Lousy communication. Nothing until day of arrival. As I needed codes to access apartment they failed to communicate. Several emails back & forth with hotels.com as the intermediary to pass my info along was totally useless as it accomplished nothing. I was forced to call the local operator several times. They spoke broken English at best. Aggravated & Frustrated. The apartment is located on a very busy street with lots of vehicle, trolley noise.

The Luxury Guest House is a wonderful option for staying in Florence. Communication was excellent, whatever I asked was answered quickly and with full details. very close to the centre and very comfortable. highly recommended.

Clean property, located in a convenient area of town. Walking distance to central station. However we had a poor experience, because the heating was on during a warm day with no control panel or instructions to shut it off. The staff was unavailable and wasn’t responsive to assist us. We couldn’t open the windows because we were right next to a busy and dusty street. This ruined our stay.

Misleading advert
Very misleading advert : First of all,there is no on site parking, we were advised to park in the santa maria station car park which cost us €250 for 3 nights ! There was a small sauna in the basement however this was switched off and not staffed at any point that we were in the property. The floors were dirty , and ledges were dusty, with a strong smell of drains in the corridor and our bathroom . Despite this , the bed was probably the most comfortable we slept in on our trip around italy and we slept like logs! This place has so much potential, but it just feels a little neglected , and because of this I would not call this luxuary at all

Dear travelers, i booked a room at this guest house for 1 night ( luckily ) i get a room called : NATIVI it's on ground floor of building next to main entrance.. unlucky i couldn't SLEEP at all in the night because i received all the noise coming from tram bus car moto and when people come in/out shut the main door , it was horrible for my 1st night in Florence ... I REALLY DONT RECOMMEND TO STAY HERE ... It's too noisy with the price of 155 euro without breakfast .. i would recommend to find the hotel near by also same price with breakfast and full service ... Never again this guest house

Really clean newly renovated boutique style hotel with a nice touch with the olive oil themed toiletries. The owners are truly kindly and thoughtful people especially wife Gaila she knows the town. And their cleaning lady from DR also very kind. I will definitely be coming back - BD from NYC

Beautiful stay near Santa Maria Novella Station
The place is new and extremely convenient if you are planning to use Florence as a base to travel around Tuscany region using train/bus. Bed is comfortable and the owner was kind enough to leave us a bottle of red wine, snacks and mini bar all of which is complimentary. Housekeeping can be improved on. There are days where they did not top up the coffee,tea and sugar.

A lovely boutique hotel. Well worth a stay.
A lovely very small boutique hotel. The manager was delightfully helpful and accommodating. The rooms were well presented modern and clean. The whole hotel was very recently refurbished... work was still being done during our stay. The hotel is a five minute stroll to the main railway station and is very well situated. We were able to walk everywhere with out a problem. Even though it is so central there was little to no noise, so sleeping was a dream especially on the very comfortable new beds. We arrived in the first week they opened so there were a few teething issues, but none that warrant too much of a mention. I would definitely stay here again.

入住時門鎖壞掉（電子），當晚無法鎖門，管理員說要隔天等打掃人員來修（整晚沒鎖門），沒有wi-fi,告訴管理員，也是回應說他不知道為什麼不能連線，搞了2天，請管理員借隔壁房的密碼給我才有Wi-Fi,在國外，尤其義大利人超級沒耐心，服務態度也不佳，下次旅行不會再訂這種沒有櫃枱及服務人員的飯店
