This home is only a few steps away from adorable San Marco Square - teeming with restaurants, bars, and boutiques!

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.

We charge a pet fee of $50/night per pet that you bring with you. This reduces to $250/week per pet and $500/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

***If you neglect to inform us ahead of time that you are bringing a pet with you then I reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation. We rarely make an exception to policy but may elect to do so at our sole discretion.

Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.

All guests have access to the common areas of the property (front porch, laundry room, backyard).
If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out.
If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost.

The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $100/hr or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.

***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We assess a $500 cleaning fee in addition to the regular cleaning fee***

There is a propane grill on the back deck with grill utensils and grill cleaner in the kitchen. We do not supply propane but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill please clean it with the supplied grill cleaner/steel brush in order to avoid additional cleaning fees.

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.

Contemporary Home in Historic Neighborhood
My wife, daughter and I thoroughly enjoyed our stay. The home is large with outstanding bedrooms, bathrooms, and kitchen. The neighborhood is quiet and yet very close to restaurants and coffee shops. The home is also centrally located making day trips to Amelia Island, Savannah, St. Augustine and Daytona easy. Eric was excellent to work with and responsive with check-in/check-out instructions and questions. We'd return in a heartbeat.

Quick Visit with Family
Just got together for a couple of days and wanted a home in downtown area. Nice home in a quiet neighborhood that was convenient to downtown and smaller neighborhoods. The house was very pleasant. Clean and cozy. Beds were comfortable. Plenty of room. Outside area with a grill was nice for a dinner at home.

Modern home in the heart of San Marco
We enjoyed our stay at the home in San Marco. The property is modern, clean and renovated. The house has new appliances and offers everything you will need for your stay. We encountered no issues during our stay and had prompt communication with the host. The home has a nice fenced in yard and grill. The back yard and driveway are shared with the neighbors but didn’t cause any problems. The home is within walking distance to the water, parks and restaurants. A wonderful stay.

A JAX Gem
A perfect historic home in San Marco. Love the area, close to so much in JAX. Walked to shops and restaurants. Sleeps 6 comfortably. Decorated up and beyond to the latest styles. We are building a new home and took pics to send our design team. We’ve already booked our next visit.

This home is a stunner!
This little gem is located in a quaint section of San Marco and although some of the homes next door could use some love this home was amazing! The pics are accurate but they don’t tell you the whole story! The dining table is gorgeous and seats at least 8 comfortably and the kitchen is simply gorgeous! Marble countertops and a beautiful Verona gas stove, large stainless farm sink, stainless refrigerator, all are new and spotless! Every room is beautifully appointed the beds are comfortable and all are equipped with a Smart TV and every kind of streaming service you could ask for. There is also a large TV in the lovely living room! The master bath is stunning with a huge shower and beautiful tile work and marble countertops! The master also has a fantastic closet which was a surprise since most historic homes lack closet space. The kitchen has all the pots and pans, glasses and dish ware you would ever need and a brand new Keurig coffee maker. The owners even left enough coffee pods for our 4 day stay! We had a bit of a problem with the furnace the first night we checked in and the property management team had a service provider there at 9 in the morning to fix it. We can’t predict when things happen but they were extremely responsive and took care of us as soon as possible. The only thing I would put on my “wish list” were room darkening drapes in the master. There are blinds and drapes but the sun rises on that side of the house so it pretty bright early in the morning! I would not hesitate to stay here again, lovely home, very comfortable, absolutely spotless and beautifully appointed with a great team to assist you!

Beautiful, Very Clean, Totally Remodeled Home!
My family of 6 just stayed in this home for the weekend. The pictures do not show how truly beautiful (and clean!) this home really is. From the outside, it is adorable and looks like a well-maintained bungalow. The entire yard- front and back- is fenced. You even have the ability to park your car inside the fence. The backyard has string lights and Adirondack chairs and a table and is very nice outdoor spot to relax. The inside of the home has been fully remodeled and has every modern convenience imaginable. The kitchen is fully stocked and so nice with a huge island and amazing appliances. All of the beds are very comfortable, and the decor is so pretty (clearly professionally decorated). Though we chose this home mainly because of its location (it is central to everything in Jacksonville, and it is in the cute San Marco area) it was the home itself that turned out to be our favorite part! The hosts respond quickly to all inquires, and the check- in and check-out processes are both very smooth. We would absolutely stay here again!
