Completely Renovated, Private Pool, Hot Tub, Game Room and Outside Activities

This home is on a quiet country street in West Dripping Springs, which is the gateway to wine country, distilleries, and on the way to the lake communities! Total Bedrooms: 6-bedrooms. Total Bathrooms: 4.5 bathrooms. Total Sleeping capacity: 18 guests. 3,665 Square Feet. Total property size 2.01 private acres.

LUXURY EXTERIOR FIXTURES: Include a pool and large sky deck with six lounge chairs, a 6-seat high-boy table with gas fire ring, 2 large shade umbrella's and two space heaters. The second-tier deck has a new 7-seat hot tub. The third-tier deck has a 6-seat outdoor dining table. The fourth-tier deck has an 8-seat picnic table. The fifth-tier deck has two cozy rocking chairs, a 2-seat swing, and a gas fire pit. The pool can be heated upon request prior to arrival up to a temperature of 82 degrees for a fee of $235 per day. Due to unpredictable outdoor temperatures and conditions mainly during fall and winter months, the pool cannot be heated October 15-March 15. BRAND NEW GOLF HOLE!!! Just added to the property is a premium golf hole that features a 40-yard and 70-yard tee box and 3 holes on the green to choose. This is a very fun artificial turf golf hole that allows you to select two tee boxes and shooting to three golf holes. Plus, there's room on the green/fringe for bocce ball and corn hole too. It's a great multi-sport feature that was just added!

MAIN HOUSE FEATURES AND LAYOUT:
The ground floor has two bedroom and 2.5 bathrooms, plus a cozy living room, dining area, kitchen, game/workout/sunroom (known as the Funk House), and a cute front patio too. The master suite has a king bed plus office area with full size futon, 55” HD Smart TV with Premium Channel Direct TV and full bathroom with Roman tub, shower, and dual vanities. The second bedroom on this level has a king bed and 55” HD Smart TV with Premium Channel Direct TV. There has a cozy living room with section couch, 75” HD Smart TV with Premium Channel Direct TV and Sonos surround sound, 8-seating dining table, bar seating, and a great country kitchen. The second full bathroom on this level has a great tile shower and there's an additional half bath as well. The “Funk House” has a terrific area that has 270-degree views and windows overlooking the vast nature with lots of Live Oak trees in the back yard, seasonal creek and deer trails. In this room you have a bank shuffleboard table, a Concept 2 rowing machine, highboy table seating, yoga matts, free weights, rollers, 65” HD Smart TV with Premium Channel Direct TV, Sonos speaker, and large washer/dryer. Because it's so unique, we decided to call it the “Funk House” and know you will love it! There's a front porch with rocking chairs and a 2-seat swing too.

The upper floor has three more bedrooms and one three-quarter bathroom with an Euro tub with sprayer. The first bedroom has a king bed with 55” HD Smart TV with Premium Channel Direct TV. The second upper bedroom has two queen beds and 55” HD Smart TV with Premium Channel Direct TV. The third upstairs bedroom, known as the doll house, has 2 twin beds, a convertible bean bag that can become a full-size bed, and a 55” HD Smart TV with Premium Channel Direct TV. There's one three-quarter bathroom with Euro tub and sprayer on the upper floor but also 2.5 more on the main level so plenty of bathrooms for everyone.


ATTACHED STUDIO APARTMENT SUITE FEATURES AND LAYOUT:
The attached studio apartment suite is located directly above the garage and approximate 600 square feet. In this renovated studio suite, you have two queen beds, a 65” HD Smart TV with Premium Channel Direct TV, a sectional couch, full kitchen, and comfortable bathroom with stand-up shower. This suite is accessible via a breezeway from the main house and up the stairs in the garage to the apartment suite, making it a cozy second living area or mother-in-law suite for additional family. It has a new HVAC system too so very comfortable for guests.


ADDITIONAL FEATURES: The property is very private with 2.01 acres and lots of natural Live Oak and Mesquite trees, slowing towards a seasonal creek. The land is native to a family of 12 deer that roam the property often and encouraged to eat from our nearby deer feeder (see pictures of the deer family). In the garage, we have a one-on-one ping pong table, corn hole bean bag toss, ring toss, and bocce ball set. So much to do on the property with 5-levels of decks in the back yard, heated pool, hot tub, and surrounded by so much beautiful wooded open space. It's the perfect country hill country getaway but also close to all the wineries, distilleries, microbreweries, and lake communities.

***We can not heat the pool from October through March due to unpredictable outdoor temperatures

LOCATION IN DRIPPING SPRINGS HILL COUNTRY:
West Dripping Springs, the gateway to Hill Country and off Highway 290 which is the main road leading to all the wineries. 45 minutes door to door from Downtown Austin and less than one hour to Fredericksburg. 55 minutes from San Antonio. 2 hours from Houston. 4 hours from Dallas. 47 minutes to Austin Airport (airport code AUS). 45 minutes to many of the nearby Lakes. 25 minutes to Hamilton Pool. Within one hour to so many wineries, microbreweries, and lakes. About 10 minutes to the center of Downtown Dripping Springs.

