Gorgeous 2/2 WATERFRONT Condo on the Gulf, sleeps 5, beach
This gorgeous 2 bedroom, 2 bath WATERFRONT 8th floor condo is located at the beautiful, gated community of Gulf Island Beach and Tennis Club and sits directly on the Gulf of Mexico. Enjoy your morning coffee or evening cocktail on the private balcony. Gulf Island has a small private beach area, nature walk, game room, tennis courts, a newly renovated gym/social room and a lovely salt water heated swimming pool that overlooks the Gulf!
Your unit has a fully equipped kitchen, a "high and grand" king size bed in the master bedroom and bunk beds in the guest room. Coin operated washer and dryers are located on this floor right in front of the elevators. This unit has a Keurig style coffee maker.
Gulf Island Beach and Tennis Club is close to the new Sunwest Park - with a spring fed lake with a beach like atmosphere. Enjoy a night out a few minutes away at Sam's for great food, adult beverages and live entertainment. You will need a car; however, you will be located close to many and varied restaurants and shopping.
Other activities and attractions in Hudson: Swimming, golfing, beaches, theme parks (Busch Gardens, Adventure Island, are approximately 45 minutes' drive), Disney World and Universal Studios (within an approximately 1.5-hour drive), Cypress Gardens, Buccaneer Bay, and much more! boating, fishing, dolphin-watching, shelling, cruises, gambling boats, restaurants, shopping, and movie theaters. Tour Downtown New Port Richey. Tour the famous Greek Sponge Docks. See famous mermaid shows in Weeki Wachi, the Florida Aquarium, museums, or visit the Tampa Bay Buccaneers, Tampa Bay Lightning, or Tampa Bay Rays.
Guests are responsible for any electric usage over $100 on monthly rentals.

You will be given the code to the lockbox prior to your arrival.
We will be available by email through the Messaging system. Our office is off site, and do not hover over guests, however we have vendors in place should issues arise.
Sorry, but as a guest, you cannot bring any of the following through the gate: Boats, boats or jet skis on trailers, kayaks, RVs, or Moving vans.
The Primary bedrooms King sized bed is on the high side; it may be a challenge for those with mobility issues.
IMPORTANT: IF YOU BOOK THIS UNIT, YET ARE HAVING ANOTHER PARTY MAKE PAYMENT, YOU WILL NEED TO ADD THE EMAIL ADDRESS OF THE PAYER ONTO THE BOOKING, AND THE PAYER WILL NEED TO E-SIGN OUR RENTAL AGREEMENT. ONLY THE PERSON WHO PAYS IS AUTHORIZED TO E-SIGN THE RENTAL AGREEMENT.

TRAVEL INSURANCE IS RECOMMENDED, AS THERE IS A STRICT NO REFUND POLICY!!! IF YOU NEED TO CANCEL, YOU WILL NOT BE REFUNDED. THE NO REFUND POLICY INCLUDES NO REFUNDS DUE TO HEALTH CONDITIONS OF ANY KIND, WEATHER CONDITIONS OF ANY KIND, WATER CONDITIONS OF ANY KIND INCLUDING COLD WATER OR RED TIDE, OR TRANSPORTATION OR ROAD CONDITIONS OF ANY KIND INCLUDING FLIGHT CANCELLATIONS. A CHANGE IN YOUR BOOKING DATE MAY NOT BE POSSIBLE OR ALLOWED, HOWEVER, SHOULD A DATE CHANGE BE ALLOWED BY THE OWNER, BOOKING DATE CHANGES WILL BE SUBJUECT TO A $50 CHARGE FOR EACH DATE CHANGE. Should a booking date change be allowed, the difference in rates, if lower, will not be refunded, and if higher, will be charged. AGAIN, due to the no refund policy, travel insurance is highly recommended, especially if your stay will fall around Florida's Hurricane season, which falls annually around June 1 through Nov. 30. Check in is any time after 4PM. We cannot guarantee pools will be warm during cold weather months and will not give discounts or refunds should a guest experience cold pool water temperatures.
Please understand what can come with the potential aftermath of a Hurricane. There may be closures of the following, that could possibly last weeks, if not longer: restaurants/shops, roads, certain amenities offered, beaches, Wi-Fi/cable, pools, elevators, etc. Our owners will stand behind their no refund cancellation policy for any of these inconveniences, and will not be making anyone the exception. Again, this is why we HIGHLY recommend purchasing good travel insurance. There should be a few policies offered towards the end of your booking process. One of which should allow you to cancel for any reason (CFAR). However, it is important for you, to do your proper research in confirming what exclusions, if any, exist for that particular policy. If none are offered to you, you can always contact another 3rd party travel insurance company. Date changes, rain checks, or compensation will also not be options under these circumstances! Hurricane season, again, falls between June 1st and November 30th.
EARLY CHECK-IN:
Because we have a high amount of same day turn overs, we kindly ask that you PLEASE refrain from asking for an early check in. Check-in is at 4PM Eastern or any time thereafter. Should the unit be available for early check-in, it will be offered to you on the morning of your arrival for a $50 early check-in fee. Thank you for understanding!
We require the payer of the booking to sign our rental agreement, which insures the guest instructions will auto-send at 3PM on the day of arrival.
