This comfortable and luxurious 4BR/3BA property is located in a gated and amenity-rich community - 3 lakes (w/ a sand beach), 2 swimming pools (seasonally-available), tennis courts, basketball courts, soccer and baseball fields, volleyball courts, indoor games room (foosball, air hockey, pool table, etc), and a small but awesome convenience store named Archie’s Corner located right inside the community! This home is located in Penn Estates, which is as central of a location in the Poconos as you could possibly find! During the summer months, you will have lake and pool access, located right inside Penn Estates, just minutes from the home!

This is a gated community. Community rules require that guests sign "short-term leases" with the community for the duration of their stay. These will be provided to guests following booking and at least 4 days prior to the arrival. To complete this paperwork, each guest must provide a copy of your drivers license and vehicle information.

Guests will be given a gate pass for the duration of their stay.

All guest must be over 25, except for children who stay with their parents.

Guests will have full access to all of the property with the exception of 2 locked storage/linen closets.

Base price is set for 6 guests. There is an extra charge of $25 per guest per night for extra guests after 6 guests up to 10 guests total – including small children.

Speed limit in the community is strict and enforced by security (25mph) - this is for the safety of children, pets and everyone.

Quiet hours after 11pm

No fireworks within the community

No more than 6 people in the hot tub at one time.

No glitter allowed (inside or outside)

If using the outside water hose, please shut off immediately

No candles inside of property

Use of kayaks or canoe requires life vests - and boats must be locked back up after use

Last minute bookings (within 3 days) will be charged an extra $45 to cover the community booking fee.

Please stay within property lines and do not trespass on neighbor properties - the yard has a clear boundaries with plants, stones, and logs outlining the property boundary

There are 2 outside security cameras. 1) Front entrance, 2) Front deck.
