-If you book the house, you must stay unless you have discussed this in past with us and you will be personally responsible for the house.
-This Property is in deed-restricted Homeowner association and most HOA don’t like short-term rental places (Air B and B /VRBO) therefore we don’t want to rent and get red-flagged by HOA therefore help me by following the instructions.

-NO Random invites without prior permission.
-NO Throwing party or Parties.
-NO Loud music inside or outside, please respect our neighbors and if we get a complaint from neighbors, we will have to cancel the reservation and ask you to leave.
-No hanging out outside the front door
-Don’t just leave the front door open, we have nosey neighbors who will call the police just to harass you and me.
-NO smoking inside the house or front of the house. We allow smoking in the back of the house area and at least 5 feet away from the door.
-NO Pets without prior permission.
-upon check out, please follow all checkout instructions list.
-If you have more people staying at the house than listed on the reservation, you will lose your deposit.
-Anything missing upon Inventory upon check out.
-Missing garage door remote.
-Late Checkout without prior approval.
-Don’t have anything shipped to the house without prior permission.
-We provide make-up wipes/removers, please do not use towels as the towels get stained and we cannot use them for the next guest.
-Make-up stains on pillowcases/bed sheets and comforters.
-Don’t use towels or wash clothes to clean or wipe down your shoes.
-This property has outdoor security cameras for your protection.

Nice inside..
Very adequate, clean, updated. We rented it for the location, it’s close to the ocean corporation school. It’s not in the best area of town. Wouldn’t recommend for a family with children.

Clean, comfortable stay
We had all that we needed for a comfortable stay. The unit itself had been recently remodeled & was clean & comfortable. It is an end unit townhouse located in a working class neighborhood. Some surrounding units & the complex in general were in questionable condition but it didn't affect the quality of our stay. There was a bit of a glitch accessing the unit due to a missing key in the lockbox, but it was quickly resolved when I messaged the owner through the VRBO app. Although there were some minor issues with door latch functionality & a couple of burnt out lightbulbs, all in all a pleasant stay.

Very disappointing accommodation experience
Although the unit was nicely renovated, it was disappointingly dirty on arrival. All kitchen utensils, dish wear, cupboards & fridge as well as other areas had not been properly cleaned. We contacted the owner & a proper cleaning was completed. We checked two smoke detectors & found one battery was dead & in the other, the battery was inserted incorrectly. The owner did not correct these during our stay. The owner committed in writing to provide a 10% discount however, despite numerous requests, the refund has still not been paid. We are addressing this with HomeAway management. We would not stay in this accommodation again.

Well appointed and clean!
We enjoyed our stay at this updated and well-appointed townhouse. The beds were very comfortable and the complex was quiet and restful. The owner and manager of the property were very easy to work with. The property was in the Alief region of Houston, very near retail shops and many excellent Vietnamese restaurants - near the intersection of Cook and Bellaire. We would recommend this property to anyone needing a comfortable, quiet, and clean place to stay in that area of Houston!

Really just like home!
Love the place and location. Quiet and clean. Very accessible to very nice malls like the Galleria and First Colony Mall in Sugarland, close to medical center and museums. Lots of grocery stores at walking distance. This unit have basic breakfast needs like keurig coffee maker, sugar, creamer and instant coffee. I would rent it again!

Neat as a pin. Everything new and nice.
The townhome was immaculate and had everything we needed to be comfortable. The neighborhood is pretty bare-bones but everyone was friendly. If I had to suggest any additions, I’d say add a full-length mirror somewhere, a wine opener, and a pair of scissors. Other than that, we had everything we needed.
