for the base rental rate and applicable taxes for nights we are able to rebook, minus the non-refundable booking administration (processing) fee.
- Please note: While we make every effort to rebook the property and issue refunds, we cannot guarantee that the property will be re-rented at the same rate or for the same number of nights originally reserved. For any nights that the property cannot be re-rented, as well as for non-arrivals, late arrivals, early departures, or alterations resulting in a loss of revenue, no refunds or price adjustments will be provided.

Important Cancellation Policy Information:
The Manager is not responsible for providing refunds due to circumstances beyond their control, including but not limited to travel disruptions, guest travel restrictions, changes in work or school schedules, or similar issues. Additionally, conditions such as weather, tropical storms, hurricane threats, environmental factors (e.g., red tide), construction, water quality, or beach conditions cannot be guaranteed.

Submitting a Cancellation Request:
- All cancellation requests must be initiated by the Registered Guest who booked the reservation.
- Requests must be submitted either through the website where the booking was made or in writing via email.
- Cancellation requests will not be accepted via phone, text, or from any party member other than the Registered Guest.

These policies are in place to ensure clear communication and a smooth process for all guests.

Travel Insurance:
- We continue to offer our U.S. Citizen guests (with the exception of residents of NY and HI) the option of purchasing CSA Travel Insurance directly through us. We strongly encourage all guests to purchase Travel Insurance to protect their vacation investment in the event of any unforeseen circumstances.
- Please note that refunds or credits are not provided for COVID-19-related cancellations, weather, or beach conditions that fall outside of our stated cancellation policy. Additionally, please be aware that hurricane season spans June 1st through November 30th, and Travel Insurance can help safeguard your plans during this period.

In the event the reservation dates fall within a mandatory island evacuation, unforeseen unavailability of the reserved home, the unavailability of a comparable alternative home, or an inability for vacation rentals to operate due to an executive order, the guest will receive a full refund of the base rental rate, applicable fees (excluding the booking administration fee), and all applicable taxes without penalty.

Great house to rent!
We rented this house due to the interior as well as what was included - bikes, kayak, paddleboards, etc. Everything in the house was perfect. It is about a 10 to 15 minute walk places but we used our golf cart to get around. We actually liked that it was a bit quieter where we rented. We went across the street to the bay - can't bring chairs as it is water access only but did bring paddleboards there, drove the golf cart to the beach or swam in the pool. There was more than enough room for the 6 of us. Literally the only thing I would do if I stayed again is to rent chairs as the beach chairs are a bit worn. But highly recommend staying here. We also rented our golf cart through their business.

We absolutely loved the house. All of the stuff in the garage (kayak, two paddle boards, four bikes, a ping pong table, a full size fridge/freezer, and more) was so cool to have. The kids (teenagers) had a blast using that stuff while the adults lounged in the pool. The kitchen was awesome and well stocked, the rooms were clean, the master is HUGE, and the master bath is beyond awesome. It is a bit on the expensive side, but you are absolutely getting what you pay for when you stay here. I would not hesitate to recommend this house, and would absolutely stay here again. My one and only complaint is that the kitchen sink has almost no water pressure and it makes it pretty annoying to try to rinse dishes pre-dishwasher. Seriously, that's it for negatives. Every other aspect of our stay was positive.

April break, after Easter break rush
We enjoyed the lay back atmosphere of Anna Maria Island. The house had everything we needed, and more. If we were to come back, we would probably stay on the gulf beach side as we were not felt welcome on the bay side beach right across the street from the house. We were told it was a "private beach" by a police officer and as long as nobody complained, we could continue to sit there.

Group of 7 (2 families), first time in AMI. We loved every day we were there. House was spotless. We had more than enough space! Recently renovated kitchen and master bath were definite highlights. The pool and spa were well-used during our stay - they were both perfect. Great location (neighborhood is nice and quiet but close enough to Pine St and AMI Beach). We rented golf carts and that was a lot of fun and made it easy to get around. Overall, we LOVED our time staying in the Salty Pirate and on AMI. We will be back!!!

