Location was nice. For a self-check in/check out set up this property has, the one in charge was not very accessible. The room had no bath. The WiFi was non-existent and was not rectified where the WiFi for me was one of my main requirements. No apology for this from person in charge. Room was good size but it was noisy from above (like a motor). Bed was decent but probably had bugs as i woke up with a few bite marks. Water was excellent but toilet flush was tricky to work.

Just across Haymarket station

Pros: The kitchenette in every room
Cons: daily cleaning of rooms. Right now it is upon request
Location: convenient location across haymarket station and tram stop.
It is a nice B&B with a twist. we love our little kitchenette in a covered. And the continental breakfast is still very generous. It is still your usual hot breakfast just without the fried eggs, bacon and sausage.

Pros: location at Haymarket with good connections, fresh berries at breakfast
Cons: new studio couch, more spacious toilet, price and service did not match
we stayed one week and had a studio on the second floor, the room itself was nice oldfashioned but much smaller than we expected, the studio couch could not be used (dirty, partly broken), in the toilet you could not turn around, it was so small, shower cubicle was okay the location at Haymarket is excellent with good connections to the airport, other cities in Scotland and the city this is not a luxury accommodation as advertised at the home page of my Edinburgh Life! It is okay to stay here, if the price matches, in our case it did not
