The Villa is a magnificent house of the 18th Century, completely restored. The house is situated in a prestigious panoramic property of 45 hectares consisting of woods, centuries-old olive trees and green meadows. The unique location of the house allows you to enjoy a wonderful holiday with family and friends. The house is situated in a unique and exclusive place, framed by a beautiful landscape between Lake Trasimeno and the Umbrian and Tuscan hills. The villa has everything you need to spend a wonderful holiday. The house is furnished with local style. The farmhouse has been recently renovated in order to provide maximum comfort. The Villa is on two levels. The ground floor consists of a large living room, a beautiful kitchen, a spacious double bedroom, a comfortable bathroom and a large room used as a utility room and laundry. More particularly, in the kitchen there is a beautiful and practical fireplace giving it a cozy and romantic ambience. In addition, the kitchen has a microwave, kettle, dishwasher, refrigerator, coffee maker, blender and everything you need to cook any kind of dish. The upper floor consists of two beautiful double bedrooms, a large living room panoramic, a lounge with a snooker, a beautiful double bedroom table and three stylish and comfortable bathrooms. Upstairs are the large floor to ceiling windows that allow you to admire a breathtaking view and be delighted by daily excited sunsets. In the garden adjacent to the house there is a beautiful and elegant private swimming pool (12m x 6m x 1-1, 8m) surrounded by fragrant rosemary bushes, lavender and roses. In the Garden of the estate there are benches, chairs, tables, sun beds and everything you need for a comfortable outdoor environments. The property includes a beautiful gazebo and a beautiful pergola. In the garden there is also a practical BBQ stone with which you can spend wonderful nights at the pool drinking a glass of 'Brunello' (a typical local wine) together with your loved ones and friends. The unique location of "La Villa" allows you to enjoy a relaxing atmosphere of rural tranquility. The "La Villa" guests may indeed sunbathe, relax, take a swim in the pool, walking, cycling, hiking in the woods directly on the property in a context of absolute privacy Besides the unique location and "La Villa" strategic allows you to reach easily important cities such as Rome and Florence. The Villa is only 15 km from the A1 motorway and 13 km from the railway station of Chiusi between Rome and Florence. Wonderful Villa, Beautiful Location
The Villa and the surrounding grounds were stunning. The pictures do not do the views justice - it is absolutely beautiful! Also extremely peaceful and quiet. We loved our time at the villa. The pool was a great size and perfect for swimming lengths. The kitchen was well stocked and had lots of utensils. The Villa was a great size and had lots of lovely places to eat or simply sit and enjoy the surroundings. The nearby towns and villages were all great to visit and had supermarkets, shops and restaurants. We definitely hope to go back it was perfect for us and our dog!

Wonderful vacation!
We had an amazing stay at The Villa! The villa is everything you see in the photos and is very clean with all the amenities you would need. The kitchen is very well equipped and all linens and towels are very clean. When we arrived at the villa we were overcome with the incredible views from every window. The pool is very clean as well. The villa is remote so if you wish to have a private Tuscan Villa experience then is is the place for you. I would say that the road into the villa is unpaved a a bit rocky, so just consider this when renting your vehicle. Simona was very responsive and helpful, she answered our questions in a timely fashion and we never felt that we trouble her. There are 2 grocery stores in a neighbouring town so you can purchase anything you may need or run out of.

Perfect
We stayed at the beginning of June and thoroughly enjoyed our time. The villa is tucked out of the way up in the hills and is excellently equipped with all you could need. There are plenty of pretty hill-top towns a short drive away, but once at the villa we were reluctant to leave! Perfectly peaceful, quiet and with far reaching views - great for sunsets. Will come back again.

Einziger Nachteil ist die Zufahrt von ca. 4 km über eine sehr unwegsame Straße / Schotterweg. Das Haus war super, der Pool auch und die Lage sehr ruhig und schön.

Beautiful view and well equipped house. Interior and garden need some redecoration.
We arrived after 15 minutes drive on dirtroads, some parts where good others where a challenge. The villa has an amazing view over the beautiful hills and villages. The garden has a very good pool with beds. The garden would be more usable when the pergola with picnic table would be in good condition, which is was not. The interior of the house is cosy, however in my opinion needs modernisation. The furniture is alle dark brown and it is clear that the renovation was some decades ago. For us the conclusion is that the price of the rent is too high for the condition the property is in. With some investments (new garden furniture, inside furniture, a more modern kitchen) the house would meet up the price.

