Ideal location . Rooms very small have to climb over the beds to get in and out of them . Would not recommend to older customers. Fortunately we booked a room with a window. Without a window the rooms are just pods . The hotel does the job if you are out all day and just need a bed and shower .

The hotel is very centrally located on Princes St and if you are lucky enough to book a room with a street view you get a fantastic view of the castle. We booked a window room and were lucky enough to get a five window room overlooking Princes St and a magnificient view of the castle. The room was very basic and very small, we could not move around without one of us sitting on the bed (there were 2 of us), however it was clean and had towels and shower gel. There are no kettles but there is a tea and coffee machine in reception which costs £1 for a cup. The staff were fantastic, really sorry that we didnt get her name but the Polish receptionist was a dream and so helpful. In summary, you need to realise this is a hotel with very very small rooms but in a brilliant position on Princes St. If you intend to spend a lot of downtime in your room this is not for you, but if you are coming to see Edinburgh and need somewhere just to lay your head in a great location this is for you.

No room for medical equipment
Your small hotels don't seem to cater for those who use medical equipment during the night. There is not enough space next to the bed to place the equipment.

The hotel was could do with being refreshed, parts of the handrail on the stairs were missing, and the rooms would benefit from double glazing as you are next to a busy main road and shopping area and can hear traffic both day and night. The room itself was tiny with only a bed and a pod which housed the toilet and shower facilities anyone mobility issues could struggle to be comfortable.

I cannot recommend this property to anyone except a single traveller with a backpack. the pros are that it's a very good price and a very good location and it's clean and well maintained, and has a comfortable bed. the problem is that it is incredibly small. You open the door to a five and a half foot by three foot floor. Thats it. You have a bed enclosed on three and a half sides right against the walls with just a small 3-foot opening to climb on the bed. There's no window no dresser no hanger no coffee pot or place to put your baggage. Under the bed frame there is a cubby hole for a backpack. the bathroom is smaller than a cruise ship. on the pot your left foot is in the shower and your right knee hits the door. Plus its two flights of stairs to clumb to reception. If you have kids or luggage you should avoid it.

Terrific staff, very kind. The room felt clean and fresh. It is very small rooms so if you have a lot of luggage it's not the place for you maybe. It's located very close to transport and to Edinburgh Castle and different shops on a very busy road. Fully recommend! :)

Great location. I knew it to be small when I booked but was overpriced for what it was. Absolutely nowhere to stick bags apart from in doorway to exit or into bathroom. Bathroom wasn’t clean and room had a horrible smell to it. Budget hotel with higher end price.

Small and compact room.
Stayed here as we went to the Tattoo show and it was a good location on Princes Street. Had a sign above the door so easy to tell where it was. However the room I stayed in for a couple was very small. Double bed pushed against the wall on three sides. A small square to move around outside the bathroom door and main door, for two people was not big enough. The bathroom was compact but clean. Throughout the night felt very closed in, so not a good night sleep. The price was ok, especially as both the Military and The fringe was taking place. Receptionist was friendly and welcoming.

Great location easy to walk around the city. We had the room with a view of the castle which was amazing. The room is small but definitely fit for purpose. The staff are really helpful abd friendly. Would highly recommend.

Negatives: Our room was extremely small, much more than I thought possible. I knew we weren’t going to get space for the price, but it was smaller than a cruise’s room. We could only open one suitcase at the time. Positives: The room was clean, and the bed was comfortable. The shower had a nice pressure, which we found comforting after walking all day. The location is superb. You have a view of the back of Edinburgh Castle when you walk out. The receptionist, Kate was extremely pleasant, polite and professional. This was also highly appreciated. She was kind to us when we checked out a bit late (we thought check out was at 11 instead of 10) and helped us with a broken suitcase. She wouldn’t accept a tip. Instead she insisted we buy something nice for ourselves instead or give it to charity.

The place was absolutely terrible. Tiny bathroom and room. We barely had enough space to move around. Taking a shower was difficult due to the size of the shower. Windows did not open, leaving the room very hot and stuffy. The staff was also very rude and not helpful with any questions we had for our stay
