Summary:
Welcome to your home away from home! With a public boat ramp nearby and pool in the back yard, this is an amazing place to get away for a while. Large kitchen with plenty of counter space, three bedrooms, 2 bathrooms, a big backyard that boasts a beautiful pool! Perfect for our Florida weather.

The Space:
As you walk in, you the first thing you'll notice is the dining room to your left, living room to your right, and kitchen right in front of you. The kitchen opens up to a small screened patio that's perfect for coffee in the morning and leads directly down to the covered porch and pool! the big backyard will be great for grilling and all kinds of summer fun.

Bedrooms are off to the right side of the house. Two twin beds, a queen, and a king in their respective rooms give you a sense of privacy after a long day on the water.

Guest Access:
You have the entire space! The owner's van may be parked in the garage when you arrive but feel free to go do laundry inside!

The Neighborhood:
Arlington used to be a sprawling center of Jacksonville, even though it's seen better days, the people here still have that pride and it shows in the homes they keep. Blue Cypress park is right down the road with a small golf course with a driving range, tennis courts, turf football field, and nature trails along the river. Jacksonville University is also right up the road, visit us to catch a baseball or lacrosse game and root for the home team!

Getting Around:
Like most of Jacksonville, the best way to get around is having your own vehicle. Ride sharing is also very popular here. Don't be afraid to venture out into town, there are some real hidden gems in Arlington as far as food goes. Reach out to our local team for the best spots!

PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

We charge a pet fee of $40/night/pet you bring. This reduces to $200/week per pet and $400/month per pet for longer-term guests.

This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $400 or the cost of an additional night’s stay, whichever is more

The pool, yard, and house are all there for you to enjoy, but please take care of our home as if it was yours!

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

There is a propane grill. We do not supply propane, but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill, please clean it in order to avoid additional cleaning fees.

Found needles in a drawer, mold on windows.
The management company did address various concerns in a timely manor. When we arrived one of the sinks didn't work. Not sure how it was not noticed during cleaning. The management company promptly had a repairman over to fix it. The kitchen it is under equipped. There was not even a baking sheet for the oven. I cooked my salmon in a bunt cake pan. The outdoor shower in the back yard does not work. To be honest, we did not spend a lot of time at the unit for the first 2 days of our 4 day visit. On the morning of day 3, we found needles in one of the drawers. Clean, dirty, I have no idea. Clearly the place had not been cleaned properly. When discussing this issue and concerns of safety for my young children, the property managers comments were "I cannot be responsible for the kids staying in my units, that is the parents responsibility." Correct, however as a parent, I should not have to check a unit for needles and other out of the ordinary hazards that should not be found in a vacation rental. After this discovery we began looking around more closely. Found mold covered windows, broken glass, leftover hair elastics in the shower. Shower missing half a door. We no longer felt comfortable in the unit. We decided to not stay the next two nights. Management offered cleaning but our trust in them had been lost given the quality of work they had done and we did not want to babysit them while cleaning nor rust them alone in the unit. We moved to another vacation rental.

Backyard oasis
This location is great for anyone who plans to lounge by the pool all day. We brought our two young kids and two dogs, and really appreciated the quiet and private back yard, which is fully fenced in, and the heated inground pool. The driveway was long, and the street was very quiet. The inside of the house is sparsely furnished and is open and echoey, but has a spacious kitchen and bathroom. We used the laundry in the garage throughout our stay, which was very helpful.