Wunderschönes Haus in traumhafter, ruhiger Lage
Es handelt sich um ein sehr geschmackvoll eingerichtetes Architektenhaus mit 4 Doppelzimmern mit eigenen Bädern (3 im 1. OG und 1 im EG) auf einem sehr großen Grundstück mit wunderschönem Ausblick. Die Anfahrt über eine holprige Staubstraße ist etwas mühsam, aber es lohnt sich! Es war sauber, alles, was man braucht in ausreichender Menge vorhanden. Der Kontakt zum Vermieter war unkompliziert.

Superb relaxing stay at magnificent Villa emerged in nature
We loved every minute of our stay at 'The Villa'. Simona is a very friendly host and quick in responding. We had no trouble at all with finding the house. Yes it's remote, but we love peace and quiet. So, we didn't mind a drive on dirt roads to discover this hidden gem. We have been visiting Città della Pierre and surroundings for more than 10 years now and we have to say, this house for sure is our number one hidden secret. 'The villa' is a lovely clean farmhouse renovated with respect for its past. The house has everything you need and we especially loved the large kitchen and the many outside sitting area's. The pool is large and clean and the garden and park, oh my, how can I write about something you really have to experience? The property is huge and very quiet and we loved strolling the garden and surroundings. We saw deer, wild boar, foxes, badgers and a lot of other wildlife. The many butterflies around the poolside area are beautiful to watch. If you don't mind a drive on dirt roads ( strade bianche), if you like real country life, peace, quiet and authenticity than 'The Villa' is definitely the place to go to.

Struttura meravigliosa....ma strada di accesso impossibile e mal tenuta
Struttura bella e dotata di ogni confort, piscina ben tenuta. Il problema è la strada per arrivarci, circa 3,5 km di strada bianca con l'ultimo tratto di circa 1 km che è una vera e propria mulattiera con pendenze pericolose, sassi e voragini. Ci siamo recati con due vetture da città, quindi basse, e su una delle due ho avuto un danno notevole ed ho dovuto chiedere una vettura sostitutiva modello SUV per non restare "recluso" in casa una settimana. Altro limite l'assenza di zanzariere nelle stanze da letto. Avendo con noi in famiglia una persona con disabilità motoria abbiamo temuto che qualora fossimo stati colpiti da un'emergenza avremmo avuto forti difficoltà nel raggiungere una struttura sanitaria in breve termine, in quanto un'ambulanza lì non sarebbe mai arrivata, fortunatamente ciò non è accaduto. Se fosse piovuto sarebbe servito un mezzo cingolato per non rimanere impantanati.

Très agréable séjour!
La situation de La Villa est superbe! Tant les aménagements que les équipements sont conformes à la description. Simona est toujours prompte à répondre aux questions et attentes et de bon conseil... Seule petite ombre au tableau, le chemin d'accès pas prévu pour des voitures de sport, donc chaque déplacement prend un peu plus de temps que prévu mais la récompense est au bout du chemin ;-)

Traumhafter Ort zum Entspannen
La Villa ist ein ganz besonderer Ort. Eine traumhafte Lage und ein atemberaubender Ausblick. Wir haben uns als Familie mit erwachsenen Kindern sehr wohlgefühl und werden auf jeden Fall wiederkommen. Das Haus ist sehr groß. 4 Zimmer mit jeweiligem Bad, eine Küche mit allem ausgestattet, die zum Kochen und Grillen einlädt, Wohnzimmer mit Kamin, Terrasse und überall Plätze um das Haus herum, wo man sitzen, essen oder chillen kann. Alles im italienischen Bauernhausstil eingerichtet. Toll auch der Billardtisch. Der Pool ist groß und es gibt ausreichend Liegen. Der Pool wurde fast täglich gereinigt, wobei wir niemanden gesehen haben, da dies früh am Morgen geschah. Simona ist super hilfsbereit in allen Fragen und reagiert sofort auf Anfragen. Ein sehr netter und freundlicher Kontakt. Die Zufahrt zum Haus ist holprig und beim ersten Mal nicht so leicht zu finden. Man muss sich sehr genau an die Wegbeschreibung halten und wenn man es einmal geschafft hat, kennt man die Stellen auf die man achten muss. Es lohnt sich aber auf jeden Fall. Wir hatten eine tolle Zeit. Das Grundstück ist eingezäunt und so konnte unser Hund bedenkenlos frei laufen. Simona hat uns mit Tips und Hinweisen versorgt. Vielen lieben Dank dafür!!!

