What a charming inn! My family loved it. There was a hot chocolate bar and a morning coffee bar. We didn’t have great weather but still a a good stay. Quick walk to the ocean.

The property was beautiful! Rooms were nice! Short walking distance to the beach and everything from shopping, dining and sightseeing were all so close to the "Beach Breeze Inn!"

Very friendly, helpful staff. Rooms were clean. However, no sound insulation in walls between rooms. Difficult to sleep when you can hear peoples conversations all night in the room next-door.

Loved this property and my stay. Fantastic location, quick easy walk to the beach as well as Main Street to many cute shops and good restaurants. Also walkable to marina (and ferry to Martha’s Vineyard). Bedding and room was great including large bathroom. The property is wonderful with a beautiful porch and front seating area, gorgeous flowers all over, great seating and tables by the pool with a firepit (and they had amazing smores kits!) and a fantastic pool with towels and chaises. The staff were all fantastic - very friendly, welcoming and helpful at all times. They also had a special surprise for me for my birthday which was so nice. Coffee bar in the morning was perfect. I would go back here over and over! And highly recommend this inn!

The historic hotel is located a short walk to the beach. It has a lovely front porch and a very nice pool and patio. The hotel is located a short drive from downtown Falmouth and all the restaurants and shops and about a 15 minute drive to Woods hole and the ferry to Martha’s Vineyard. I was very disappointed in the room. I booked a king Junior suite after looking at the pictures online that showed a nicely appointed room. the room did have an ocean view. Its decor was nothing like what I saw online. I expected luxurious and got average. The decor was blah. There was not one picture on the walls. The biggest problem was that the air conditioning worked intermittently. It was fine the first night and into the next day however, the second and third nights the AC was not working properly and the room reached 78° with fans running. The staffs response was to provide more fans. They said this was an older part of the building and it was going to be upgraded in the off season. I also showed the manager the online pictures of the room. Her response was the new owners were redecorating and hadn’t gotten around and changing the pictures online. I found all of this unacceptable and expressed my displeasure.In addition to the air conditioning issues, the bathroom sink did not drain well, there was very little space to hang a towel and the toilet seat kept coming loose. The manager gave us a $500 refund. The room averaged $900/might. Definitely not worth it.
