Property Description
New construction in 2019. Retreats on Hudson – Coral with its own private HEATED pool is the quintessential beach home designed for rest and relaxation from the minute you step through the door. Its downtown Folly Beach location means you are in the center of everything but still an easy 3 block walk to the beach! This chic, coastal home features 3 bedrooms, 2.5 baths and upgraded interior finishes including granite counters in the kitchen and baths, hardwood flooring throughout, large center island in the kitchen with stainless steel appliances, and bright, neutral décor.

Enter into an inviting, open concept floor plan. The comfortably furnished living room kitchen, and dining room make up the entire first floor, including a SLEEPER SOFA, half bath and spacious laundry room, perfect for stowing beach bags, bathing suits and sandy shoes after a day at the beach. The kitchen island seats 4, plus nearby dining that seats 6 means family and friends will have plenty of room to spread out. Step out to a spacious, fully-covered porch overlooking the pool, that offers a great spot for outdoor dining, and a comfortable seating area that is a perfect place to sit and enjoy your morning coffee or tea.

Head upstairs to find the master suite with KING-sized bed and private bath, two guest bedrooms one with a king sized bed, and one with a queen sized bed that share a full bath in the hall. Retreats on Hudson – Coral includes free high-speed wifi and Smart TV. This elevated home features ample off-street parking below, a fenced yard, private pool and gas grill.

Vacationing with a larger group? Reserve Retreats on Hudson – Seagrass, the adjacent home next door. This identical property offers all the same amenities and sleeps 6.

NOTE: Retreats on Hudson - Coral is a FAMILY FRIENDLY house and parties are strictly prohibited. Every home in our portfolio is designed to host only vacation guests, and guests of Luxury Simplified Retreats are expected to abide by the rules and NOISE ORDINANCE enforced by the Town of Folly Beach. Those that violate the terms of occupancy, host events, and or parties will result in immediate loss of use. The City of Folly Beach has strict rules and regulations regarding such events and if in violation, guest will incur fine of $2,500. Retreats on Hudson - Coral is a NO SMOKING property. No exceptions.

Access
Each of our luxury vacation rentals is accessed by a keyless door code for ease of entry, and allows for a zero-interaction check-in/check-out process. A door code specific to each guests' stay will be provided by your Concierge on the date of your check-in. If you have any questions about directions or access to the property, your concierge will be ready and waiting to assist you by phone. In addition, for properties with gate or garage access, you will be given this access code on the day of your arrival as well.

Interaction
Upon arrival, after the established 4PM check-in time, you may enter and exit the rental at your leisure with these codes. Additionally, requests can be made for your Concierge to meet you at the property upon check-in. We are here to make the check-in process a seamless one!

Our concierge team is committed to delivering exceptional service, impeccable cleanliness and all the amenities of your everyday home. With each stay you'll enjoy high thread count linens, spa quality towels, hair dryer, ironing board, washer and dryer, standard coffee maker, kitchen cookware and utensils, shower toiletries and soaps, extra linens and towels, air conditioning, cable and wireless internet, and more. With our concierge services you can choose to have our team handle all the details of your trip. From stocking your refrigerator to reserving beach equipment, there isn't much our Concierge team can't help you with during your stay. And should you need any recommendations, it would be our pleasure to provide suggestions for restaurants, make reservations, organize activities, and answer any questions.

We offer the option to purchase trip insurance through Rental Guardian. We highly recommend adding trip insurance to your reservation, especially if you are traveling during hurricane season (June-November).

At the time of booking, we require a payment of 50% of your total rental amount. The remainder of your balance will be due 30 days prior to your check in date and will be automatically charged to the card we have on file. If you are booking within 30 days of your expected arrival date, the full payment is due at the time of booking.

We have temporarily adjusted our cancellation policy to allow for flexibility to help you make the right decisions regarding travel at this time. Please inquire with out team for additional details.

Folly Beach has a noise ordinance starting at 10PM that applies to private residences. Please be mindful of your neighbors. Noise complaints can result in fines.

Minimum rental age is 25.

When we arrived on Saturday, there was a strong sewer smell in the master bedroom and bathroom. We could not sleep in the room for two nights because the stench was so bad. We reached out at 7:30 am Sunday morning with a response that our concern would be forwarded to their operations team. We had to reach out again at 11:00 am with a response that they will follow up with us as soon as they hear back from their team. We had to reach out a third time at 2:40 pm only to be told that someone would be out on Monday to address the issue. At noon on Monday, a member from the cleaning crew came out to verify that the bathroom had been cleaned and that he would submit a report that there was a sewer smell. At 3:00 pm on Tuesday, we reached out again to be told that someone would call us at 10 am on Wednesday. We did not receive a call, so at 4:55 pm, we texted again, and received a call to let us know that someone would be out the next day. A maintenance crew member came out at 12:40 on Thursday to fix the wax ring on the base of the toilet. We found it comical that the last email and text we received said:"Our goal is to always deliver 5-star service, so if you believe you received anything less, please reach out to us directly by emailing and let us know if we fell short." I am not quite sure how much more we could have reached out during our vacation week. They certainly fell short for us. If we were the homeowners, we would change management companies.

Wonderful stay for family and friends
From the lovely house with a great layout, all the amenities in the fridge, pantry, and laundry, and the heated pool to the walkable to anything fun and so close to the beach, this was a 10 out of 10. My 8 year old and his friend had a vacation to remember and the grownups cannot wait to come back.