…wobei das Objekt ein bisschen in die Jahre gekommen ist und eine Renovierung (Mobiliar, Außenanlagen) vertragen könnte. Die letzten drei Kilometer des Anfahrtsweges sind nichts für tiefergelegte Fahrzeuge. Dafür ist die Alleinlage traumhaft.

Vakantie op de berg
Wij, 4 volwassenen en een hond, hebben het super gehad in de Villa. De weg er naar toe is wel een uitdaging maar eenmaal boven is het genieten van het huis, de rust en het zwembad. Aanrader is Citta della Pieve, je zit het liggen vanaf het terras en het zwembad.

The house is quite big and very good equipment. Spacious and nice swimming pool. Beautiful view. I can recommend it in this house. Only two things worse wrong. Connection Road in very poor condition and Wi-Fi working from time to time. All rest things whrose from good very good.

Wir haben zu zweit mit Hund, 10 Tage in völliger Ruhe und Abgeschiedenheit verbracht. Das Haus liegt großartig. Panoramablick rundum, die Landschaft lässt einen schnell zur Ruhe kommen. Der Pool ist super, groß genug um Bahnen zu schwimmen. Ein tolles Fleckchen Erde. Ein Hinweis zur Zufahrt: Für tiefergelegte Fahrzeuge definitiv ungeeignet. Wir haben das für die Aussicht gerne in Kauf genommen.

Wonderful three weeks in absolute remoteness
We have spent three wonderful weeks in absolute remoteness. The house is large and well equipped, very pleasant that each room has a bathroom. Access is via a four kilometer gravel road, one kilometer of which is in very poor condition. But you are in the middle of nature, every evening we could watch foxes, badgers, hares and deer very close to the house, and you also have a magnificent panorama of Citta della Pieve, Chiusi, Montepulcano and the sunset. Very pleasant pool, which was cleaned every second to third day. For the days in between we would have liked a Dolphin (pool robot) to keep the pool clean. There was also a lack of other supplies to clean the house once in between (we didn't manage to get the two available vacuum cleaners working). In previous years we have always rented houses in Umbria - this year for the first time there was no personal contact with the owners/landlords, there was also no welcome greeting (fruit, olive oil,...) as in previous years, which made the whole thing a little impersonal. But overall we had a wonderful vacation.

Calme et sérénité en famille
Un MAGNIFIQUE lieu où se reposer et se ressourcer. Nous avons séjourné 15 jours dans cette ancienne ferme joliment restaurée. Au calme absolu au bout d'un chemin (la tranquillité se mérite un peu!) , dans une magnifique oliveraie face aux collines de Toscane et d'Ombrie vous dinerez, soleil couchant face à Citta' della Pieve. Maison agréable, spacieuse et confortable attention toutefois frelons et guêpes (Simona a aussitôt dépêché Mr Ferdinando avec une bombe pour régler le problème) nombreux en été (c'est la campagne) vous pourrez apercevoir, tôt le matin des lièvres mais point positif pas de moustiques! La maison est bien ventilée mais il peut parfois faire un peu chaud (il y a des ventilateurs). la piscine est belle et grande, de nombreux endroits dans la maison et le jardin pour s'isoler, bronzer ou lire à l'ombre d'un arbre. Faire du sport... La cuisine est très bien équipée, le BBQ un peu ancien mais adapté pour 8. Et comme nous sommes en Italie, il faut impérativement tester le four à bois pour la pizza ou les "lasagne al forno". Simona la gérante est très sympathique, accommodante et réactive. Je recommande vivement cette maison.

Sehr schöner Urlaub mit Top Aussicht
Wir haben mit zwei Familien einen super Urlaub verbracht. Die Lage des schönen Hauses auf einem Hügel ist perfekt. Super Aussicht, immer ein kleiner Wind - super im Sommer. Der Pool ist schön groß. Das Haus bietet ausreichend Platz und ist gut ausgestattet. Die Küche hat aller Nötige. Super: der große Kühlschrank mit Eisfach. Es hat uns sehr gefallen.
