HOME TRUTHS:
- A/C: Like most homes in Lake Tahoe, our home does not have air conditioning.
- DECK: The deck is usually snow covered in the winter months so outdoor furniture may not be accessible.
- UNCONTROLLABLE CIRCUMSTANCES: we are not responsible for uncontrollable circumstances inherent to Lake Tahoe such as poor air quality during wildfire season and snow during the winter months. We recommend 4WD, chains, or snow tires in the winter and if you would like to protect your trip for reasons not covered by the booking platform’s cancellation policies, we recommend the purchase of external trip insurance in the event your travel plans change or you need to cancel. Our cancellation policy will stand.
- MOUNTAIN LIVING: living in the mountains means there may be other circumstances we can’t control like weather causing wifi and power outages. We have a snow removal professional who clears snow from the stairs and walkways but there may be instances where snowfalls between the shoveling service. For this we provide a shovel and ice melt on the front porch. Please use ice melt sparingly - a little goes a long way!

One lesson we've learned about the great outdoors is the frequent requirement to wipe down the deck furniture. Despite our efforts to maintain the utmost cleanliness for your convenience, it seems that nature is working against us. You may need to wipe down the outdoor table, chairs, and any other outdoor seating. The dust and pollen accumulates within a matter of hours.
Please note that this rental does require purchasing short term vacation rental insurance for stays up to 29 nights (reservations longer than 29 nights will need to discuss insurance options with Tahoe Cohost Collective prior to booking). PLACER COUNTY RULES
Placer County requires we inform you of the rules and regulations relevant to the home's Short Term Rental Permit. We thank you in advance for abiding by the rules below (which are also included in the listing's photos and posted in the home).
* MAXIMUM OCCUPNACY: There shall be no gatherings, events, wedding or other group functions on the Premises with more people than the number of persons stated on the listing.
* PARKING: Parking on the street is prohibited at all times. All cars, boats and trailers must be parked in the home's designated parking spots.
* QUIET HOURS: Quiet hours are 9pm-8am, seven days a week. Noise carries easier and further in higher elevations and over water. Per the ordinance: No sound from home shall be audible from the parcel line during this time. Noise shall be minimized in order that it not be an unreasonable annoyance, disturbance or nuisance to neighbors.
* LIGHTS OUT: All exterior lights that are not needed for safety must be turned off between the hours of 10pm-7am, seven days a week. Per the ordinance: All exterior lights must be turned off that are not needed for safety or other outdoor use to the extent that such outdoor use is not an unreasonable nuisance to neighbors.
* RED FLAG WARNINGS: Due to extreme fire danger, bonfires, charcoal BBQs and wood-burning fire pits are strictly prohibited. On Red Flag Warning Days, when fire hazards are especially dangerous, typically due to dry conditions and high winders, additional restrictions are imposed by the North Tahoe Fire Protection District and prohibited. You cannot use outdoor gas grills or gas fire pits during Red Flag Warnings. All outdoor fires are prohibited, both gas and wood. It is your responsibility (the guest) to be informed of Red Flag Warnings. You will see signs on the front of all fire district stations, hear about it on the news, see it on social media and hear about it on the radio.
