North Gate House Rules & Information
1. NO Smoking of any type (Vapes, e-cigarettes, etc) allowed on the property this includes all indoor and outdoor spaces. No drug use/illicit substances anytime, anywhere on the property.
2. PETS are NOT allowed on this property.
3. No Parties (we have neighbors, so keep noises to a min.). Guests are welcome to have fun and have a group gathering, but keep it to the number of guests registered and Max of 8. No extra guests. In the event of any parties, events, extra guests, or unauthorized visitors, regardless of any damages, Guests will be charged the full security deposit, and the reservation will be canceled without refund. Only the number of guests on the reservation allowed on the property are the ones listed on the booking/rental agreement...
4. Check-in is anytime after 4 PM. Ask about early-bird arrivals and late checkouts. When available. Extra fees may apply.
5. Parking in the driveway only. No more than 4 cars allowed. No parking on the grass. The city allows short-term rental parking in the driveway only. Any tickets or towing when parking in the street will be the responsibility of the owner of the vehicle.
6. Check-out time is 10 AM. Check-out information is located in the Guest Book and will be emailed. Unauthorized late checkout will be charged the full security deposit plus additional charges if it results in the cancellation of incoming guests. Please leave the house the way you found it. No need to make the beds on check-out day. Leave all the beds unmade (sheets/comforters/pillows). Please place all towels in the laundry basket on top of the dryer in the garage. Start the dishwasher with any last-minute dishes, etc. We will put them away.
7. NO candles burning or fire pit on the property as we don’t currently have safety regulations in place.
8. Owners/hosts bear NO responsibility for any accidents, injuries, or illnesses that you may sustain within or during your stay, NOR damaged personal belongings or vehicles.
9. Damage deposit required. Guests will compensate the host for any broken, damaged, missing, lost, or stolen items at the time of checkout. Any damages to the home from guests will be charged to the value of the items. The amount may exceed the deposit amount.
10. No Fireworks (it’s illegal in our City).
11. The trash bin is located in the garage.
For stays on trash days, please take the trash to the curb the night before after 7 PM. Trash pickup days are Wednesday and Saturday. They pick up around 7 am. Trash bags are provided, please bag all trash before placing it in the trash cans. When checking out, make sure all trash is bundled and placed in the garage. If you need a place to put smelly or extra trash, there is a large green trash bin in the backyard. Please keep the lid closed to keep the animals out of it.
12. Only toilet paper down the toilet. NO Kleenex, NO paper towels, NO Tampons, NO Wipes. Please dispose of it in the trash.
13. No commercial, advertising, or special events are permitted.
14. Our property is not set up for infants and is not childproof however, children are very welcome in our home with parents' direct supervision at all times. Please bring the necessary gear for your infants if needed.
15. Strict quiet hours from 10 PM - 9 AM. NO blasting of music at any time of the day. The City of Arlington has No Outside Congregation Restrictions between 10 pm and 9 am.
16. Surveillance on the property for security purposes only.

17. A 9% city tax is included in your nightly rate.
18. Must be at least 25 years old to book.
A photo ID may be required upon check-in.
19. Security Deposit - required by Airbnb up to $500.
20. The guest will be charged the full security deposit if any of the rules are broken, regardless of any damages. Guest may be asked to leave early if violating any of these rules. No refunds for violating the rules.
21. The host shall be contacted if there are any questions or concerns.
22. Please, NO glitter. Glitter is very hard to clean up and remove. If Glitter is found, an extra cleaning fee of $50 will be charged.
23. Travel Insurance is highly recommended. The host is not responsible for Airline delays, Traffic, weather, or any other delays. No refunds for these or anything else for a delay in your trip.
24. A photo is required on the STR site (Airbnb, VRBO, etc.)
ADDITIONAL FEES: We have put so much work into making your stay perfect, and we value the time between guests to prepare for future guests. Just so you know, there are minimal fees for guaranteed early check-ins or late check-outs to cover the expenses of reworking the schedule or adding cleaner to the schedule to accommodate your request.