challenging property for seniors
Overall we enjoyed the property. But the abundance of stairsteps & a lack of hand rails is dangerous for older folks. There's also no hand rail for getting in/out of the pool. The master bedroom door is misaligned & sticks. The master shower floor is slippery. We had to stand on a towel. The handle on the shower was broke. I did a temporary fix so we could use the shower. The euro bath and hand held shower head was inadequate for the upper level where we had 6 adults. The doll house is very warm and the fan that was furnished for this room is very loud. We all felt bad for the couple who used this room. The main floor bathroom is precariously located between the dining room & the breezeway. So you go through this bathroom to access the pool & garage areas and also the studio apartment. So if this bathroom was being used you had to walk to another side of the house to enter. The door from this bathroom to the breezeway wouldn't latch the wind would blow itThe golf green had not been blown clean and there's no broom on the site that we could have used to sweep the green. The golf tees were ok but there is no path to them. We had to walk through 12 - 18 inch tall weeds. There should be a maintained path to these tees. There were not enough hand towels for our group of 13 plus there's a lack of towel hang ups ( towel holders/wall hooks etc) The gas cooktop in the kitchen doesn't work correctly & may be unsafe. One burner doesn't come on & another will only provide a small flame.

Overall stay at the house was incredible, house was beautiful and had plenty of supplies for us to use. Tons of room to fit 10+ people. Great little chipping rage in the back which we all loved. Only downfall was the grill did not work in the yard, the burner line was clogged.

What we loved 3 King size beds Golf /Putting green Sand pit Ping pong (we left a new package of ping pong balls because we might have lost a few during our stay) Pool Hot tub Shuffleboard Sunroom Outdoor Grill Kitchen well equipped with all that we needed as far as dishes, pans, pots, appliances, utensils, 2 ovens, air fryer, toaster, coffee pot that made either full pot or single cup. The porch swing and separate outdoor sitting areas were awesome. The trees on the property are beautiful. Pool not filtering - water was murky & cloudy The pool cleaning person was there when we arrived. She said she just shocked the pool so it should clear up but we didn’t find that it did. The float thing that holds the chlorine tables came apart and it was very old and cracked. We gathered the tablets and put it back together. The sides of the pool had chlorine build up too. In comparison of how nice everything in the house is, the pool was a bit disappointing. Septic smelled - in between the house and the garage so the smell made it to the pool area and the porch swing area too. Lights in kitchen would not turn off. It would randomly increase lighting. When we were leaving and turning off all switches, it went off so this could have been our misunderstanding of the switches. We loved all the labels so this was baffling to us. We fully enjoyed all the extra details the owners have included and we would definitely stay here again.

Perfect Micro Reunion Location
Once a year our big, extended family that is spread out across Texas, likes to convene somewhere and focus on time together; this was the perfect venue. Tons of beautiful space to enjoy for all three generations. Clean and comfortable, would book again in a heartbeat.

Awesome Property!
I stayed here with a group of 12 girls for a weekend getaway and we had the BEST experience! The house, pool, detached apartment and entire property are stunning and very well built/maintained. Everything is brand new, clean and well thought out- linens, beds, couches etc. were great quality and extremely comfortable, the kitchen had everything we needed for our 3 day stay, and there was plenty of lounging space outdoors and in the living room big groups. The location is private and we had no issues with noise or neighbors. The management company was extremely responsive and helpful by text or phone. They made sure the pool and hot tub were set up for us and that we had everything we needed upon check-in. They even came over within 20 mins to personally set up the Bluetooth speakers after I texted to ask a question about connecting via WiFi. I can’t say enough good things about this listing- it was perfect for my group!

Glide Right into a Home Away from Home
Our family travel group combined two households with 3 adults and two teens. This home is super comfortable. It's beautiful, cozy, and quiet inside and out. There are well-appointed rooms with all the amenities. The bedrooms all had high-quality TVs; the beds were comfortable with nice bedding; and the bathrooms had plenty of towels along with shampoo, conditioner, body wash (so you don't need to pack your own). The upstairs bathroom does not have a stand-up shower, so that was a little inconvenient; it did have a tub with a shower wand, but no one wanted to use it. They just came downstairs for showers. The kitchen is well-stocked with all the essentials for cooking meals, and there are plenty of condiments in the fridge. The coffee maker can do both ground coffee and Keurig cups. One odd thing was that the water had a strange odor (possibly normal for the region, don't know), but there was a reverse osmosis tap for drinking and making coffee, etc., so it wasn't a big deal. The private guest studio is separate from the house across a breezeway between the house and garage. Its entrance is accessed from inside the garage, up some stairs to a door with a keypad and pin number. Last, communication with the property management team was easy, and they were very responsive to any questions we had about the area. We would definitely stay here again.

Exceeded our expectations!
I’m always a little leery about renting a new VRBO property that was just listed but this one really exceeded our expectations! Completely renovated and a beautiful home in a quiet neighborhood close to all the things we wanted to do. Our family had plenty of room and the back yard was amazing. Great pool, hot tub and massive deck so we could all hang out in a peaceful country setting. The kitchen was very well stocked and the friendly deer were a nice touch and completely unexpected. Very comfortable beds and really had a great time. None of us felt like leaving and really enjoyed the wonderful setting and amenities. I would defiantly rent again and the house manager was very hands on and felt like we were at a world class hotel. Thanks again! You will see us again soon!!