Don't delay...book this property before its gone!
What a perfect location, so close to all of downtown Folly Beach, the Pier and easy access out to get to downtown Charleston. This is an absolutely amazing property. The beds are so comfy, I usually struggle to sleep while away, not here, wow! The rooms are great size, the outdoor deck is so comfy and the pool rocks of course. The management team sent a list of things to do and we opted for a catered meal at this site, it was amazing, I would highly recommend doing this. My family loved it and my Grandson was very sad to leave, he "loves vacation!" Thank you for a great family vaca! Will def. be back.

Great weekend get away!
Perfect location to everything on the island. Some of the reviews mentioned that the bar across the street was loud at night but we did not have any issues with the noise! Love that the house is dog friendly! Washer and dryer is amazing and quick! Will definitely make sure to rent this place again!

New Year's Eve at Folly Beach
The place is great with everything you need for a nice stay. We thoroughly enjoyed the proximity to the restaurants/town and short walk to the beach. The outdoor space is also a huge plus! The management company was easy to reach when we had a slight issue, and remedied the situation to our satisfaction. The address is a bit deceiving since the actual home is on Hudson Street and not Erie, but it was easy enough to find. The only downside for us was the music was fairly loud late into the night. Seeing as you are directly behind a few bars, this could be a problem for some folks. The music played each evening during our stay even on days that were not New Yr's Eve. This wasn't a deal breaker for us, but just be aware of it if you have little ones or go to bed on the earlier side.

The property was conveniently located downtown. It was a great place to stay. The pool was awesome. And the deck is absolutely worth getting. Had a blast walking downtown. We were close to the beach. I would definitely stay there again.

Enjoyable Stay
The location was ideal for walking to restaurants for takeout and enjoying our meals on the patio. Short walk to local grocery store and the beach. Family loved the patio and pool. The house was nice with plenty of parking. It can get loud on Friday and Saturday night during the summer but that's the fun of Folly Beach.

Great house and fairly new construction. Location is in the center of town which may not be for everyone? However we had to 15 year old boys with us and the proximity to everything (food mainly!) was perfect. They could wander and explore on their own. I know it sounds weird.... but the mattresses in the bedrooms were amazing! So comfortable and I need one now.

Beautiful property, very clean. The only reason I would not rent again is very very loud neighborhood. Bar right across street, garbage trucks every morning very loud, delivery trucks every morning and no privacy in backyard at pool.

Great Folly Beach Getaway
Place was perfect for our family of 4. Could have easily had 1 more family join us too. Back porch and pool are quaint. Inside the tall ceilings and modern decor made our place feel very spacious, comfortable and very clean. House is stocked with all essentials, comfy beds, soft towels, laundry detergent, etc. There was even a welcome note and gift. The little homey touches that made us feel very welcome. There is plenty of parking too. We rented a golf cart and left our car parked at the house all week. Highly suggest renting the golf cart to get around folly, it saves your car from getting sandy. If you don’t want a golf cart, then you are walking distance to everything downtown. Only downside, the place is right next to Lowlife, a Local Bar. You could hear music bumping and partying happening until 2-3am at times, especially from the master bedroom. Bring a noise machine if you need to get to bed early. Even with the noise at night, it was still a wonderful little get away for our family and we would stay here again! There are also 3 units (A, B, C (PS-we stayed in C and pretty sure it was the nicest of the 3) with adjoining backyards. If planned right, you could rent all three houses and easily hang out together and walk in and out of each other’s units. Would be ideal location for a larger group.

You will love it here.
Highly recommend this property! It is exactly as pictured! The inside was beautiful. The beds were extremely comfortable! The outside porch and private pool were probably our favorite areas. The fence is nicely made and kept our dogs contained safely. The property is centrally located to all downtown has to offer and the beach...we walked everywhere we went. Lowlife bar across the road has fantastic drinks and a fun atmosphere. Everywhere is dog friendly, which is a plus for us. We will definitely be back!

YES ......5 STARS !!! Beautiful home, great location great decor & PLENTY of parking !
We were 100% happy with this rental at Folly Beach ! The house is brand new, extremely clean, roomy & decorated beautifully beachy. It had everything we needed for our week at the beach. We rented a golf cart, but the walk to the beach is easy ! The golf cart will help if you have tons of kids and stuff... but not needed just to walk to the beach ! The house is a very easy walk to restaurants & shops ! The one across the street was great ! Good food, drinks, great staff. The house has a HUGE washer /dryer ! We 3 moms all loved it !!! You can wash literally everyone’s laundry in one load & still have room leftover ! We all want a set like this ! The back porch is roomy & great for lounging (& napping 😅) it overlooks the pool below which was very clean & fun for the kids after the beach ! One of our favorite things (besides the washer / dryer 😂) was an individual, very high tech, remote controlled A/C unit in every room (not just bedrooms) ! I believe this was the 1st trip where everyone was comfortable- temperature-wise ! Very nice !!! The parking was more than enough ! At one point we had visitors & had 6 cars parked there ! If you’ve been to Folly, you know parking can be hard around the restaurants & shops ! So that was wonderful ! The rental process was very easy. We never had an issue or a need to contact them ... but communication before & after our stay was simple ! We will definitely be going back to this home. Thank you to Luxury Simplified Retreats for the nice gift too !

Beach getaway
This property is perfectly located to the main strip in Folly Beach and is beautifully decorated. The kitchen has everything you need if you choose to cook, but why would you with so many restaurants around? Beds and linens were super soft The bedrooms had nightstands and outlets near them for those who use a CPAP. Bathrooms had huge showers. The pool isn’t large but is big enough for a family and has lots of privacy. Be prepared to awaken with the sun since there are only shears on the windows, but you’ll have places to go so it’s all good. Great cable for the rainy day. Isabel took exceptional care of us and we enjoyed our stay.