AMAZING home and location!
The Salty Pirate is absolutely AMAZING! The home itself plus location cannot be beat! Right next to the bay, and just a minute or so from the gulf. The home was spacious, clean, and BEAUTIFUL. We loved everything about it, from the beautiful kitchen to the beautiful bay views from the upper deck. The location was PERFECT and our teens and toddler were provided everything they needed for the beach (bikes, toys, wagon, etc). We cannot thank the owners/management enough for making our stay SO easy and for being so accommodating. Anna Maria and the Salty Pirate both have our heart and we will be back!

Great Property!
Our favorite aspect of the house was the multiple porches and the pool/hot tub. Genius move putting a beer fridge convenient to the pool. Also the kitchen; we prepared many meals at the house and the large kitchen and island made the cooking process more enjoyable. Management company is attentive. The fire alarm battery needed to be replaced and it was promptly addressed. Short bike ride or a 10 minute walk to food, coffee and retail. I highly recommend this property. Kitchen supplies would benefit by adding a large pan for the stove top and a can opener. We purchased a can opener at the grocery store and left it for the next guest. We are considering a return visit which may include renting out the sister property next-door.

All the amenities and more…
We have been visiting AMI for the last few years and this is by far our favorite home that we have stayed at! The pool and jacuzzi were excellent. We used the kayak and paddle boards daily. The bocce court and ping pong table entertained us on a daily basis. Having a dock/pier was awesome for fishing and launching the paddle boards and kayak from. Bicycles were provided which was great because we typically rent them. We cooked meals almost everyday and the kitchen was very well stocked. Plenty of seating for large families. This house sits on the bay side and is only a short bike/golf cart ride to the other side of the island. I personally enjoyed being on the bayside much better. A short walk to our favorite restaurant The Waterfront and to be so close to the weekly farmers market and fishing pier was a nice surprise! Pine st. is close by with many shops and eateries. We really loved this house and hope to return next year!

Great location and outstanding amenities. We had adequate space for 3 different adult groups and one infant. The separate rooms and baths allow for privacy and the large open living space and decks allow for great gathering spots. The spa was well used and the pool was cleaned while we were there. Very close to everything significant and walking distance from The Waterfront, which was the best overall restaurant we frequented. Easy access to the beach which was mostly "private" because we never ran into anyone on it. The bikes were a nice addition for our group. Very nice spot for large family on the quieter side of the island, but every good spot was readily accessible. Every kitchen essential you'd need and all equipment was functional. Very clean and updated. Would highly recommend.

Beautiful house - Great location
This gorgeous house definitely exceeded our expectations! We chose this location because bikes, kayaks and paddleboards were included. With the beach across the street, my family was able to paddle along with a pod of dolphins on the first day. While sitting in the hot tub at night, dolphins came in to feed in the canal which was a treat. You could easily walk to the pier and many restaurants. Our family had an amazing vacation and enjoyed our stay immensely.

This was the perfect family getaway home! It was so nice to have so many “toys” right on site! What a great value… no need to rent a kayak, paddle board, or bikes!! We loved all of the outdoor gathering areas as well. We only wish we had more time to enjoy this home

The place was wonderful!!! Our only disappointment would be that we couldn't really get hot water in the soaker tub which would have been really nice. Otherwise everything was so great! Within walking distance to the pier, great shops and restaurants!

We loved our stay at Salty Pirate! Great open spaces, walk across the street to the bay, 5 min golf cart ride to the beach, nice pool, overall a great place! Only downside was air wasn't working at first but they came over and fixed quickly!

New Year’s Stay
Our stay at the Salty Pirate was a great one! The house was beautiful, comfortable, in a great location and had wonderful amenities. We enjoyed all of the balconies, fishing from the dock, the pool and spa, and being walking distance from shops and restaurants. Communications with the owners were great - they were always very responsive. Furniture and beds were very comfortable and everything was super clean.
